A warm and welcoming home with an open and sociable family feel, Sundial Place is nestled on the cusp of and within a short ten-minute walk of the ‘Auld Grey Town’, famed for its festivals, castle and – of course – the inimitable Kendal Mint Cake.

Easily accessed from the M6 and with fantastic transport links into the Lake District and beyond, park up at the rear of Sundial Place, where there is one space available.

Dating back to the late Victorian era, Sundial Place has been extended to the rear, providing a characterful feel balanced by contemporary comforts. Make your way to the entrance, where you emerge directly into the warm and welcoming open-plan kitchen-dining-sitting room.

The high spec finish of Sundial Place is instantly apparent, with Karndean flooring underfoot, creating an inviting vibe. All the essentials you need for a comfortable stay can be found in the brand-new kitchen, with abundant storage in the handleless drawers and units, with an induction hob, oven, microwave, instant boiling tap and waste disposal unit all integrated.

Sociable flow

Perfect for two people looking to spend time together, the main flow of the home is open plan, with the light and spacious kitchen with a dining table beyond, set before the window and a log-burning stove. Light flows through a trio of windows in the kitchen-dining-lounge, ensuring a bright and cheerful, sociable and relaxed ambience, continue through the dining area to find to a comfortable lounge area with sofa and smart TV. Throughout the home, light is a key feature, with warm yet minimal décor for a thoroughly modern feel. A Nest thermostat gives you easy control over the temperature, whilst a broadband speeds of 100mbs+ ensures everyone can stay connected.

Sociable yet private, a snug lounge sits off the main living area, perfect for cosying up in front of a movie on the comfy sofa, with plush cream carpet underfoot. Fitted cupboards contain (rainy day board games). Contemporary lighting continues through from the open-plan living space.

Cosy retreat

From the main living area, open the door to discover stairs leading down to the cellar level, where a private bedroom with a Super King Bed offers a restful haven after a busy day exploring the local area. Carpeted underfoot, with shelving for books and reading glasses behind the bed, it is the subtle decorative touches that help create such a peaceful, welcoming atmosphere at Sundial Place. Light flows in through the window, with neutral tones to the remaining walls. Serving this bedroom is a Japanese-style WC and wash basin next door.

Returning to the ground floor level, take a separate set of stairs up to the first floor,

Refresh and revive in the large bathroom, elegantly decorated in marbled white tiles and inky tones, complementing the modern black fittings. Enjoy a relaxing soak in the bath, or a refreshing spritz in the large, separate walk-in shower. Underfloor heating warms your toes as you brush your teeth at the wash basin. There is space for your essentials in the tall storage cabinet, whilst natural light from the two windows is amplified by the soft, contemporary lighting to the walls and ceiling.

Unwind outdoors

Relax outside where a seating area looks out at the tastefully designed garden border, with added colour from the potted plants. An outbuilding contains a washing machine and tumble dryer for rinsing off your swimwear after a swim at Kendal Leisure Centre, or a day’s paddleboarding on Lake Windermere. You can also find a large freestanding freezer and ironing board here.
