Downtown Kirkland Lakeview House and Guest Cottage

Perfectly located in the heart of Kirkland, our home is just a short walk to downtown, the waterfront/marina, parks, shops, restaurants, and nightlife. Take in the spectacular sunsets from the expansive covered deck with an outdoor kitchen, heater, multiple lounge areas, and dining table, or relax in the private, professionally maintained hot tub. We have thought of every detail and we promise you won’t want to leave!

The main house features 2 bedrooms. The master bedroom is newly remodeled (2024) and features an en suite bath, designer walk in closet, Tempur-pedic bed, and a cozy electric fireplace. The second bedroom has a queen sized bed and is in close proximity to another full bath. The expansive covered back deck steals the show, with a large bbq grill with built in refrigerator, griddle, and crab pot burner, a large sectional, dining table, and heater. The kitchen is well stocked with everything you might need, including a Breville espresso machine, Keurig, French press, and standard drip coffee maker (we do like our coffee in Seattle!). The new refrigerator has a beverage center with a filtered water dispenser and self filling filtered water pitcher and an ice maker that makes two sizes of cubes. The living and dining areas are light filled and comfortable with cozy couches warm throw blankets.

We have a guest cottage in backyard area in rear of main house- this unit has its own full bath, King bed, and small kitchenette (as detailed in photos) this unit is included with the main house rental and is not rented separately so as to maintain a more private guest experience.

For all direct and VRBO reservations, a guest verification notification will be sent by our trusted platform for identity and background screening.

All bedrooms and living areas have televisions with Roku players. Roku is in guest mode so you can log in to all your favorite streaming services and logins will be automatically cleared at 11am on your day of checkout. All bedrooms have easily accessible outlets and usb ports at each bedside to make charging your phones or plugging in your cpap machine as convenient as possible.

The laundry room features a washer and two dryers, a clothes steamer, and ironing board.

Both the house and cottage have air conditioning.

Please read all house rules before booking. Contact us prior to booking if you would like to bring pets and note that only registered guests are allowed to be on the property unless you get prior approval. We do not permit parties or gatherings.

We have quiet hours between 10pm and 7am as this is a quiet residential neighborhood and our neighbors have small children. We do not permit hot tub use during these times.

Kid-Friendly

The property is kid-friendly; however, please note that it has stairs, elevated surfaces, and outdoor decks. We kindly ask that children are supervised at all times to help ensure their safety.

Smoking/Vaping

No smoking/vaping anywhere on the property. Smoking or vaping is strictly prohibited inside the home. Any evidence of smoking indoors will result in a $500 violation fee, in addition to the cost of cleaning and odor remediation to remove smoke, odors, and residue. Violations may also result in the immediate termination of your stay without a refund. If you choose to smoke or vape, please do so off the property.

Pets

We welcome friendly and well behaved dogs only for an additional fee. Pets are not allowed on the bed or any furniture (we kindly ask you not to book please if your dog is unable to stay off the furniture).

Pet Policy

We love hosting your furry companions! To help maintain the cleanliness and comfort of our space for all guests, an additional pet fee will apply based on the length of your stay:

7–14 Days: $200 for 1 pet

14–30 Days: $350 for 1 pet, $500 for 2 pets

30+ Days: $500 for 1 pet, $750 for 2 pets

Please let us know in advance if you’ll be bringing a pet so we can prepare the space accordingly. Thank you for helping us keep our home welcoming, pet-friendly, and well cared for!

Additional Guests

Each additional guest beyond the standard occupancy is $50 per guest, per stay.

Left Items

Before you leave, we kindly ask that you double-check for any personal items. Please note that if items are left behind, a $25 service fee plus shipping costs will apply to have them returned to you.

Linens & Makeup Stains

Please do not use the white bath towels or washcloths to remove makeup, as they can become permanently stained. We have provided makeup wipes and dark washcloths specifically for this purpose. Thank you for helping us keep our linens in great condition for all guests.

Security Cameras & WiFi

Our exterior security cameras are used solely to help ensure the safety and security of our guests and the property. Tampering with, covering, disabling, or disconnecting the security cameras, or intentionally disconnecting the WiFi to interfere with their operation, will result in a $500 violation fee.

Commercial Use & Events

Parties, illegal activities of any kind, large gatherings, and professional photo or video shoots are strictly prohibited. The property is for residential vacation use only. $500 fee and immediate eviction will occur if violated.

Child Safety & Supervision

Children are very welcome, but must be supervised by an adult at all times. This is especially critical on the upper-unit stairs, deck areas, and around the hot tub and propane fire pit. The property is not completely child-proofed; guests assume all responsibility for the safety of minors in their party.

Visitors & Occupancy

The maximum occupancy for this home is 6 guests. You are responsible for ensuring that all visitors follow all house and parking rules during their time on the property. No unregistered guests are allowed without permission from GRM.

Fire Place

For safety reasons, please do not use the fireplace when children are present. Adult supervision is required at all times around the fireplace to help prevent accidents and injuries.

BBQ Grill

Guests are responsible for cleaning the BBQ grill after use. Please run the burners for several minutes and clean the grill once finished. Failure to make a reasonable effort to clean the grill will result in a $25 cleaning fee. A $50 fee will be charged if a deep clean is required, as determined by our cleaning team.

Hot Tub Use & Safety

Please read the Hot Tub rules before using the Hot Tub. Use at your own risk. Please shower before entering and always replace the cover and secure the safety straps immediately after use to maintain temperature and cleanliness. For your safety, glass containers are strictly prohibited in or around the hot tub area—please use the plastic cups provided. Guests must follow all additional safety and usage guidelines posted directly at the hot tub station.

Damages & Liability

Please report any accidental damage or breakage as soon as it occurs so we can address it before the next guest arrives. Guests are responsible for the cost of repairing or replacing any damaged or missing items. By staying at the property, guests acknowledge that they assume all risks associated with their stay and use of the home's amenities. The hosts are not liable for any accidents, injuries, or illnesses that occur on the premises or while using the property's amenities.

Guest Comfort

Your comfort is our priority. If you experience any issues during your stay, such as unexpected noise from another unit, sensitivity to scents, difficulty using an appliance, or if you need additional towels or supplies, please contact us right away. We're always happy to help and will do our best to ensure your stay is as comfortable and enjoyable as possible.

Long Term Stays

For stays longer than 28 days, our standard procedure includes:

- Signed lease agreement

- Identification / Background check

- Refundable security deposit: $2,000

Additional requirements:

- Deep cleaning fee: $50 For stays more than 7 days

- Regular cleaning fee: $200 Required every 30 days
