This 6 Bedroom 6 Bath home was designed, and custom built as a luxury vacation rental. Your group will appreciate the 5000 plus square feet of living and 2000 feet of outdoor living space. This property has a Private Heated Pool and Hot Tub. This vacation home is perfect for very large groups and can sleep 18 people. Our focus with this property is that everyone is comfortable with Luxury accommodations, so no one feels they got the short end of the stick. The home is located 10 minutes from downtown Moab, 15 minutes to Arches National Park, 20 Minutes from Canyonlands National Park and close to many other State Parks. This home is the perfect location for your trip to Moab. This contemporary home is stock with everything you will need to make your stay with us a perfect 10. You will enjoy all the views Moab has to offer with large patios, fire pit for those amazing Moab nights with unmatched star gazing. Large yard for games and events.

*Note the pool is open as long as temperatures permit. We close the pool if temperatures drop below freezing at night. Hot Tub runs year-round and is separate from pool.

SUITE #1 - King Bed with ensuite bath, this suite offers large flat screen TV and large closet and luxurious spa like shower. Watch your favorite shows on a 43" Flat Screen Smart TV. The suite is very large and has an additional room attached with a twin over full bunk bed which makes it a perfect family suite.

SUITE #2 - King Bed with ensuite bath, this suite offers large flat screen TV and large closet and luxurious spa like shower. Watch your favorite shows on a 43" Flat Screen Smart TV.

SUITE #3 - King Bed with ensuite bath, this suite offers large flat screen TV, fireplace and private outdoor patio. Watch your favorite shows on a 43" Flat Screen Smart TV.

SUITE #4 - King Bed and a Queen bed with an ensuite bath, this suite offers large flat screen TV and large closet. Watch your favorite shows on a 43" Flat Screen Smart TV.

SUITE #5 - Queen Bed with EnSite bath, Watch your favorite shows on a 43-inch flat screen smart TV.

GUEST ROOM #6 - Queen Bed, 43-inch flat screen smart TV. The home has a full bathroom that guests and additional guests can use it's just not connected to this room.

Additional bedding - There are additional 4 Guest beds with memory foam which makes a super comfortable guest bed. These will be made up at guest request and can be placed in multiple rooms upon arrival.

KITCHEN: This spacious kitchen comes fully equipped with appliances including coffee maker, blender, toaster, gas stove, refrigerator with ice maker, microwave and dishwasher. Large dining table seats eight. Double doors lead out to a large back patio equipped with BBQ gas grill, ambient lighting and outdoor seating, gas fire pit and 8- person private hot tub.

LIVING ROOM: This large living space offers a plenty of room for your group with 2 full couches and 2 comfortable chairs and lots of table space. Enjoy your favorite show on a 75" Smart TV with entertainment system. Perfect for watching movies or the game.

POOL: The pool is heated year-round and temperature is kept between 82 degrees in the summer and 90 degrees in the winter.

GAME ROOM: Pool Table, Shuffleboard, Foosball table, Video Game Console and a 55" Flat Screen TV.

HOME THEATRE: Enjoy the 80-inch full surround sound home theater.

PADDLE BOARDS: You have access to 2 Paddle boards to use at Kens Lake 5 minutes from home or float the Colorado river 10 minutes from home. Soft straps are provide to strap onto your car and take to the lake or river.

PARKING: There is plenty of parking area for up to 10 Vehicles and places for trailers to park.

RV HOOK UPS: For the friend that has their own Trailer full 50-amp hook ups with sewer dump access.

OUTDOOR PATIOS: Wrap around patio maximizes the spectacular red rock and La Sal Mountain views. Grill your favorite meal on the BBQ and dine on the patio with a pergola cover and custom sunshade. We have a new 8-person spa purchased in 2021 for you to relax in after the long day of playing in the desert. Sit in the evening around the custom-built fire pit with room for everyone.

GUEST AMENITIES: We provide shampoo, conditioner, body wash, lotion, bath salts, hair dryers and makeup remover in all the bathrooms. There is a highchair and Pack- n- Play for the little ones.

COMFORT AND SAFETY: Heating and air conditioning along with Humidifiers are available in the home along with fire extinguishers and smoke detectors.

We had a large group of utv’s with adults and kids. The house was a perfect place for everyone to relax after a long day on the trails. We did have a hard time opening the front door. It would never unlock. 5 different adults tried and no one was ever able to get the code to work. Whitney was very communicative and we were able to enter via a side door. There is construction on the property which was not bothersome. Someone is living in a camper at the back of the property who did not bother us, but I do not remember seeing that information in the listing. Overall, we had everything we needed and wanted and would stay here again.

We had great fun here. The kids swam all day and at night we sat in the hot tub. The bbq was large and perfect for a lot of people. And the movie theatre downstairs was perfect. When the kids weren't in the pool they were watching movies and eating popcorn. We would definitely stay here again.

We had a family gathering for a birthday and this was a great house for it! Plenty of space for all and with the pool, game room and living areas everyone felt at home. Close enough to town to grab food and access to trails. Great communication with the host too! Thank you for a wonderful stay!

...and create new ones. This is a wonderful home to gather in. It's large enough for a big group to play together but also has ample space to provide moments of solitude. The house provided for everything our group needed and Whitney was a super friendly and helpful host. Tons of thought and care poured throughout this home and it was perfect for our trip. From the heated pool to star gazing in the fire pit this home was perfect. Literally could not have asked for a better place. Will certainly stay here and probably book directly with Exclusive Retreats Moab next time to save on the fees!

Great house, the largest we have stayed in so far in Moab. Beware the number of beds is a little stretched, as there were portable fold-up beds. We were 12 people total and 4 slept on I IKEA beds that are ottomans that turn into beds. The rest of the place was great!

A wonderful spot!

We had 11 in our group, ranging from 5 years old to 76 years old. The house worked for everyone. But for our group, the absolutely best thing was the above ground pool. After a morning of hiking, everyone could not wait to get in the pool. All of us got in and it was so much fun, lots of laughter and good conversations that all generations participated in. We would recommend this property to any family group.

Everything was great! Loved the stocked pantry with all the basics. Some of the mattresses have the worn sunken middle to them but we managed. Also the air conditioner could not keep the house cool but was manageable as well. Would rent it again.

Thank you for your hospitality. Inside clean, outside did need some clean-up. We missed the bar soap, and the bathroom floorings were not withstanding the stresses of showers. BUT, we did enjoy the many spaces of comfortable living.

House and amenities were very nice, perfect for our group - family, children and grandchildren. Had some minor issues that were addressed promptly. One major item was the AC. Main area was comfortable but all bedrooms were uncomfortable. Had to sleep with doors open and fans going. Still somewhat uncomfortable for our group.

Great Trip in Moab

Kenny is a great host of a great property. I kept hearing my family say, "This is a great house." and it was. We really enjoyed our stay. The rooms are comfortable. The open areas are great. There are many things to do right inside the home for everyone. The pool was fun even in February. The hot tub was better because it was February! Kenny was a great host and quickly answered a couple of small concerns like resetting the microwave. We had a great time and would highly recommend staying here.
