Uplay cottage is a beautiful ‘Arts and Crafts’ Edwardian estate workers New Forest cottage, set in a delightful village location at the end of a quiet lane within the oldest part of Everton village. It was designed and built under the direction of the office of Edwin Lutyens, the well known Arts and Crafts architect.

The cottage is sited within it’s large, quiet garden, enclosed by high hedges and tall mature trees, and is only two minutes walk from the village pub and excellent restaurant, The Crown, which is run independently by husband and wife team Jannine and Phil and serves quality food and real ales.

The nearby beaches at the next village, Milford on Sea, with views across to the Needles on the Isle of Wight, and the fine Georgian quayside market town of Lymington, are both only a couple of miles away, adding extra interest to this New Forest cottage’s location.

Uplay cottage retains all of it’s original character both inside and out, the outside has it’s original clay peg tiles and mellow red brick, complemented by the original timber windows and doors with the addition of in-keeping double opening french windows, in original window openings, to access the deck from the lounge, and the large garden from the kitchen / dining room.

There are original wooden floorboards and ledge and braced cottage doors throughout, and characterful quarry tiles remain in the lobby and cloakroom, and form the window sills.

The large but cosy lounge has an open fire, perfect for winter breaks, and the original high timber beamed ceiling. It is furnished with settees and period furnishings, making it a comfortable room guests. There’s an original built in dresser, and a televisionThe room has windows at both ends.

The kitchen/dining room directly adjoins the lounge and also accesses the garden and the deck. It has a central wooden table with up to 8 chairs, lovely for all guests to get together as a social space alone or combined with the lounge. There are contemporary, durable stainless steel and beech work surfaces, stainless steel integrated oven and hob, with a freestanding fridge freezer. There is a dishwasher, and washing machine. The maple kitchen cupboards house a comprehensive range of cooking and dining equipment for use during your stay.

There’s a bathroom upstairs with wc, basin and bath, with a separate thermostatic shower over the bath with glass screen. The cloakroom downstairs has a second wc and basin.

The four bedrooms at Uplay cottage, all with different aspects and character, comprise of two double bedrooms, one on the ground floor with front window to the small front garden and side bay window overlooking the large garden, the other upstairs, again with dual aspect, cosy vaulted ceiling and in keeping arts and crafts furniture. A further bedroom with a double bed and a single bed has a delightful view over the large cottage garden, and the next bedroom has large bunk-beds, and has a front aspect with cottage dormer window, and the unusual ‘secret window’, which children and adults alike love!

Please note that there is an in keeping period stairway to the upstairs rooms.

Would definitely come again

We had a lovely few days in the house. The village is lovely, very friendly staff at the local pub and the food was fab. The house is very cosy and we loved the open fire and space out side for the kids to play. It’s in a great location and lots of walks and place to visits nearby.

Superb location

Lovely character cottage in ideal location, close to the New Forest and beaches. Great for our family long weekend break of 6 adults and 2 children. Excellent local pub 2 minutes walk away.x

Short break

Characterful cottage tucked away in the trees on edge of village. Log fire, wooden floor boards and peaceful location.

Very disappointed with everything!

The upstairs beds are very old and extremely uncomfortable, while the 'single' bed in the room with bunk beds would only be suitable for a very small child. There are only 2, two-seater sofas in the lounge and they are very old, grubby and uncomfortable. All of pillows and duvets are extremely old and grubby too, with no pillow protectors used. There was dirt under both sofas. The oven is so old that most of the symbols have worn away, so you have to cook by guess work, particularly as the oven door will not shut! The cooking equipment is also old and damaged with ‘Teflon’ flaking off the pans. The fire exit was locked, there are no extractor fans in the toilet or bathroom and the downstairs toilet opens directly into the kitchen right by the table. In fact, anyone sitting there would have to move to allow access. We had an emergency situation arise when the door lock broke and we were locked out with 3 small children. Communication was a nightmare and no-one would speak to us. All communication was by text and we were given no indication as to how long we would be expected to wait for help. Overall, a very disappointing experience and definitely NOT worth the money we paid! Will not be booking again.

Fabulous stay

Lovely property, everything you want from an old cottage and within easy reach of the New Forest and surrounding coastal towns. The only thing I can fault is the water pressure in the shower, but other than that a great place to stay!

Nice cottage near village pub

Nice cottage which served its purpose in good location for driving to the Forest or the Coast. Round the corner from lovely pub with friendly staff and great food. The bedding and bathrooms were spotless. Double beds X 3 very comfortable. Our two teenagers had one each which was a bonus ! The garden was leafy and big enough for the dog however not fully enclosed. Not an issue for ours but maybe for some if they like running off on adventures ! Lounge ok but very gloomy as shadowed by huge oak trees so had lights on most of the time. Only two sofas to seat 4 people in comfort. Ok for us but might not suit a larger party if spending evenings in together. Kitchen good overall..dishwasher welcome . Drawers were tricky to open and need to bring some sharper knives and a large chopping board if plan to do lots of cooking ! Not many good walks direct from cottage which was a shame. Only found one linear route north to a plantation so a car needed to access good circular walks further afield. Recommend visits to : Lymington town , Keyhaven lagoon ( can paddle board and kayak safely here ) and walk to Hurst castle. Also Buckland Rings iron age hill fort, drives onto the Forest and Moor. We also went to Beaulieu motor museum which was a fab day out.

Nice property, some reservations.

Entered to a sign asking to take shoes off, but feet became filthy due to wooden floor immediately. As all downstairs floor is wood, this was a problem. Plates in middle of pile needed recleaning (dried food stuck on them...we have photos)... possible issue of too little salt used in dishwasher? Off-putting at this time of CV. Mattresses overall were disappointing, one single couldn't be slept on. Kitchen was well equipped, but no space for food. Overall, a nice cottage, which we enjoyed, despite the above issues.

Communication was appalling

I have never experienced communication with a property like this before. It was terrible from start to finish. I know we wasn't allowed any literature but it would have been nice of letting us know what was near us, what we could do etc. The property wasn't as expected, the layout wasn't that great, with the toilet in the kitchen. TV was tiny and not very good wifi. Not sure why the wifi was so difficult to get on to. We had no water on the first night, not the owners fault, but they could have handled it better. All in all not very impressed.

Short stay

Unfortunately due to an urgent family matter we had to cut short our stay. However the one night we did stay we enjoyed and hope to return again soon. Excellent location for exploring the Hampshire / Dorset coast. Nice dining pub a short walk from the cottage.

Lovely little cottage

Cute little cottage for a stay in the forest. Great price and lovely little log fire. No wifi but this is well advertised and it's actually pretty nice to get away from it all.
