The home was fully repainted, fitted with new king-size mattresses, refreshed with select new furnishings—including a large L-shaped couch—and upgraded with a Trex front deck for easy outdoor living. Newly installed split AC units now cool every bedroom and living area.
This home sits within a pocket of longtime, generational families—quiet, residential, and unpretentious. Privacy and respect for neighbors are essential here. Please enjoy the peaceful setting and avoid walking or driving on the nearby private road.

Napili Hale is about space, ease, and proximity to the beach—without the resort feel. The open layout includes a living room, dining area, family room, and kitchen that naturally support gathering. A bonus lounge with wet bar offers extra room to relax, watch a movie, or wind down after the beach.

A Hawaiian Sense of Place The uniqueness of this home lies not just in its location, but in its history. Long before Napili became a vacation destination, this area was considered remote Maui—home to a small community of Hawaiian fishing families. In the early 20th century, Honolua Ranch expanded into orchards under the direction of David T. Fleming, with plantation camps and ranch homes scattered throughout what is now Napili and Kapalua.
The land surrounding this home tells that story. The historic Honolua Ranch headquarters once sat up Office Road, near where the Ritz-Carlton stands today. Across the street, what is now the Seahouse Restaurant at Napili Kai was once the Ranch Managers’ Club—built at a time when there were no hotels along Napili Bay. My great-aunt Lahela lived on this very property, when only a handful of homes existed nearby—mostly Hawaiian families and ranch managers.
As Napili transformed into a resort destination in the 1960s, most of the condos and hotels you see today were built. This home, and the small pocket of residential properties around it, remain among the last vestiges of the original community that existed before tourism reshaped the area.
For our family, this is more than a house—it’s a place where generations have lived, worked, and gathered. Staying here means experiencing a quieter, more authentic side of Napili that still endures.

We really enjoyed our stay at this beautiful plantation home. House is spacious and has plenty of room for a large family. We were eight adults so every one had their own bedroom and bathroom, no one had to share a bathroom and that was a huge plus!

Great family place

Would recommend for any larger group travelling to Maui. The house is huge with lots of living space, very clean and comfortable. Only slight downside, the roosters can be a bit loud at weird times, we were adjusted to it pretty quick but I would bring earplugs just incase.

We had a group of 9 people stay here and it was great! Plenty of room for everyone, and very close to great beaches in Napili and Kapalua. The listing is accurate and the host is easy to work with. We recommend the a/c units for every bedroom as it can get warm. The a/c units also help drown out the noise of the roosters when you sleep.

What a great house. I wish I could own it. But for now I will always consider it when friends or family come in town! Directly across the street from Napili Bay Beach cove and Seahouse restaurant, this place has lots of charm. Space for everyone and super stylish decorating. We will definitely be back!
We had an amazing stay at the Napili house. Traveled with our parents and kids, slept all 7 of us in comfort. Location is incredible, walk across the road through the resort and you are on one of the nicest beaches in the world. Tennis courts and Pickle Ball are a 5 min walk to Kapalua. Snorkeling, swimming, Paddleboarding, great food all easily accessible. Colleen took care of any needs we had promptly. Would highly recommend.

We planned a small beach wedding at Kapalua Bay… easy walk and lucky us for perfect weather and beach access. Love Napili… just walk across the street and you are there. Seahouse Restaurant is a good spot for happy hour as is The Tiki Bar just down the street. The house is so comfortable and perfect for four couples!!! Everything we need was included. Thank you !

We could not have found a better house for our family! With toddlers waking up early and old folks sleeping in, it was perfect because the house is split into two areas. It was also great because it was walking distance to our favorite beach, Napili Bay. We had a family wedding a half mile away at the Pineapple Chapel in Kapalua! Couldn’t have asked for more! Everything was perfect at the house! Check in and Check out was very easy!

We had an amazing three week family Christmas vacation in Napili. This house accommodated the 10 of us perfectly. We loved being across the street from the beautiful Napili Bay. Colleen was very responsive to all of our needs. Our only advice would be, bring earplugs for the many roosters that begin waking you at 3:30am sharp, however, welcome to Hawaii no matter where you stay. Would recommend this property and can’t wait to return!!

Everything about our experience was just perfect. This was the ideal spot for 2 families with the home being split with 2 bedrooms and a kitchen on either side. Colleen was just wonderful with communication and very accommodating. The beach was about a 7 minute walk and the Sea Horse restaurant across the road us delicious. I was pleasantly surprised at how comfortable the beds were and the kids had so much fun playing in the front yard! We highly recommend this property and would definitely come back!

We were delighted with the spaciousness of the house, particularly the 4 bathrooms with 4 bedrooms. We spent alot of time walking across the street through the Napili Kai Resort to the Napili Bay as well as Kapalua Bay for snorkeling and swimming. The 2 washers and dryers helped us stay ahead of wet towels and laundry. We also loved the 2 refrigerators - one for food and one for beverages. We would definitely stay here again. Mahalo!
The house and property were a perfect fit for our family. The huge trees out front shade the entire property and allow for a very relaxing afternoon sitting in the fresh air and breeze. The host was very attentive to our needs and questions. Check in was easy. The house had everything we needed; beach chairs, beach towels, plenty of bathroom items for your whole stay. We will definitely return. Walk to Napili Beach was less than 5 minutes, and that was with a toddler!

Our family with 3 kids enjoyed this property for several nights in Napili. We loved being back groceries and having meals in the spacious eating area. The kids really enjoyed the swing and walking out to Napili bay to stand up paddle board and snorkel. Each night we watched the sunset at Napili Bay. And we have fun snorkeling from Napili bay to Kapalua Bay. The roosters are a bit loud early in the morning so make sure to use ear plugs if you don’t want to rise early. For our family they provided some extra fun before we took off for the ride to Hana.

This spot is directly across from Napili Bay. It has a big yard in the front with giant tree. Plenty of room for the 8 of us. Short walk to the beach. Beware of loud roosters in the neighborhood. We had our water shut for about 12 hours. A neighborhood issue, but the property manager got it taken care of quickly. We will be back to stay here again. Very nice place.

We stayed at this home for almost two weeks and enjoyed every minute. The home is well equipped and very comfortable for a family group.
It is so close to the beach and we went to the beach almost every day we were there.
I loved having the 4 bathroom and that the four bedrooms were on each corner of the home so we all had our own space.
Colleen helped us with everything we needed promptly and efficiently.
This was supposed to be our one trip of a lifetime to Hawaii, but our adult children are already talking about coming back next year.

Fabulous Spacious/Comfy Island Home - Perfect Location!
Our group of 6 adult swimmer ladies, had a lovely stay at Napili Hale. Roomy, clean, comfortable and in a great locale. Would go back again with a group without a doubt!
We especially appreciated having the bathrooms in/or next to each room. Solid-wood elegant furniture, very comfortable. Well equipped kitchen. Great yard. Loved the two outdoor showers, two kitchens, two sets of washer dryers, and four bathrooms make it an ideal place for two families to share.
Convenient Beach access and opportunity to meet friendly vacationers are a plus. Very well situatedright across from Napili bay and several good restaurants. Also close to many walking/hiking trails. Being nature lovers, we humored ourselves listening to the many roosters in the neighborhood.

This is a wonderful house! It is essentially two separate homes connected by a common breezeway so there is a lot of privacy and it is very spacious. Many people have commented on the chickens, and we also experienced loud dog barking, which are, unfortunately negatives. However, these negative issues were mostly resolvable by closing the windows and turning on the ceiling fans at night. Colleen was courteous and prompt with her replies. The location is across the street from a wonderful beach with many other options nearby. (The two washers and dryers were a huge benefit too!) Thanks, Colleen, for a wonderful and memorable stay!

Great location but issues
The property seemed clean but there are essentially two units joined together and there was a bad odor and possible mold in one of the units. We could not use one of the large bedrooms at all on that side and the guest in the other bedroom on that side stayed but had to keep the window open and spent as little time in that room as possible. We essentially had to double up on the one side of the home. We did inform the manager and they did come out to fix some minor things promptly but this wasn’t addressed. This place should not be advertised as luxury as it was very basic although clean. Great location.

Why they chose this property
The uniqueness of this home lies not only in the property itself, but in its location and history. Long before Napili became a destination, this quiet residential pocket was considered a remote corner of Maui, home to only a handful of Hawaiian fishing families.
In the early 1900s the surrounding land became part of Honolua Ranch, where manager David T. Fleming planted extensive orchards in an effort to diversify ranching operations. The historic Honolua Ranch headquarters were located up Office Road, near what is now the The Ritz-Carlton Maui, Kapalua. Across the street, the restaurant at Napili Kai Beach Resort — today known as the Seahouse — originally served as the Honolua Ranch Managers Club, back when there were no hotels along Napili Bay.
During that time my great aunt, Lahela, lived in a house on the very spot where this home stands today. There were only a few neighboring homes then, belonging to other Hawaiian families and ranch managers. Plantation camps were located along what is now Office Road, near today’s resort area. These camps were typically organized by ethnicity, with Hawaiian, Chinese, and Japanese families living in separate communities. The residents worked for Honolua Ranch and later for D.T. Fleming’s plantation and orchard operations.
Napili began its transformation into a vacation destination in the 1960s, when most of the hotels and condominiums seen today were built. Yet the property where this home sits — along with the small cluster of surrounding residences — remains one of the last vestiges of the local community that existed before the ranching era and before Napili’s development as a resort area.
For me, this place is deeply personal. Generations of my family have lived here, and that sense of continuity and history is part of what makes this home so special.
