Modern cottage with panoramic views across the Cèze Valley - 16m private pool
The COTTAGE: 4 star Gîtes de France rating. New (2017 construction) comprising 2 bedrooms on the upper floor, each with a double bed (1.4x2m) in solid oak and its own balcony. The ground floor and the private pool (16m long) are wheel-chair accessible. A fully-equipped kitchen & a double sofa-bed are on the L-shaped ground floor. There are two wet-room style shower rooms, one on each floor, the downstairs one including a WC; upstairs, the WC is separate. TV (French and British), free WiFi; dishwasher, washing machine, Nespresso coffee machine; hair dryers in each bedroom. Two private parking places right outside a private entrance. Shaded gas barbecue with table/6 chairs (30m2); LaFuma armchairs and padded sun loungers around the pool/terrace.
LOCATION: small & quiet hamlet with specular views across the Cèze Valley to La Roque sur Cèze medieval village. The Cèze river itself is also visible from the pool. The cottage is 25min from the Bollène A7 motorway exit. A supermarket (Intermarché) is at 3km and the pretty town of Goudargues, with its restaurants dotted along a canal, is at 4.5km. The Cascades du Sautadet (natural rock pools and water falls) are at 4km.
ACTIVITIES: There are lots of places along the Cèze river for Kayak & Canoe rental, small beaches for swimming, and plenty of tracks for mountain biking/running/walking. Our private pool: 16x4m (April-October), depth 1.2 - 1.8m with countercurrent system for the ardent swimmer.
SURROUNDINGS: Uzès at 34km (half an hour by car); Avignon at 45km (40min); Mediterranean beaches (Le Grau du Roi) at 117km (1h30min); the Ardèche river at 30min (St Martin d'Ardèche).

Hi, we are Nick & Sue English but resident in France since 1988. We've recently retired and have moved to the South to enjoy the beautiful Cèze Valley. Disappointed by the small swimming pools we've had when staying in holiday accommodation, in our new gîte project we decided to put in the biggest pool that we could.
Why they chose this property
The property is a new-build on part of an old vineyard: the view across the valley is incredible. Being brand new, the gîte is not the typical 'mas' in crumbly old stone, but a crisp, clean & ultra-modern structure with large windows to take in the panoramas. To compensate, the front wall of the property is in real stone, built in the dry-stone tradition! The river Cèze is between the Ardèche and Gardon rivers (30 min to each) and we find it prettier and greener than the neighbouring rivers. It's ideal for free swimming.
What makes this property unique
Enjoy the comfort of a new-build, with bedrooms & balconies that look across the valley to the medieval village of la Roque-sur-Cèze. Calm: 500m from the main road on a minor route that just leads to several houses that make up the hamlet of Ivagnas. Surrounded by trails & paths ideal for mountain biking/walking/running.
