Modern cottage with fenced garden, in pine forest 5 minutes walk from the sea

Modern two-story house with garden and private parking space, completely renovated in 2021.

Located in the shade of the pines, just steps from the sandy beach (5 minutes on foot) and the Marina di Castagneto promenade, home to shops, restaurants, and other public spaces.
The ground floor comprises an air-conditioned living/dining area divided into:
- a large, modern kitchen equipped with an induction hob, extractor hood, dishwasher, oven/grill, large refrigerator, toaster, Lavazza A Modo Mio coffee machine, microwave, kettle, blender, and everything you need for cooking and dining (including a first supply of salt, pepper, oil, vinegar, sugar, various spices, dish and dishwasher detergent, paper towels, etc.)
- a dining area with a table and four chairs, for when you prefer to eat inside if it's too hot outside
- a living area with a 42-inch TV (Netflix and Prime) and a comfortable sofa and armchair
- a small bathroom/laundry room with a sink, toilet, bidet, and washing machine (first supply of detergent);

On the first floor, accessible via an 80 cm-wide wooden staircase, we find:
- First bedroom with one double bed or two single beds, a 32-inch TV, air conditioning, a wardrobe, a chest of drawers, and a bathroom (with direct access from the bedroom) complete with a sink, toilet, bidet, and a spacious shower (160 x 80 cm).
- Second bedroom with one double bed or two single beds, a 32-inch TV, air conditioning, and a wardrobe.
- Another bathroom (with access from the hallway) complete with a sink, toilet, bidet, and a spacious shower (110 x 80 cm).

On the ground floor, at the back of the house, under a pleasant veranda, is a private and peaceful outdoor area, directly connected to the kitchen. It features a table and six chairs for dining in the shade of the tall maritime pines surrounding the house, a BBQ, and a comfortable and private outdoor shower. Two sun loungers and a director's chair are also available.

At the front of the house is a convenient and spacious private parking area for one car (accessible via an electric gate) and a small garden.

The house is also equipped with Wi-Fi, safe, all windows are tilt-and-turn with double glazing, mosquito nets and electric shutters and an electric gate (opened with a remote control). A security camera is located on the roof of the house, overlooking the front garden towards the street (it can be deactivated upon request).

Please note: Pets are not allowed, and charging electric vehicles is not permitted (there is a charging point 400 meters from the house).

The location is an excellent starting point for visiting the fascinating surrounding area:
- the famous wineries of Bolgheri
- the charming villages of Castagneto Carducci, Sassetta, Suvereto, Campiglia Marittima, and many others
- the long, wild beaches south of Marina di Castagneto, the beaches of Rimigliano (in San Vincenzo), and of Bosco della Sterpaia
- Baratti and Populonia, home to the largest coastal Etruscan site in Italy
- the island of Elba, with excursions from San Vincenzo or independently from Piombino
