Extendable dining table to seat 16 max 3. utility room with washing machine, tumble drier and additional fridge freezer. 4.Master suite with superking size bed, bath by the window and ensuite wet room with WC and washbasin. 5. Ground floor bedroom with two single beds 6. large l shaped living room with real fireplace and door to the garden. 7. Boot room with WC. UPSTAIRS 8. Family Bathroom with WC, basin and shower over bath 9. Double bedroom with kingsize bed and ensuite bathroom with WC, basin and shower over bath. 10. Bunk bedroom with tow full size bunkbeds, sleeping four. 11. Twin bedroom with two single bed. 12. twin bedroom with two single beds. Such an amazing stay at this property! Beautiful place and perfectly set up for a large group of people. The setting is stunning and 10 mins from Bath. We made some very special memories over the weekend we stayed! Some rules however all expected when you stay at another persons property! Would definitely recommend!

This property is perfect for large groups. Had a girlie get together and this property is very spacious. We especially loved the kitchen / diner. We easily managed to book Uber’s to take us into bath.Will definitely be returning.

Ours was a brief stay (2nights only), but it was a lovely, quirky property, not far from the centre of Bath, with good communication from the owner. Couldn't have asked for more.

Had a lovely weekend stay for my best friends hen. The kitchen/dining room area was the hub, we always seemed to gravitate there because it was so spacious and plenty of seating and natural light. Hot tub was fantastic, exactly what we needed after a long day in Bath, of which is only a 15/20minute drive from the property. Finding the lockdox, getting into it to retrieve the key and then entering the house was very simple thanks to Sophie’s detailed instructions. This house is perfect for large group stays for sure.

50th Birthday gathering for friends and couple’s accommodated 15 of us with plenty of space! Great location, idyllic! Walking distance to nearest restaurants and country pubs and a taxi ride into central Bath. Affordable, reasonably priced and the Kitchen / dinner is the hub of the weekend. Definitely recommend suitable for all!

Great house, check in was simple, house was a little tricky to find for people but got there in the end. The house was clean and hot tub was set up ready for our arrival. I’d stay here again. Thank you Sophie.
The house was not clean… crockery dirty… dish washer didn’t work. The house needs to be as the photos advertised.. it isn’t. Very tired and grubby.

It’s tired, things are broken, bathrooms with inadequate fittings. Doors don’t lock, a bossy list of dos and don’t. We arrived and struggled to get in, the owner told me the previous visitors had bent the key. She lives 2 hours away so not a big enough emergency to come to as ‘ the key does work’. We could get a replacement done and would pay us 10. Owner doesn’t subscribe to trade waste so ‘there was one bin for you’ for 13 people over 5 days. We are a big happy make do family but there are limits

This review is unreasonable. The key did work, so I saw no reason to drive 4 hours to replace it. The house is as described, Not brand new, but much loved and great value for money. There is an ongoing maintenance plan. There was an empty wheelie bin for your use on arrival, which should be sufficient.

Dirty, very dusty and very run down. Had to lift up the bed in the downstairs bedroom to look for a dropped earring, the filth under it was disgraceful. Nothing like the pictures. Garden extremely overgrown, so much so that it blocked light in the living room. Steps in the garden were broken and dangerous. The pictures show a table tennis table, swing seat and goal post, they weren’t there. No where to hang towels in the bathrooms, the toilet brush in the downstairs toilet, was an absolute health hazard. Hand held showers in two of the bathrooms. Bathrooms mouldy, cracked and dirty tiles. It is supposed to be child and dog friendly, but the garden is not secure. There were no toys, games or books for children as stated, the stairs are dangerous, the cooker gets dangerously hot. I have been advised by the owner that the house is being closed for refurbishment in September. it’s a pity we weren’t advised that the place was in need of it, because we would not have booked it. I won’t be going back as I feel that the description and pictures are dishonest and are probably in breach of trades description. It’s a good location and as a family we made the most of that.

As stated the house is now being refurbished. However, many of your comments are completely unreasonable when we say that we allow children and dogs it does not mean that we specifically cater for them. There are some toys in the house.
There is absolutely nothing dangerous about the stairs. They are open stairs as pictured. There are no stairs in the garden if you mean the two steps that go from the upper to the lower level there is nothing dangerous about these they are just stone steps. The toilet brushes are regularly replaced. Hand held showers are perfectly ok.
