The perfect blend of dunes, sand, sea, and sky sets the scene for a truly memorable stay, with direct access to the Motu Trails right on your doorstep. Wake up to glorious sunrises and unwind with spectacular sunsets from your balcony, where sweeping views stretch across the coastline and out to sea. Just a few minutes from Ōpōtiki, this is an easy escape that still feels wonderfully remote.
Located in Tirohanga, just ten minutes east of Ōpōtiki, this three-bedroom beach bach captures the essence of relaxed coastal living. Positioned up on the section, the home looks out over the Motu Trail as it winds west into town or east along the beach. Your gaze is naturally drawn to the sparkling sea directly in front, with views along the coastline — west towards Whakatāne and Tauranga, and east down the coast. Whakaari / White Island takes centre stage on the horizon, while Moutohorā / Whale Island rests quietly to the left.
Upstairs, a generous balcony invites you to settle in with a book or simply enjoy the sea breeze and coastal soundtrack. Downstairs, a covered outdoor seating area offers a sheltered retreat — perfect for those hot summer afternoons or the occasional rainy day when you still want to be outside. The third bedroom is also located downstairs, along with a toilet and laundry. Please note there is no internal access between the lower and upper levels.
Upstairs features a well-appointed kitchen with stove, fridge, microwave, and dishwasher, flowing into a relaxed open-plan lounge. The master bedroom sits just off the living area, while the rear bunk room provides plenty of space for the kids. A separate toilet, shower, and vanity complete the upper level.
Bring the bikes, boogie boards, and even the boat — everything you need for an easy coastal getaway. With the Tirohanga Beach Store just a minute away, you’re all set for an awfully big adventure.
Opotiki District Council operates a zero-waste policy, and guests are required to remove their rubbish at the end of their stay and dispose of it at the Ōpōtiki Resource Recovery Centre, 38 Wellington Street, Ōpōtiki.
Tirohanga is a small beachside settlement just 10 minutes from Ōpōtiki, with a general store and takeaway located beside the motor camp. The property has direct beach access; however, guests are asked to follow the designated trail leading safely to the beach.

Location was perfect. A hop, skip & jump across the dunes to the waves of Tirohanga beach. Bach was lovely. Small but comfortable. Retro furniture which reminded me of my grandparents place. Only thing I would recommend is booking thru the bush to bay site as the links don’t work very well thru the home away site.
Great stay with everything you will ever need provided within the property. Managed to even catch a feed of snapper straight off the Bach! On cons were the builders next door making early noise for the entire stay and the price Book-a-Bach charge, it much cheaper to book directly with Bush To Bays.
