Beautiful two story condominium right on the Guadalupe River with direct river access! One of the few fully furnished condos that has 4 bedrooms and 3 bathrooms in New Braunfels with all the comforts of home. There is enough room to sleep 10 adults comfortably. (1 king, 2 queens, and 4 twins, bunked) Access to two private balconies overlooking the river.

Beautiful two story condominium right on the Guadalupe River with direct river access! One of the few fully furnished condos that has 4 bedrooms and 3 bathrooms in New Braunfels with all the comforts of home. There is enough room to sleep 10 adults comfortably. (1 king, 2 queens, and 4 twins, bunked) Access to two private balconies overlooking the river.

Enjoy the open park like setting that is shaded by majestic pecan trees with pools, hot tubs, picnic tables and BBQ grills. The property has 2 pools (1 is heated) and 4 hot tubs for everyone's pleasure. Enjoy plenty of room to throw the football, play horseshoes, or have a family reunion. Great for families or large parties!

We are always available by call, text, or email. During your stay, we recommend to text for any questions or issues that may arise, as they will receive the fastest response after business hours! Our number will be provided following your booking. Please don't hesitate to reach out with any questions or concerns during your stay at our property!

*Monthly reservations during our popular winter months (January, February, and March) MUST be booked from the 1st to the 1st.

We stock the property with all basic kitchen utensils (dishes, glassware, flatware, pots, and pans). Our cleaning company provides a starter pack of toilet paper (2 rolls per restroom), paper towels (2 rolls in the kitchen), sponge (1), trash bags (3), dishwasher tablets (3), bar soap (1 per restroom), make-up wipes (2 per restroom), hand soap in the restrooms, and dish soap in the kitchen. We supply enough bath towels for the maximum occupancy of the unit, and half the guest count for hand towels and wash cloths. There is a washer and dryer in the unit for you to use at your convenience! We recommend for guests to bring any food, toiletries, and beach towels they may need during their stay!

The cleaning fee covers the cost for cleaning to come in, and flip the unit for the next arrival, especially during the summer when we have a four-hour turnover time. While the cost may seem high to some, this includes the starter pack of supplies in the unit, washing all of the linens and towels, and completely cleaning and sanitizing the unit for the next guests arrival. This is why we kindly ask you to remove all trash, run the dishwasher, and just put the linens and towels in a pile. If these items are not completed, it then causes the cleaning crew to spend extra time doing these tasks, which we have to charge the guest for. By the guests completing these tasks, and not leaving the unit excessively dirty, we are able to get cleaning in and out during the four hour turnover, and this is also how we are able to accommodate early check-ins! While this may not always be the case (sometimes we may have 20-40 turnovers in one day), we strive to accommodate guests and their schedules within reason, to allow you to have an enjoyable stay!

With any excessively dirty unit (excessive pet hair, vomit, stained sheets, stained towels, confetti/glitter, etc), we will have to charge the guest the additional cleaning. This happens very rarely, we just ask you be respectful of the property, as if it were your own home :).

-Must sign Rental Agreement prior to receiving check-in details- please let us know if you'd like a copy before booking (we can't attach)
-If booked on the same day or weekend, please call After-Hours # provided, as we can access our phone quicker than AirBNB
-No day visitors (10 guests-max occupancy- occupancy includes children)
-Bracelets are given for the max occupancy of the unit. These are to be worn to use the amenities on property.
-Max parking- 2 cars (in designated spots, towing will be enforced by a 3rd party company which unfortunately we have no control over- please use parking permits provided upon arrival)
-For stays over 28 days- max 1 guest per bedroom

The space and location and amenities were great. There were a few negatives. First and most frustrating the floors were not clean even though they were beautiful it felt as though they had never been cleaned. It was evident when the children were playing barefoot in the living area after showers and ended up with really dirty feet requiring another washing For a space allowing 10 people there were not enough towels The ceiling fans didn’t work in all the bedrooms. We had to purchase more trash bags and toilet paper and at least one box of tissues

PERFECT FAMILY REUNION

This condo was exactly what the family needed for FUN ON THE RIVER! The only reason I didn’t give it full stars is because of the coffee maker situation which got cleared up right away!

Great weekend place

We went for a weekend with 3 other couples and this condo fully and comfortably accommodated us all. It was extremely clean and all appeared to be freshly updated, painted, etc. location was convenient. Pool and hot tub were very nice. Not a 5 star resort, but very, very nice for the price.

Great condo and location

We love staying at waterwheel because it’s close to everything. It’s right on the river so you can just walk down and hang out instead of driving somewhere to float. It also has 2 pools in case you need a break from the river. This condo was bigger than the previous ones we have rented and we loved it. Has enough space for a larger group and 3 bathrooms which is a plus. It came with enough supplies and towels to get you through the weekend. Can’t wait to come back.

Perfect location

This condo was so spacious and perfect for a group of 8. The river is down at the bottom of the property which is an added plus! The property owner let my sister check in a little earlier to set up a surprise birthday for me which was so sweet and accommodating! The only complaint one couple with us had was that the upstairs queen bed was pretty uncomfortable and sunken in the middle of the mattress, causing them some aches each morning. However, this place is still deserving of 5 stars and I would totally book again!

Only thing with the amount of people we had it was very hot and house never got cold. However we turned on ceiling fans and used the box fans that were provided and made due. Would have been better to have the house lower than 74.

Thank you for the feedback, Samantha. We enjoyed working with you over the months to answer all of your questions and help you get checked in. We are sorry that you could not get the A/C below 74 degrees. It is the same setup like most hotel rooms where you have to hold the up or down arrow down until the temperature starts flashing. Once flashing, you can adjust the temperature. I don't believe it will go lower than 68 degrees. It does have a timer on it and will adjust back to 74 degrees in the morning. We also hope you enjoyed the brand new dining room table and chairs. We replaced them the day before you arrived. :)

Nice Getaway

Overall we had a wonderful experience. Plenty of room, easy access to pool and nearby venues, and the AC was pumping! :) (Both of my very pregnant daughters were quite comfortable which says a lot!) We brought our own baby gate for the bottom of the stairs to keep the 2 year old wrangled, which worked like a charm. Only thing we could have used that wasn't there was a pizza cutter...hahaha. Upon arrival I was surprised with a sweet card and flowers on the table in honor of my birthday, which was the reason for the trip. We had a lovely time and recommend.

The upstairs needs to be updated. The beds are not comfortable and sheets/comforters were dirty. The hallways are dark and a little scary coming in late at night.

Thank you for the feedback Amy. We are glad you liked our renovations we did downstairs at the end of 2019! We have plans to do the exact same thing upstairs, but due to Covid, we just haven’t gotten there yet. As for the beds, we purchased all new mattresses and box springs in Sept 2020. We are sorry that they were not comfortable for you. We do have a local property manager in town, if you feel like the unit was not clean or have any issues, they are there for you to contact 24/7. We will advise our HOA in regards to the lighting in the hallways.

Good value

This property was basically a good value, but didn't really fit our group. It’s convenient to Schlitterbahn (a plus) but with most of our guests being teens and young adults - a party of 10 was pretty cramped. The bunk room was for our boys and they had trouble fitting into the top bunks. The property management is serious about the two car limit - which means we had to draw straws to determine who would park on the street (even though there was plenty of space in the lot). That said - we were happy with the cost of the until and it’s convenient to everything we wanted to do.

Good location

The location was good and close to everything, however there wasn't any easy access to the river from the property (you have to go down a steep hill). The home was not cleaned well (dirty toilets, etc.) and was not equipped well. There were 3 wine glasses and 5 coffee mugs for a rental that has 10 person max. (thank goodness we had yetis for coffee). The coffee pot needs to be replaced (the carafe doesn't match the coffee pot (so it doesn't connect properly and you have to hold the trigger with a knife or it will overflow from above). The master bed was comfortable but my guests said the queens were not. The furniture was nice and felt new, but limited seating for 10

Gina we are surprised by your review! We understand there were moments of your stay that did not meet your expectations, such as the parking spots not covering all 4 of your vehicles. We showed you the 3 different locations where we list that we only provide 2 parking spots. The drought has caused the river to be low and does cause the access to be more steep. Sorry about that! Through the 10 different messages you never mentioned the cleanliness upon your arrival. We would have loved the opportunity to get that corrected- right away! We did immediately replace the coffee maker, coffee cups, wine glasses, and brought additional bedding for your extra guests. We thought when you said you had a wonderful time and would be returning, we had satisfied your needs. We hope you find a great stay on your next adventure.

First off... this review will only allow me to select "I loved it!" My vote would definitely be "Not really." We live in Issaquah, WA, and rented another smaller condo at Waterwheel a couple of years ago. It was lovely and well maintained. This condo is pretty sad. The entire condo is filthy. The cleaners obviously don't take much pride in their work and only hit the high spots. The ceiling fans have not been cleaned in a very long time. My daughter tried to clean the fan blades and could not get all the soil off. The blinds are all bent and broken. Most cannot be opened throughout the condo. There are no safety items in the showers. We bought a bath mat, but some grab bars would have been nice. Black mold was growing in all three showers. The toilet in the upstairs hallway leaks. The large, front burner on the range does not work. Mattresses have no covers and the downstairs mattress is stained with what looks like urine. Pillows are also stained and very lumpy. Yuk! The pictures on vrbo and in other places are false advertising. There are two different sofas and love seats, this one is red, and the other is leather. There is no picture of the unit as it is now. They have been replaced with one sofa with a lounge on one end. It is still ridiculous for a condo that sleeps 10 (really 11 because of a trundle) only has comfortable seating for three. When I requested additional seating, I was told that the owners are having trouble finding chairs because they want to purchase quality furniture, and that I didn't request additional seating when i reserved the condo. What??? I was also told that I was putting them between a rock and a hard place with their owners. They finally provided one more chair, and we had to bring in uncomfortable patio chairs to have enough seating. The furniture on the 2nd floor balcony needs replaced. There is also an active wasp nest on 2nd floor balcony. I was appalled by the lack of customer service for this unit. The managing company, mynewbraunfelsvacation.com, should send their employees for training on how to treat customers. A little time and $$ would turn this unit into a decent place to stay.

We are very sorry that your stay in our condo was not up to your standards. We take pride in updating the furniture, linens and bedding every year or two so that it is current with styles and cleanliness. We do agree that a lot of the pictures on VRBO are very outdated with old furniture that has been replaced a few times. We have updated the pictures accordingly. We are quite shocked that you were disappointed in having a brand new couch that was delivered only days before your arrival! We ordered a complimentary chair and ottoman from Pottery Barn, but it was back ordered until after your stay. The My New Braunfels Vacation staff worked diligently to find a spare piece of furniture for us to borrow from another unit in order for you to have more seating. This chair was delivered in a timely fashion. In regards to the space, the three and four bedroom condos at Waterwheel do not have large living rooms like the smaller units do. With more bedrooms we have less living space. We do the best we can with the space we have to accommodate seating for our guest. You are the first person to complain about this to us and we apologize, but there is no way to have couch seating for 10 adults. Our condo advertises sleeping for 10 guests and there is seating for 13 in the living room/kitchen/dining area. Per records from our property manager, you only contacted them about the seating, wasp nest and leaking toilet. The wasp nest and toilet were fixed within 24hrs. Jessica even made a personal visit when the chair was delivered and asked if you had any other concerns and you made no mention of the cleanliness, missing covers or the stove. We actually had a professional cleaning company come out the week before your stay and steam/seal the floors and patio. If the condo was 'filthy,' you should have called and we would have had the cleaning crew come back out and clean again and bring mattress covers. At the onset of your review, we immediately inquired about the mattress covers with the next tenants and they said they are on all of the beds. Thank you for the alert about the pillows and the 2nd story patio furniture, we will see to it that they are replaced immediately! Sincerely, Brandon & Ashley

Great spot on the river!

We loved it here! It’s a great location right on the river, you can float right back to the condo. It was quite dirty when we arrived, the floors especially. But we were there to hang out outside and have a fun, low-key time on the river, so it worked just fine for us! Overall would definitely recommend it if you need a place to stay in NB!

An absolutely perfect place for our family to stay all together. Clean, roomy and perfect location for any destinations around town. It was a great stay. The property and its amenities are good. The only reason for the 4 stars is the floor throughout the kitchen and living room were so dirty. I was barefoot and ended up with black feet from all of the dirt. Maybe a new cleaning service?

We had a wonderful time the condo was great. If you are looking for a place that gives you the chose of the river or the pool Then this is the place. We took some corn and put out for the deer and enjoyed watching them each night we were there from both of the balcony. Very enjoyable vacation.

Great spot

We had a great time with family while social distancing from other groups. The condo fit our needs and was comfortable. The kitchen can be tight with a large group and the blinds could use some attention, but it was nothing that bothered the group. We spent a large part of our time on. the patio and enjoyed watching a dozen deer each night come in and feed. We were grateful for a COVID getaway.

Please don't hesitate to reach out with any questions or concerns during your stay at our property! --- On the DAY OF your check-in, you will receive your CHECK-IN DETAILS via email shortly before 4 pm (3:55 pm), to gain access directly into the property (no need to go anywhere additional to check-in). It is important that the policies are signed on DocuSign, and reservation is paid in full so we don't have any interruptions with sending your check-in details. Please check your spam/junk folder if you do not receive by 4:15 pm.IMPORTANT: if you don't receive code by 4:30 pm please call us immediately before we close at 5 pm.
