Spectacular location and a beautiful lay out. Master suite is a dream come true to wake up and be staring at the ocean each morning. And having the private boardwalk leading straight to the beach is beyond convenient. Highly recommend and everything about the experience was excellent. There id no question my family will returning in the future, hopefully soon!

Such a great trip!

My family and I had a great time! The house was comfortable and the beach was gorgeous. Since we’re near public entrances to the beach, it could get a little crowded—but when you’re staying right on the beach, it’s hard to complain about anything! We would totally stay here again.

Just wonderful !

Kokomo was amazing ! The beach access was perfect and the house had everything we needed. There was few minor things that needed to be fixed and the house could use some fresh paint and updating , but overall the place was wonderful to stay . We will definitely be back again !

Girls Trip

The home was so well laid out- so much room. There was plenty of parking space - we had 3 cars. The location was wonderful with great views from the top balcony. The beach walkover was so convenient. Easy walking distance to several restaurants and shops. Would definitely rent this house again.

Almost perfect

Everything about accomodations and location were superior. All was wonderful except one thing…… internet wifi signal was very weak…. Such that my two working sons had to go to the Barns and Noble to do work.

Fun in Kokomo

Great beach house, lots of space for our family get together of 11. Loved the beach access and decks! There were lots of towels provided. We need maintenance and someone came to check on it quickly. Check in and out was extremely easy and communication with the office was very easy. We had a time!

Perfect accomodations for our 3 generation family

Kokomo was ideal for our family vacation. There was room for all of us to sit at the dining table, and plenty of dinnerware for eating in. The kitchen was well stocked - another plus. The couches and chairs in the living room were comfortable and there was room for all of us to play card games and work puzzles. The decor definitely added to the beach ambiance and nicely casual. The direct access to the beach was great for young children (and older adults!) We really enjoyed the bench seating at the top of the steps to the beach - a perfect place to enjoy a cup of coffee in the morning!

Kokomo property itself was nice and Old Florida Village is quiet and picturesque. The house has spacious bedrooms and comfortable beds though the common area is a bit small. The kitchen is very well stocked with dishes and just a starter of soaps and paper towels. The furniture is in very good shape. There is a cabinet of books and games. The house itself needs some updates including new windows and shades, paint inside and out and bug spray on the main level patio. Small maintenance requests were handled very quickly by Ocean Reef and check in/check out were both very quick and easy. The major problem with this house is the beach. It is so very crowded. The house is right at the public beach access and everyday was extremely overcrowded, noisy (competing music playing - sometimes very inappropriate for families). We had to run down very early every morning to set up our canopy or pay for the commercial umbrellas/chairs to get close to the water. There are bonfires and parties on the beach in the late evening which are quite noisy. The beach is beautiful but just simply too crowded and noisy.

Thank you for taking the time to share such a detailed review of Kokomo. We’re glad to hear that you enjoyed the spacious bedrooms, comfortable beds, well-stocked kitchen, and the quiet, picturesque setting of Old Florida Village. We’re also pleased that our team was able to respond quickly to your maintenance requests and that you found the check-in and check-out processes easy and efficient. We appreciate your feedback regarding the home’s windows, shades, paint, and patio. We’re always looking for ways to improve our properties and will share these comments with the appropriate team. We’re especially sorry that the public beach access near the home made your stay less relaxing than you had hoped. The beautiful beach and convenient access are certainly advantages of this location, but we understand that the popularity of the area can also mean significant crowds, noise, and activity, particularly during busy travel periods. While the public beach activity is outside of our control, we truly understand how frustrating that can be for families looking for a quieter beach experience. Thank you again for staying with us and for your thoughtful feedback. We hope to have the opportunity to welcome you back and provide an even better experience in the future.

Beach access and neighborhood is just wonderful. Very convenient and close to lovely restaurants, shops etc. Home is clean and inviting. We had 6 adults and 3 kids ages 5, 4 & 2. There are no beach towels, only 1 beach umbrella and no extra beach toys or coolers or any kind of amenities that make spending time on the beach so fun. All of that needs to be rented which is easy to do through the website that is recommended (Lindsay at BabyQuip was wonderful). For the money, I think providing towels etc would be nice. The home itself has been lived in for sure. It’s kind of the “Old Guard “ of beach decor and modern appliances etc. Could use a nice update. The master bedroom & bathroom have been remodeled and are great. Rest of the house is not in the category of luxury- but with 3 kids under 5 -it felt just right for us. We used the porch in the evening for family games. Really just spent all of our time on the beach or at the pool house which is absolutely perfect for young kids and hanging out. Kitchen was well stocked with everything we needed to prepare meals. We had a wonderful long weekend and would stay again with the same group. Plenty of parking. All in all a fantastic vibe.

Kokomo House on Point

Overall our entire family of 12 enjoyed the Kokomo House. There were plenty of bedrooms and bathrooms to accommodate us. The Old Florida Beach Community was top notch and very inviting to us Vacationers. Pool Area was very clean and impressive. Not overstated but impressive. Only disappointment was the wifi didn't work and the Ocean Reef Management personnel didn't follow through on the 3 open order correction tickets. WiFi is very important to me as a business owner who needs wifi at 2pm everyday, vacation or not. Note this: if they get the wifi corrected, I could see me booking an off-season management retreat there but ONLY if they address the wifi.

So close to perfect

This property did all the big things right, but failed in the margins. The house's location is unbeatable, right on the beach and in a gated community with shared community pool. The house is definitely dated, but the 5 bedrooms slept our group of 3 families easily.Unfortunately, it does seem like the upkeep is lacking. A piece of siding was missing from the front of the house when we checked in. The handle on one the toilets did not work (could only flush by lifting off the tank lid and pulling up the flapper by hand) and 2 of the shower doors would not stay closed due to incorrect installation. The managing company was fairly responsive and "put in a maintenance ticket", but who wants a handy man joining your beach vacation? Really close to being a perfect property, but ultimately just another VRBO trying to churn through guests as fast as possible while avoiding maintenance and upkeep.

Great location for family beach trip!

This property had plenty of space for our family of 9 adults, 2 kids and 1 toddler. Beach was bit more crowded as the property is close to the public beach access, but there was no problem with this. The benefit is having a lifeguard close by as they patrol the public beach areas. We had a great time hiring a company to have a bonfire on the beach. The house has an entire bar area in the king bedroom upstairs (including Keurig; ice machine and wine fridge). Each bedroom had a TV with Direct TV cable. Driveway had enough parking for 4 cars. The neighborhood is lovely to walk around with a community pool. There is access to a small bay/pond area that connects to the ocean (for fishing, kayaks, etc.) The neighborhood is quiet. Kitchen is well stocked with utensils, a crock pot, Instapot, blender. The grill uses propane but there is also a smaller charcoal grill there. Wifi worked well. There is a printer and space for office work in king bedroom.

Perfect place!

We absolutely loved this house, this location and this neighborhood! It was perfect for us! The only piece of advice I could give the management company is to increase the internet speed... it is quite slow and made it very difficult to use laptops, phones, etc on the wifi.

Nice beach and nice home with boardwalk directly to beach but to close to public access.

Wild party just next to us (by public access) consisted of drunk young folks that resulted in several same sex PDA in the ocean just in front of our grandchildren. This is suppose to be a family beach. Not good. Will not return to this exact area
