Garden House - a cottages sleep 6 that sleeps 6 guests in 3 bedrooms
Garden House has a luxurious spacious living area which is flooded with natural daylight and in the warmer months, the living room doors can all be opened to extend the living space onto the terrace. This terrace leads onto a large fenced paddock with children's play equipment and space for them to run around in safety while mum and dad enjoy a locally distilled gin & tonic on the terrace. The open plan kitchen is well-equipped with a multi oven Range Cooker, dishwasher, American fridge freezer, microwave & Nespresso coffee machine. There is a washing machine in the boot room. The dining table seats up to 12 (for when it is combined with Avocet next door for family gatherings & events). The cottage is supplied with a travel cot, highchair- other baby friendly extras can be ordered in advance. The living space has 2 large sofas and is equipped with a 43"LG Smart TV with Amazon Prime Video and Netflix so you can watch all your favourite shows.
The largest bedroom has a king-sized bed, a TV and opens out on to terrace through a glazed door. There is also an en-suite bathroom with shower. The second bedroom has room for a travel cot and shares a luxury family bathroom with the twin room. The bathroom has a walk-in shower (enclosed) and a freestanding bath.
OUTSIDE Garden House has a sheltered walled courtyard leading to a private fenced garden area overlooking the communal recreation space. The terrace has garden furniture and a Weber gas barbecue for guest use. In the lower car park we can provide a Pay as you go EV charging point.
SPECIAL FEATURES Garden House is part of our luxury eco-barns conversion alongside Avocet & Coot cottage. The eco-barns have sustainable eco-credentials by maximising alternative energy sources. Eco-friendly under-floor heating features throughout. Hot water and space heating are supplemented by solar, wind power and a ground source heat pump. The buildings are highly insulated keeping them warm and at the same time cutting down on carbon emissions.
Guests have complimentary use of our indoor heated pool, tennis courts games room & secure bike store.

Excellent facilities and location. Spent days at the beach and evenings with the BBQ in the garden cooking great produce from local farm shops. 3 children aged between 4 and 11 and loads for all of them to do.

Lovely
Great although not enough swimming slots and too many flies and no oven gloves
Also initial emails were not addressed to dear blank not my name
No one checks you in and makes sure you are ok
But house and grounds and pool are great

Thank you for leaving your review. We usually meet and great until 5.00pm, there should be someone in the office until that time unless we have been called out onsite. We send out comprehensive information packs and a code for the lockbox prior to arrival. If you have any issues during your stay we respond to emails which are checked throughout the day. Each cottage has a private swim session every other day alongside the shared swim sessions in the morning and late afternoon. Everyone can swim up to twice a day and this is detailed on our website. We are located on a farm and the flies can be a problem when the weather is warm and humid. We provide toilet rolls, oven gloves tea towels bathroom towels plus a housekeeping kit for use during your stay.
I am sorry that we did not see you or hear from you during your stay, i will let housekeeping know about any items missing from the property.

A short holiday to Norfolk
Given good directions to property. Instructions for parking and accessing the property out of reception hours were easy to follow. Fakenham not too far away for grocery shop. WiFi was not terribly good but the whole area around there seems to be much the same. We didn’t use the leisure facilities as we were only on a short break as our first visit to Norfolk. So much we wanted to see in the area. One little issue was the low flying aircraft which gave us a bit of a fright the first night wondering if there was a heating/water problem. From my FlightRadar App it was not RAF or US Airforce. Seemed to be old propeller planes. Happened every night about 6 o’clock and even went by on its final run at 10 o’clock one night. This was mostly in the dark as we were there late March.
Apart from that the accommodation was spot on for us and well done Norfolk on a lovely visit. Thank you
