Leave the car parked & take a casual stroll to shops, cafes, the jetty, beach, playground, breakfast @ Cactus Cafe, tour pick ups & the ferry shuttle bus just around the corner. Beautiful walking trails which wind around the coast to enjoy, almost always seals & pelicans near the jetty & often dolphins in the bay.
You can look forward to a meticulously maintained property, with modern, neutral styling, an upmarket 'hotel-style' feel, super-comfortable beds with white, hotel-grade linens, beach towels, wifi, fully air conditioned (individually controlled units in each room), mains water & good quality Nespresso Coffee Machine. The 3 bedrooms have a King, Queen & Double Bed, plus sofa beds by arrangement for larger groups.
THE LIVING SPACES: Downstairs is a spacious lounge room with huge 75" Smart TV & 3 x super-comfy sofa beds which opens to a private courtyard, complete with Weber Family Q BBQ & outdoor dining table (seats 8), plus laundry facilities (washing machine, dryer, iron, airer). The mid-level kitchen & dining space has a 8 seat dining table, fully equipped kitchen, including Nespresso coffee machine & dishwasher, plus Smart TV & sofa. Open up the sliding doors onto you balcony & enjoy your coffee, local gin from KI Spirits, or wine from Dudley Wines, Islander Estate or Bay of Shoals - just complete it with a good book or long chats - you'll be spending a lot of time in this space! Even in winter, this level is so beautiful for admiring the ocean's beauty and gorgeous sunrises & it's quite a sheltered space.
GUEST NUMBERS: Base rate includes up to 4 x guests using 3 beds in standard configuration, with a fee for extra guests or non standard config (only booked, paying guests can stay or visit). 1 x infant <2 yrs stays free which counts towards maximum occupancy of 9 guests. About 4-6 guests is a very comfortable occupancy with the 3 beds (King, Queen, Double), however if you need to accommodate a larger group (max 9, or 10 by enquiry only), there's plenty of living space for everyone to spread out relax & but you'll need to arrange for use of the sofa beds in the big downstairs lounge room or upstairs master bedroom (or also book the other townhouse next door).
BEDROOMS: Bedroom 1: Very large bedroom privately located on the top level, with King Size Bed, ensuite bathroom, Smart TV, blockout curtains, a/c, opens onto a balcony with stunning views. This room is a real treat for the grown ups, you'll feel like you have your own hotel suite!
Bedroom 2: Queen Size bed (mid level) in a smaller apartment-sized bedroom, a/c, roller shutter & blockout blinds.
Bedroom 3: Double Bed (mid level) in a smaller apartment-sized bedroom, a/c, roller shutter & blockout blinds.
Bedrooms 2 and 3 share a bathroom on the mid-level
Sofa Beds: For use by prior arrangement only (addit fees may apply), 1 in Bedroom 1 & 3 x in Downstairs Lounge room, these are very comfortable 'Koala' brand sofa beds.
**Important: there are 3 x bedrooms, with 3 beds in total, please ensure that this configuration will be suitable for your group, sofa beds are not set up unless by prior arrangement, noting that a double bed isn't as large as a queen & the 2 minor bedrooms are small and not large enough to add extra beds or a cot**
LINENS: All professionally laundered linens are provided, including Beach Towels, bath towels, tea towels, bedding etc. Please bring cot bedding for your little one if required.
CONSUMABLES: Basic starter-consumables are provided for your convenience (toilet paper, paper towel, dishwasher tablets, soaps, food wraps, pepper+salt, cofffee+tec etc.).
YOUNGER CHILDREN: Children are very warmly welcomed & are very special guests indeed, but please keep in mind that this is a luxury, high quality property that's welcoming & beautiful for respectful families (you'll fee very spoilt!) but certainly not kid-proof & your precious children will need caring supervision for both their safety and to not damage furniture etc. You'll all love the convenience of the fenced park, playground and BBQ facilities just across the road (grab a coffee, kids are happy for hours = perfect holiday)! We can supply a porta-cot & highchair by arrangement. There are however balconies, breakable items, stairs (no stair gates) & normal household risks, so please consider suitability for your family.
ACCESS: These amazing views mean stairs (and a good excuse for an extra holiday indulgence!)...however there isn't a lift, so if you have any mobility issues navigating stairs, as much as we'd love to welcome you, this may not be a suitable option. But don't worry, we might be able to help you with alternative accommodation, please get in touch.
CHECK IN / OUT TIMES: Standard check in is from 3pm, check out by 10am. During the Festive Season (late Dec-late Jan), we will confirm available check in/out times, as we need to work in with housekeeping availability so that everything is perfectly presented for you (we don't cut corners just because it's peak season!).
WHEN TO VISIT: Everyone loves the peak Festive Season to enjoy KI's amazing beaches, do the Dolphin Swim tour & long lazy bbq's with friends in the warm evenings - and who wouldn't! But don't overlook visiting in the cooler months for great bushwalking weather & stunning photography opportunities, or simply time to enjoy beach walks, a bit of fishing, the wineries, take the kids to the playground and explore the little shops.
PARTY POLICY: This strictly isn't the place for wild, crazy parties, schoolies, buck's, hen's etc. You're very welcome to celebrate a special occasion in a quiet & sensible manner (it's absolutely gorgeous!), however functions require prior approval, only booked guests may attend the property (no extra free visitors sorry) & no disturbance to neighbours - thank you kindly :). There's a great group BBQ & undercover picnic area across the road at the playground / park for groups to get together & celebrate.
PETS: This is a pet-free property & no pets of any kind are permitted anywhere on the property at any time sorry.
PARKING 1 x car parking space in the driveway. Also roadside & back carpark parking (Kingscote tends to be incredibly safe). The garage is not available for parking; we use this for the Table Tennis Table setup and housekeeping storage.
CLEANING: We value presentation & care about your stay, so we hope you love how clean the property is presented for you! Standard cleaning is naturally included-you certainly don't have to clean the whole house when you leave (you're paying for a holiday)-however like most holiday rentals, the expectation is that it's respected and just needs to be left neat & tidy, certainly not filthy or 'trashed'. Spills to wiped up, BBQ left clean rubbish in bins, dishes washed or dishwasher left on & items put back where they were found on arrival. A big thank you! Importantly, you absolutely can't let your little ones 'run wild' and trash the place, as we don't allow time to rectify this type of stay. Fish MUST NOT be cleaned at the property, without exception, not even in the laundry, as it will block the drain and the smell is almost impossible to remove. Non-standard cleaning will incur an additional fee.
TRAVEL INSURANCE: Sometimes holidays don't go as planned, and something may arise which prevents travel or impacts your stay, such as illness, missed or cancelled transport/ferry or weather events. We're kind and friendly, but if you make the choice not to arrange travel insurance, you are carrying a risk, and please don't presume that we can simply refund in full for change of mind or unexpected circumstances, as we plan for your stay with so much care. As such, Travel Insurance is highly recommended as we don't automatically refund if you don't arrive for your holiday.
