This quirky, stone-built barn conversion is set in the picturesque village of Ampney St. Mary, near Cirencester, in the heart of the stunning Cotswolds landscape. Generous open plan living in a detached apartment with double bed, lounge area, beautiful reclaimed kitchen/dinning area and ensuite bathroom. Underfloor heating throughout so suitable for all seasons. Ideal for holidaymakers looking for a tranquil base from which to explore the AONB or individuals seeking a quiet, secluded space to work/study.

Accommodation comprises of a double bedroom area with plenty of hanging space, drawers, shelves, hooks and racks, opening to a comfortable lounge area stocked with books, games and a smart TV. The space is furnished with a vibrant combination of up-cycled, bespoke pieces and has a stylish and unique 'vintage meets contemporary' feel.

The stunning reclaimed masterpiece that is our bespoke kitchen is very well equipped with a butler sink, two ring induction hob, wireless mobile extraction unit, mini oven, kettle, toaster, washer/dryer and large smeg fridge/feezer. The kitchen was transformed with love and care in August 2025, using locally sourced timber (recycled from pallets, old scaffold boards and reclaimed floorboards) proving what wonders can be created with materials that could otherwise have gone to waste. The striking 'live edge' oak worktop provides plenty of workspace for food and drink preparation. You'll also find storage for cutlery and dedicated areas for recycling and composting, which we encourage :)

There is a large separate wet room/bathroom with a spacious walk in, rainfall shower. The bathroom floor has also been recently renovated with beautiful new tiles, fully relaid in April 2025.

The detached stone annex is set within the grounds of The Granary, just a short walk away from the main residential house. The property is one of three
new homes converted (in 2018) from the barns and outbuildings of the original grade 2 listed Manor Farmyard, dating from the late 1700's.

Guests can enjoy the communal walled garden, complete with fire pit and sunny patios where there is comfortable seating for outside dining.

Free off-street parking available and an EV charger port (extra charge based on usage). From the parking area a black iron gate leads you into the courtyard and gardens of The Granary.

Plenty of walking/running/cycling routes to explore straight from the doorstep without need for a car. A car is advised for visiting further afield and stocking up on supplies for your stay.

We’re passionate about the well-being of our clients, and that of the entire planet, so we pride ourselves in offering an eco-friendly experience and encouraging sustainable, ethical and clean living. We provide eco-friendly cleaning products, toiletries and household essentials, as well as tasty, organic supplies from the local farm.

Our toiletries and cleaning products come in refillable containers and we provide 100% recycled toilet paper, profits of which go towards building much needed toilets in the developing world. We also have an electric vehicle charging point on site should you need it.

Guests are greeted with supplies for a fully organic arrival snack or delicious breakfast! Treats include; organic, gluten free oats and alternative dairy free milk, berries and seeds, organic granola and organic tea/coffee supplies (instant and ground).

All bedding is provided for you as well as towels, a hair dryer, and a heated drying rack.

You will find a washing machine/tumble dryer in the kitchen area as well a large fridge freezer.

There is underfloor heating throughout which can be adjusted easily so the apartment is suitable for all seasons.

The desk area has plenty of accessible plug sockets for charging devices and we have a strong fibre internet connection throughout the property.

Why they chose this property

This stylish studio is an ideal bolt-hole from which to explore the local AONB. The Granary lies within the picturesque stone-built village of Ampney St. Mary which boasts two working farms. Quaint golden stone cottages are surrounded by quintessential cotswolds dry stone walls dividing rolling hills and farmland. An abundance of scenic walks and cycle routes to be explored on the doorstep and in the nearby designated area of outstanding natural beauty (AONB). The main house is a former granary and the outhouse (now the studio) was originally used to store farm equipment. Both are grade 2 curtilage listed buildings dating from the late 1700’s and converted to residential dwellings in 2018. The property is one of three homes recently created from the barns and outbuildings of the original grade 2 listed manor farmyard.

You'll know you’ve found us when you see the classic red telephone box (which is actually the village library and defibrillator!) just outside our driveway.

Just over a mile away, in neighbouring Poulton, The Falcon Inn is a stylish pub/restaurant offering impressive lunch and evening menus. A much wider selection can be found in the near by market town of Cirencester, just four miles away.

Known as "The Capital of the Cotswolds" the Roman town of Cirencester is host to an Amphitheatre and Corinium. In the centre you'll find a cathedral-like church alongside a pretty cobbled market square, popular high street shops as well as plenty of chic independent coffee shops and restaurants. There's also a variety of supermarkets should you wish to stock up on supplies for your stay.

We also have a list of personally recommended local gastro pubs, tucked away in stunning Cotswolds villages, all within a 10 miles radius.
