This is a very comfortable, relaxing place that can accommodate all types of activities, whether you are here to work, chill, explore, or soak up Newport culture.

The house is a well-cared-for 1900 Victorian farmhouse within 1.5 miles to the best beaches and downtown Newport. You will be based in pastoral Middletown while having easy access to all the attractions of Newport. Convenient for graduations, Newport Folk and Jazz Festivals, NYYC regattas, Naval War College events, and Navy Base. Close to Newport mansions and Cliff Walk. Easy access to remote roads perfect for biking/walking, numerous beaches, the Norman Bird Sanctuary, and Sachuest Point National Wildlife Refuge.

The house comfortably sleeps 8 people, with three bedrooms and full bath upstairs, and one downstairs bedroom with private half bath. The kitchen is spacious and well-stocked. The dining room that seats eight people. The living room is airy, with a large-screen TV and plenty of couches.

Relax in the sunny enclosed porch. Play on the grassy acre of land that is perfect for family gatherings and games of badminton, volleyball, or a toss in the horseshoe pit (Lawn games provided). House includes a robust wi-fi, smart TV, and a laundry room. Outdoor gas grill and custom picnic table (seats 8) are perfect for outdoor dining on warm summer evenings.

Great for a little getaway!
We loved this sweet little home! We were on a relaxing bachelorette trip and this quiet street was perfect. You are close to the wharf, the mansions, and beach (only an 8 min drive!)

Great little spot for a weekend getaway with family. Close enough to walk to second beach, and a nice park down the road. Could use some new mattresses and larger beds, but decent for a few nights. Kitchen was well furnished for cooking.

The home was lovely, clean, and spacious and only a few minute drive to downtown. The home was costly, but it did have everything we needed and was decorated beautifully.

Nice, Older House Near Many Attractions
I had to cancel another trip to a different state due to the COVID spikes in the area and had to find a replacement vacation within 2 weeks. Elizabeth was very quick to respond and answered all my questions thoroughly. It was really that level of communication and service that made me choose this house. I am familiar with older houses, having grown up in one that was built in the 1920's, so I knew mostly what to expect from the property. The house itself is nice, has plenty of room, and a large yard. Its location really could not be better. The house is tucked down a back street within walking distance to a local park and it has easy access to get to the beaches via a really short drive. We were able to walk down to Flo's Clam Shack and Clementime's Ice Cream in about 20 minutes. Driving would have been much less time, but walking gives us exercise and reduces the need to try to find a parking spot near the beach area. The house has a nice mix of modern comforts and yesteryear charm. The stairs going to the top floor can be tricky to navigate for older people or those with mobility problems, so keep that in mind before renting. It is the same for many older homes, so that was not a surprise. The downstairs bedroom was large enough for the elderly gentleman in our party and it has a private 1/2 bathroom (toilet and sink). The only trips he had to make upstairs were when he wanted to take a shower. Aside from the power going out in the neighborhood (not a fault of the house), we had no problems with the power, water pressure, or any other function of the house. It was a nice base for exploring and reconnecting to all the interesting places in Rhode Island. I also cannot say enough how much I appreciated all the timely communication from Elizabeth. It really took a lot of stress out of the trip.

I grew up in Newport and Middletown and have deep roots on Aquidneck Island, Rhode Island. I am a public health epidemiologist currently living in Northern California and I enjoy the experience of both coasts.

Why they chose this property

The name Hammett-Richardson is a tribute to my grandmother and grandfather, respectively, who lived and cared for the house for decades. As a child, I spent many happy times here learning how to make doughboys and RI style clam chowder, and how to throw a traditional New England clambake.

I love this place and I hope you will too.

What makes this property unique

A beautiful Victorian/Arts and Crafts style house on one acre of land and situated close to Newport harbor, downtown Newport, Salve Regina University, the Naval War College and Navy Base. Within biking distance to excellent beaches, and has views of the Middletown Historic Society windmill, the beautiful gothic St. George's School chapel, and weekly polo practice on the multi acre field across the street.
