Overall a great house. Would have been excellent except for some communication glitches at first and a distinct smoking odor in the house when we first arrived. The property manager did eventually get in touch and the issues were resolved well. Beds were very comfortable, it’s very spacious so you can spread out. It is clean and well equipped. Pans in the kitchen are a bit old but it’s a large kitchen with good appliances. The patio spaces are lovely and there is a large gas grill. It’s convenient both to downtown Grand Junction and Fruita, hiking and biking trails. The views are terrific! We enjoyed our stay and would definitely return.
Beautiful views from outdoor patio and large second floor balcony. Nest climate control, jetted tub, dual ealk in rain shower with steam function. High efficiency washer and dryer. Wonderful stay.

Very nice location. A bit out of town, but that was a good thing. Close to the Colorado National Monument.
The house is gorgeous, amazing upstairs patio and outside area for cooking and beautiful sunsets. Everything was in excellent condition and we thoroughly enjoyed our stay.
Our family was coming to Grand Junction for the NJCAA World Series and we had a variety of needs! This house had two master bedrooms, plus two bedrooms and a living area upstairs! The 3 1/2 baths were the selling point! Fabulous house, amazing views, and a great location!

We enjoyed our stay in the Grand Junction area and the location of this home to the Colorado National Monument allowed us to visit this park multiple times. Having two master bedrooms made it very nice for two couples and the upstairs balcony area became our favorite place to hang out.

Great experience staying in this beautiful home with spectacular views. This company is very easy to communicate with and they immediately gave us a contact name and number for any questions or needs. When we asked a question prior to our arrival, the response was immediate. The home is spacious with nice amenities. The outdoor spaces are very usable and have adequate seating. We were traveling with 2 other couples and everyone had their own room. The rest of the house provided nice areas for all of us to gather to cook, eat or just relax without being crowded. We would love to stay here again!
We have rented this home a few times over the past year - Christmas 2021 and Christmas 2022. Excellent communication with home owner and management team. Check in was easy and no problems at all during our stays. I highly recommend.
This was a beautiful and comfortable house. We had two parents, five adult children and an infant. There was plenty of room for everyone to have their own space. The large driveway and other large dirt parking was great for parking our two side by sides with trailers. The large patio with outdoor gas fireplace was a welcome treat when things cooled down at night.

The house was good, not great There is some deferred maintenance that detracted from the overall experience For instance the outside fireplace in the picture that you see when you first see the house listing, does not work There are other areas where there is chipped paint and the front steps walkway has cracks and appears to need some serious repairs. I have attached pictures of some of these items. Everything in the house worked. And the views are marvelous, but the maintenance issues move this down from a 5 to a 3
The property was very clean and tidy. It was very spacious and there was plenty of room for eight guys to separate into their own areas. It had all the basic necessities. The view was impressive. The owner was very responsive the 2 times we needed him. He gave us access to the garage to store bikes Even though that was his personal area. I would definitely stay there again.

Beautiful property, Poorly maintained
The Broadway House is a beautiful property. However, it is sad to see it so properly maintained, there were spiders and spider webs everywhere and a couple days into my reservation I discovered giant cockroaches in the kitchen area. Hosts were immediately emailed with a picture of one and I received no response.
It was a ways out from everything which was not a bad thing. Close to a trail at the bottom of the Colorado National Monument that my relatives from Canada got to see some mountain goats while hiking. Only issue we had was we saw mice every day we were there. Actually caught one in the master bedroom bathroom the last night there. Let it go outside. I know we are close to nature, but seemed more could have been done about them.
The property was nice, but there are some items that are lacking attention. There are several light bulbs that need replacing and some worn out furniture. The views are very nice from this property, but it is located along a fairly busy road and traffic noise is very noticeable until late at night. With some maintenance and other improvements, this could be very nice property.
This house is very well appointed, clean, and spacious. The views are absolutely stunning. I didn’t see any evidence of mice as indicated in a previous review. I messaged the owner to alert him to some wind damage we’d experienced and he came out to inspect. My husband ended up asking if they happened to have a fan he could use, not because he was hot but he likes the air circulating when he sleeps …and one was delivered the next day! Will absolutely stay here again when we return to the area.
This home was beautiful . Great views sunsets and sunrise. Lots of room to gather and visit . The only thing that would have made it better was 1. Shades on the downstairs windows . We were awake at daybreak very bright. 2. The kitchen needed a grater and a mixer . 3. Extra towels in the bathrooms 1 per person was all we had .
If you want a house with a nice view this is a good one. Unfortunately that is where the positives end. It is clear the house hasnt been properly cleaned or maintained. See pictures below. Garbage not removed, building supplies laying around, dismantled sauna in garage area, bed covers not washed, burned out lightbulbs, dust so thick you could write your name in it, cobwebs, so many gnats we had to put vinegar/dishsoap out to trap them. Empty and partially empty wine bottles on the shelves. When the home owner was contacted there was no apology just blamed placed on the cleaning crew. He came out and replaced a couple lightbulbs (not all) and sent some cleaning people out during our stay who did nothing. When we reached out a second time he didn't return the call. With some effort this could be a nice property. It's no where near that at this time.

Amazing Views and an Expansive Custom Home - Great Owners
Our arrival was a breeze - the owners reached out and were very friendly. They had snacks and tea/hot cocoa ready for our visit...
The home is truly one of a kind with large living spaces and outdoor patios. There is an excellent dining room where our family enjoyed our meals with a great view of the Grand Valley!
The home was very clean and the booking specified we remove our shoes, which we were happy to do! There are hand scraped wood floors. My mother-in-law was happy there were lots of items for entertaining such as pitchers, serving platters, placemats, etc.
The only downside was there were no window coverings in the bedrooms - the home does sit on a hill well above everyone else. While it feels very private our guests did complain of lights from cars at night in the front master, as Co-340 runs in front of the home. The home is well insulated and there was little to no perceived noise from the road - this was a concern of mine prior to our arrival.
We would certainly return to stay again!
