New Listing! Welcome to your beachfront retreat! This charming cozy A-frame 3-bedroom, 2-bathroom beach home offers a deck surrounding three sides of the property with perfect views of the Atlantic and Guana and astonishing views of the sunset and sunrise! This home is located in South Ponte Vedra Beach FL and is a short drive to historic St Augustine Florida, the oldest city in the USA.

Let’s take a tour: As you ascend the staircase and step through the front door, you are greeted by an inviting open-concept layout that seamlessly combines the kitchen, dining, and living areas. The kitchen is fully equipped with and all the things necessary to cook meals and stay in. The dining area, with its large windows, allows you to enjoy your meals while soaking in breathtaking ocean views. 

Continuing through the home, the living room beckons you to unwind and relax. Its cozy ambiance is enhanced by the natural light streaming in through large windows, filling the space with a warm and inviting glow.
On the main floor, two comfortable bedrooms provide sleeping quarters with smart TV's in both rooms. Nestled just off the kitchen, a tastefully designed full bathroom offers convenience and functionality.

As you ascend the stairs to the upper level, you'll discover a larger master suite that promises the ultimate private getaway. This serene haven includes an en-suite bathroom and smart TV, providing both convenience and a touch of indulgence.

Stepping outside, a spacious porch beckons you to unwind and savor the refreshing ocean breeze with front row views of the Atlantic ocean. This outdoor oasis is the perfect place to entertain guests, enjoy al fresco dining, or simply relax while marveling at the panoramic views of the Guana or beauty of the beach. Also, downstairs there is a picnic table to enjoy an afternoon lunch just steps away from the beach.

Did we mention there is a huge outdoor shower on the bottom floor? After a fun day spent on the beach or a peaceful stroll along the shorline, the outdoor shower allows you to rinse off the salt and sand while embracing the coastal breeze.
Whether you're seeking a serene escape from the hustle and bustle or a place to create cherished memories, with its quaint size and cozy interior, it's a perfect retreat for couples in search of a romantic escape or for small families to gather. This beach home stands as a testament that true luxury often lies in the simplicity of togetherness amidst nature's beauty. 

Parking: The paver driveway offers ample space for parking up to three cars comfortably and secure.

Important Disclosures

Disclosure 1: There is a camera installed on the premises. However, we want to emphasize that the camera does not record any audio or video footage. It is purely for security purposes for our guests. Your privacy is of the utmost importance to us, and we want to assure you that your stay will be completely private and undisturbed. There is a computer screen displayed in the house for the guests to use at their convienence to keep an eye on any family members or friends on the beach or in the driveway. If you would like for them to be turned off please email or call.

Disclosure 2: Beach Toys and/or other items that maybe on the property: Beach toys can be considered dangerous. Guests may use them at their own risk. The guests understand that the owners and management company are NOT liable for the use of any beach toys that may be on the property. Most beach toys have been left by prior guests. Guests will hold the owner and East Coast Sales & Management, LLC (East Coast Beach Rental) harmless regarding any toys that may be on the property. 

Disclosure 3: The Ocean: The Atlantic Ocean can be a VERY dangerous and / or deadly place to swim! There is no lifeguard on site. By signing this agreement, you agree to hold The owner(s) of 2829 South Ponte Vedra and East Coast Sales & Management LLC / “ECBR” harmless and the owners or management company are not responsible for your safety. 

Remember, due to a lack of public parking, the beach may feel like it is private, but it is NOT. The beach and ocean are public and NOT owned by the home owner or the management company.
One of the main dangers is what is commonly known as “Rip Currents”, to become better acquainted with the “Rip Currents” please web search the short video done by NOAA (National Oceanic and Atmospheric Administration)

Guest Access:
This is a single family oceanfront home! The guests have the entire home, front and back yards, beach access and even a garage. In other words, it is like owning your own house right on the beach!

The Neighborhood:
I love this area because it feels so private. At the same time you are about 10 minutes from 3 great restaurants, about 15 to 20 minutes from the heart of St Augustine and 18 minutes or so from Ponte Vedra (an upscale area) with top golf courses (TPC at Sawgrass) and restaurants such as Ruth`s Chris and other fine eateries.

Getting Around:
We highly recommend having a vehicle available. Public transportation is not really an option.

Other Things to Note:
The beach has so few people, you will think that it is your own private beach! As the same time, you are only a 10 minute drive from 3 very good restaurants.

Interaction with Guests:
We are always available if and when a guest needs us. We make it easy and safe, using a unique lock code with the guests chooses for the electronic door lock. We don`t require that you stop by our office or make you meet us at the home for access. We LOVE our guests and we are there IF needed, otherwise it`s your vacation and we stay out of your way.
