A quick walk to Superdome, Smoothie King Center Arena or Convention Center for our beloved Saints football, NBA Pelican Basketball team and so many concerts and events, as well as conventions, trade shows and expos.

The Space:

Nestled in the heart of New Orleans, this residence features an open concept living room, dining room, and kitchen, adorned with original brick walls that exude the city's distinctive character. VacayNOLA has self Check In services. Our normal arrival time is after 3 PM CT and check out is before 11:00 AM CT.

Please plan your flights accordingly, as we cannot always allow for early check ins or late check outs. IF, we can allow for an Early Check In / Late Check Out, there are fees associated with this request to change the housekeeping schedules and door code times.

The Neighborhood:
Arts & Warehouse District - Arts District, an eclectic area of Art Galleries along Julia St and surroundings street. The building sits at the corner of Julia and St. Charles Ave, where we have so many restaurants, coffee shops, bar and grills, within a 4 block walk. The must visit World War II Museum is a mere 3 blocks away. A majority of the original warehouses that stored all the goods and merchandise off loaded from the Port of New Orleans Steamships have now been developed into residential housing.

Getting Around:
Walking is the best way to get around in the downtown New Orleans and when you get tired, rideshare (Uber/Lift/KrewCar) and taxi's are generally readily available. Or hop on one of our famous streetcars to see two major routes throughout the City. The St. Charles Ave. streetcars are Green and head away from downtown on St. Charles Ave. The Garden District, where you will see the beautifully maintained mansions, passing Loyola and Tulane Universities, Audubon Park, and the Audubon Zoo.
Red Streetcars travel along Canal Blvd. from the Mississippi River out to City Park. The streetcars are cash only, unless you buy a pass.

The Hop on Hop off tour busses circulate around some of the more popular areas of downtown and offer pickup every 30 minutes.
The Algiers Ferry is a fun way to get across the river. It runs from Canal street to Algiers throughout the day. Algiers is a small neighborhood and very walkable. Enjoy a quick bite to eat then just enjoy walking through the historic houses.

Bicycle rentals are is also a great way to get around and can be rented from various locations throughout downtown. There are bike rental options like Blue Bike with multiple locations throughout the city and also tour companies that have guided bike tours.

The location was perfect for Mardi Gras parades. Check in instructions were excellent we did not have any problems getting into our room. Parking was not great, but we were able to find a spot within a few blocks to leave our vehicle. If you are coming for Mardi gras, I highly recommend paying for the viewing stand.

Thank you Gordan, family and friends for the 5 Star - 10/10 Review of "Josephine" condo in the Julia Building, part of the historic, "Thirteen Sisters of Julia" 1827 built Row Houses or side entry townhouses that were renovated into individual condos in 2012. This really is the best place to stay during Carnival Season and for those iconic rolling parades on "The Avenue", or the Uptown route along St. Charles Ave. at Julia Street. Sure you can stand on the sidewalks, in the street to watch the parades, floats, marching bands, dance troupes, and catch the beads, specialty beads, doubloons', blinky beads, plush throws, and our new favorites of reusable and useful throws like wooden spoons, silicone kitchen utensils, tea towels, mini lunch insulated collapsible coolers, bamboo handle toothbrushes, traditional glass beads, frisbee's, squishy footballs, mini bags of popcorn, Chee-Wees', grits, Red Beans, Mardi Gras soap, and it's not a full Mardi Gras without Bacchus Socks or Zulu coconuts! ( IYKYK! ) but you are so right, being in the reviewing stands to be a eye level and be "handed" all of these throws is so much easier! Hope to see you back for 2027. Our calendar is open now for making your early and short Carnival Season reservations, with Mardi Gras Day being February 9th. Laissez les bons temps rouler with VacayNOLA!

New Orleans Get Away

Great property and location. We decided to stay a few extra days to hit some Mardi Gras parades. Everything was super easy. There was a great gym nearby and great restaurants too. We would definitely stay here again.

Mardi Gras weekend

The location was awesome! We were walking distance to both uptown and downtown and a half a block from the parade route. The condo was fully updated and we had plenty of space.

This place was in a great location. Walkable to the French quarter and a short Uber from everywhere we went. The place was super nice – loved the brick walls and the beds were super comfortable. Host was in communication with us and the place was very secure. Would highly recommend.

Lovely home, great location!

From the top notch concierge service to the lovely home, the is the place to book! We thoroughly enjoyed our stay and recommend this condo. The exposed brick inside the condo is great look. The beds are super comfortable. Don’t forget to eat a delicious po boy down at the Litte Easy!

This is a great location in the Arts & Warehouse District to stay when you need to be a few blocks away from the French Quarter and away from the chaos of Bourbon Street. It wouldn't be a classis New Orleans look if we didn't have all the exposed brisk from this historic building built in the 1830's. All the upgraded features of an elevator and stainless appliances and granite counter tops is a plus, along with the memory foam mattresses, which give you a good night's rest so you can be refreshed in the morning to continue your VacayNOLA! Having The Little Easy downstairs as a neighborhood bar & grill that the entire family can enjoy is great when you don't have to walk far or get a ride share to go eat.

We stayed true to the way the building was built back in the 1830's with the exposed brick and original windows, yet brought the kitchen and bathrooms and other features to today's standards. Can you imagine the heat in this place before there was air conditioning? That's why those smaller windows in the Master bedroom are there to have them open to let the heat out back in the days prior to air conditioning. This condo has a great view of the New Orleans skyline of the WWII Museum Freedom Pavilion and the Crescent City Connection bridge over the Mississippi River. Did you hear any of the ships horns or the calliope from the paddlewheel steamboats? We love this neighborhood and glad you felt safe here. The punch code system on the building main entry doors help too. So glad you met Brian at The Little Easy, he is a character and does have good foods there, plus, it's not a far elevator ride up to the condo, should you have one too many adult beverages... Great condo on streetcar line

The pics were accurate and the place was so convenient. The St Charles Streetcar stops right outside. It is downtown, so expect traffic noise, but no more than I expected. There's a small bar downstairs, but never noisy and nice local place for a drink. We really enjoyed our stay.

We are glad you had a great time in these hidden gems along Julia Street, away from the chaos of Bourbon Street. The Little Easy is our neighborhood Bar & Grill, a great spot for locals and visitors. They do have a quiet time of 8 PM in the courtyard or 11 PM closing time. Yes, we are on the St. Charles Ave. GREEN Streetcar lines, an inexpensive ( $1.25 CASH ) way to tour the City, with the stop at the corner, to get on or off, and another interesting way to spend a little while out on the balcony as you sip a beverage early in the morning or late in the evening. Perfectly location in the warehouse district

Although we’ve rented in NoLa many times before, this was the first in the warehouse district. Location was perfect for those who want to see the quarter and the garden district or Tulane. Property manager was super communicative, place was perfect, beds were comfy. Woukd rent again.

We are glad that you liked this condo that you actually stayed in, #202 at The Julia, because of an unfortunate HVAC drain line back-up and leak through the ceiling just 2 days prior to your arrival, into the condo you originally booked, #403 which was pet friendly. Hope you enjoyed the balcony off the condo overlooking Julia Street as an added bonus to you and family. The location is 8 blocks away from the French Quarter, so not as much constant chaos all hours of the day and night, but yes, a little closer to the Garden District and Tulane University for Parents weekend activities. We have a few "regulars" that come to visit students at Tulane, Loyola, Xavier, LSU, Dillard, and University of New Orleans for various parents or family activities and we hope you will become one of our "regulars" of the university families that stay with us. It is sad to see some of these families also graduate from us once the students graduate as well. Many will return back for Alumni events in the future. We do offer discounts to returning guests. The property was just as described! I would definitely stay here again! Two small things- street noise from master bedroom is really loud and wish there was a sink disposal! But all in all would recommend to anyone!

Thank you Christine for your insights. I guess living in the city, we are used to the street noise and don't think about it anymore, like a box fan hum. Not having garbage disposals in downtown New Orleans has laws ( we are a unique place ) that you must have grease traps & permits to have a disposal installed. With the age of this building, built in 1832, that was never a thought and although the electrical, water and drain lines were all updated when renovations were completed in 2016, we did not install disposals at the kitchen sinks. We are glad you enjoyed your stay other than those two infractions and welcome you to visit again. VacayNOLA!

This was a lovely property with exceptional customer service from the property management team. We reserved four condos in this building for a family birthday. The location was easy walking distance to anything we wanted to see. Beautiful condo with plenty of space for our family to gather when needed. Would definitely return abs stay here again.

The condo was super clean, and they left drinks to welcome us. It's a great location for walking to restaurants, stores, etc. If you need parking the P130 garage is perfect to just leave your car in. We paid for a week, and it was super convenient.

Perfect New Orleans condo!

Everything about this condo was perfect! It was very clean and beautifully renovated. We had everything we needed and all amenities were in very good working order. The condo was spacious and in an excellent location; two blocks to the FrenchQuarter and very close to the Warehouse District. Bedrooms were quiet and beds were very comfortable. We will definitely be back again!

Great condo in warehouse district!

We stayed at this condo with another couple and it was perfect. Very clean, great location, easy to catch a cab and close to uptown and downtown. We felt very safe there as well - needed codes to get in at the street level, elevator and the condo. The area was quiet and away from the noisiness of the French Quarter, which I found to be a plus, but if you want to be in a livelier neighborhood, this may not be the place for you.

While it's true this property is quieter than staying in the French Quarter it is really close to sites and points of interest. We are so happy it suited you and your guests for your stay. This is our first fully furnished up and running unit and we are still as in love with it today as we were getting it ready for wonderful guests such as yourselves.

So central!

We met our college-aged daughters in NOLA for their spring breaks. The condo was perfect for us—located between the Garden District and the French Quarter. We walked everywhere all week. The neighborhood felt safe and was fairly quiet. The staff at VacayNOLA was top-notch with communication and assistance. Plenty of restaurants were nearby and the grocery store, too. We would definitely recommend this condo!

This corner condo building has all the original charm of exposed brick, original grand staircase and original weight and pulley windows, but all of the conveniences of home with granite, marble and stainless appliances. This Arts & Warehouse District neighborhood is such a mixed use area, any type of food you could want for is here, just walk a few blocks in any direction. This is a large residential area, above the mostly commercial street level businesses. So many of the attractions that New Orleans is famous for are about an 8 block walk. Many have called The Julia a hidden gem. We would love to host your family again. VacayNOLA!

Amazing Property Even More Amazing Management

The property was as advertised very cool space great amenities. We were there for a conference and while there I had a medical issue and had to extend my stay. Barbara the manager was absolutely amazing gave us a discounted night for our issue couldn’t have asked for better service. And The Little Easy restaurant right down stairs from the condo has amazing po boys. Couldn’t recommend this property high enough!

As advertised but for the price, could have provided a few extras: kleenex, extra towels, plastic bags and wrap, aluminum foil, more cooking implements. A yoga mat would have been lovely. Thank you Sarah for the review. Sorry that we didn't make the 5th star during your stay in New Orleans. We do leave six bath sets in a condo that sleeps 4 guests, and there is a washer and dryer to use as well. There is only 1 set able to fit on the towel bar in each bathroom, and the additional 2 full sets are in each bathroom's vanity cabinets, as well as hair dryers, disposable makeup removing cloths and shampoos and bars of bath soap and 3 rolls of toilet tissue. Under the kitchen sink in containers are extra trash bags, dishwashing tablets, laundry detergent pods and fabric softener sheets, along with a roll of paper towels, liquid dish soap, a sponge and a container of Clorox cleaning wipes. In case you are a coffee person and cannot function before drinking a cup, we also leave 3, twelve cup packets of French Market Coffee, with a handful of liquid creamers in the fridge some sugars and 6 bottles of water and 4 Gatorades in the fridge, complementary, of course, for you to start hydrating as soon as you get to New Orleans, partly because we know how hot and/or humid it can be here. In the queen bedroom closet is the extra bedding for the inflatable mattress, in case you sleep with a snoring travel partner and need to sleep in a different room, so there are 2 pillows, and a sheet set with blanket. You mentioned a yoga mat, that is sad, because the yoga studio closed, we still had a few left over, wish you would have called to ask for items you thought were missing

NOLA Perfection

This condo was absolute NOLA perfection. The unit was immaculate with everything one would need for a comfortable stay in the fantastic city of New Orleans. The ease of the coded entry was much appreciated as we stayed there with my folks and our two little kiddos so trying to keep track of multiple keys would have proven quite difficult! Not to mention the added security this provides. The location of this unit is excellent - walking distance to everything including fabulous restaurants and museums. All in all a wonderful stay and would book again in a New Orleans minute! Thanks Bridget & Amber!

Nice place, but had some difficulties

This place was nice, but the entrance was very difficult to find and the instructions were not clear. The entry was hidden. But, the host was very responsive and answered right away and helped us find the entrance. Also, the floors were not level at all; it was really odd. But overall, the place was nice.

Yes, sometimes the Little Easy has the shutters open to block the punch code box for keyless entry and it can be hard to find when first getting to the Arts & Warehouse District of New Orleans. Again, yes those floors may not be level, but that can be expected with a building that is almost 200 years old in New Orleans. This building was originally built in the 1830's and although renovations were completed in 2014, seems some of the settling still happens. We are thrilled you had a wonderful time, over all. Great central location, very secure, with a view

Perfect location between the French Quarter and Garden District, with plenty of local food options within walking distance. Condo was better than the pictures. Bring some ear plugs for the master bedroom if you aren’t used to city noise at night. Very secure location with multiple points of secured entry—felt safe with a great view of the CBD district and partial view of the WWII Museum. We would definitely stay here again as a group of 4 adults. St. Charles streetcar line is under construction but wasn’t very noisy, easy walk to bus stop or next streetcar line. Ubers were constantly within 5-10 min from this condo when needed but we walked almost everywhere in less than 20-25 min.

Thank you Jeremy and friends for the 5* review. This is a great location, right in the heart of the Arts and Warehouse District and yes, so many great local restaurants and eateries from fine dining ( Peche, Sofia, La Bocca, Willa Jean, Emeril's ) to hole in the wall places ( Little Easy & Auction House Market, heck even the Rouses Market grocery store has really good hot breakfast and lunch bar). It is amazing that being on the 4th floor and smaller rectangular windows allow in so much "city noise". I do hate it that they are replacing the asphalt over to concrete lanes for the streetcars, it is much needed, and yes, very loud during the day, but that should pass on to the next block to the south at Thanksgiving. We only got the notice on our door the previous Monday. Glad you felt safe in the building with all the secure entry points of the building. It can get a little frantic during Mardi Gras, is why, but we just kept the doors on the lock mode with either a key fob entry or punch code access year round for about 10 years now. We have been contactless check in for that long as well. Who knew we would have had that in place years before a pandemic?! Isn't the Crescent City Connection Bridge beautiful at night? VacayNOLA!
