Welcome to your basecamp for your southwest Montana/ Yellowstone vacation! We have a very friendly manager and staff should you need anything during your stay. Located on the banks of the Yellowstone River, 11 miles north of Gardiner, Montana, Yellowstone Riverfront Condos offer a unique vacation opportunity!
There are four 2-bedroom, 1 bath units in this two-story structure; each unit has a laundry room, WIFI, two private entrances, gas grill, and expansive outdoor areas with a riverfront view that perfectly captures the sunsets in Yankee Jim Canyon. These units can be rented individually or are perfect for large groups needing an entire floor or the whole building. There is also a private trail to the river for fishing access on the Yellowstone River. Each unit sleeps 4; the beds can be configured as kings or XL twins.
The property is located at historic Slip & Slide Ranch established in 1908 and still operated by the Rigler family. From the unit, you can see the historic rock barn featured in the Montana publication, Hand Raised: The Barns of Montana. In addition, wild Yellowstone bison, which are part of a national bison testing program, graze in the meadow by the main ranch buildings and are easily and safely viewed from the condo site.
The ranch borders thousands of acres of public land with hiking opportunities that can accommodate any skill set. The historic OTO Dude Ranch is a popular trail; hiking the now publicly owned part of the old Slip & Slide Ranch provides two glimpses into Montana ranching and accommodation history. Both hikes provide ample wildlife viewing as well as an opportunity to explore areas outside of Yellowstone Park which are often less traveled than popular Yellowstone Park trails.
The central location allows you to enjoy Yellowstone Hot Springs, 3 miles away, and Chico Hot Springs, 20 miles away. We are also just a short drive to Livingston, Montana where there is a wealth of fine dining, shopping, and art galleries.

The property was great! The view was exceptional. Easy access to gardiner for food and coffee and very short drive to the north entrance of Yellowstone which had ZERO line every day for 4 days. Would 100% choose to stay here again
Nice, clean and comfortable. Watched elk on the hill from the living room and watched a bald eagle on the hill in the back. Great view of river and located a few minutes out of town in the quiet away from the noise of town. Minutes to the north entrance of Yellowstone. Enjoyed every minute of this vacation.
10-12 minutes from Gardiner and Yellowstone entrance, no stop lights. The unit was exactly as advertised. The managing agent and owner were great, communicated extremely well.
Property was great. Located only 10 or so minutes from Gardiner. Had almost everything you needed if you were traveling. Would definitely stay there again.

Thank you for staying with us, Venkat! We fixed the kitchen grinder, sorry it didn't work for you.
Great place to recharge after busy days exploring Yellowstone and the Grand Tetons. Love sitting outside listening to the Yellowstone River after we would get back. Über close to the north entrance, maybe two cars ahead of us daily. Condo had most everything we needed. Very comfortable bed! Thanks Tanya for being a gracious host.
Very clean! Owner was very responsive to our needs and any issues we had! We stayed in unit #1 of the 4 plex. Everything you needed was there. Only issue I had was no a/c in the bedrooms and it was warm when we were there. Overall we had a great time! Enjoyed Gardiner and next door to Yellowstone!

We enjoyed hosting Wendy! We have a few weeks of really hot weather in Montana. We just installed mini-split air conditioners in each of the condo's living rooms. We have ceiling and portable fans for the bedrooms to keep the condos cool. Typically the night time temps dip into the 50's and 60's, even on the hottest days.
This spacious condo has everything we had hoped for to be comfortable during our stay. Just outside of town and yet minutes from everything! The views were stunning and the wildlife on the way didn't disappoint. We would absolutely stay again. One note if you're not accustom to apt style living and therefore noise from above, chose an upper level. It's not unreasonable but you will hear some movement from the upper level condo. The noise didn't bother us as neighbors were kind and reasonable, plus we were there for the activities and views.
Generally the stay was amazing. Super close to Yellowstone park. The condo was nice and clean and the views cannot be beat. A few minor complaints. The coffee pot basically didn’t work. We had a difficult time finding out where yo take our trash and was not happy we had to load up our car to take our own trash to some dumpster on the way out I get there is no trash service but considering they charge a hefty cleaning fee you would think the owners would just include trash service. But overall would recommend the place. Oh and no central a c. Just fans and open windows. Which being on the bottom floor where people walk by at night was a little noisy

Thank you for staying with us! We've updated the check out procedures so guests no longer have to take trash themselves, it's optional. As advertised, we do not have AC (yet!).
Property was exactly has listed. Inside is very roomy, with everything in good working order.
The outdoor setting is just amazing, you can have breakfast on the river with the cow Elk nursing their fawns on the far side and watch the sun set down the Yellowstone valley at the end of your day. Could use an outside firepit and an access down to the riverbank. (Fisherman, take note)
We had issues checking in because I did not download all the information required to my phone before going out. MY FAULT. There is ZERO cell bars out there! Had to drive back to Gardiner to get the info and back out.
Downgraded it overall because we had a downstairs unit. There is just too much noise from the upstairs guests. You hear every step, and everything dragged across the floor. Not so much voices, but it is noisy. If we came back, we would only do so if we could book an upstairs unit.

We enjoyed hosting you and glad you liked the property. There is Verizon cell coverage at the condos and the other carriers can be spotty or have no service which is why we provide the WiFi log in information for each guest with the driving directions and key codes for the doors in the welcome document.
Outdoor fires are prohibited on the property which is why we do not have firepits on the property. Unfortunately our trail system with wooden board walks and covered seating areas down to the banks of the Yellowstone River were washed away in the floods of June, 2022. We are actively repairing the banks and trying to get easier access to the river for guests.
Hope to host you in an upstairs condo next time!
I am so glad we didn't cancel our trip after the devastating flood. Our family had so much fun exploring the area around Gardiner and making memories. Our condo was more than we expected. Very clean and comfortable. We will for sure be back next year and years to come.
The entire process from reserving to checkout was great. The property is about 10 miles from the north gate of Yellowstone National Park, the drive to and from is also a pretty drive. The actual property is fantastic, very clean , great beds and pillows and a fully stocked kitchen to cook any type of meal you would want. We found this very important since the eating locations in Gardiner were crazy expensive and flavorless. The location has drip style coffee pot, insta pot and a gas grill on the back porch. We will definitely stay here again when the north end of Yellowstone opens again. Tanya the property manager was quick to answer any of my questions and respond to minor adjustments we had with our reservations.
We had a great stay at the condo. The outdoor space with riverfront was amazing with the seating areas above and below. We also enjoyed using the grill. We had everything we needed in the space and it was clean and spacious. It's about 10 minutes from the Town of Gardiner and Yellowstone but we saw different animals on the drive every day so it was worth it!! We're recommending to friends that also want to go. The one little thing was that we weren't instructed that the dump was closed on Sunday so when we packed up and left and then the dump was closed we were left with a bag of trash in our car and had to find a place in town to get rid of it.
