1890's Home In Historic Downtown Franklin
Rose Cottage charms her guests. This Victorian home was built in the 1890's and lies within the original surveyed five block square area of Historic Downtown Franklin. When you arrive at Rose Cottage, you will be stepping back into the history of Franklin to enjoy a little piece of "times past" with its architecture and furnishings. Even though the cottage has been completely modernized, it still is reminiscent of another time with careful attention given to the balance between old and new.
Rose Cottage is about a two minute walk to The Square and to Franklin's main attractions, venues and restaurants. There is no struggle to find a place to park with its location being closer than much of the available parking. It is quite convenient in the evening to be able to walk home from an evening spent downtown!
The cottage also features a private backyard where one is able to retreat from the bustle of downtown. The spacious covered patio area is perfect for sipping your morning coffee. The glider and rocking chairs predate WWII. Enjoy perfect outdoor dining at the picnic table. If you are interested in outside sports, a ping pong table, basketball goal, and croquet are available. There is also a portable fire pit, however you must supply your own wood.
Rose Cottage welcomes guests to enjoy our small town hospitality and the many special events Franklin hosts which make it such a delightful place to visit.

The beds were comfortable and the home was clean.The kitchen was fully fitted and a great place to make meals and eat.We did not take a pet.Tha hostess was absolutely awesome!
Susan was the perfect host and we enjoyed the property location. Shopping, restaurants and a beautiful park all within walking distance of the property. The property was very spacious and clean. Beds were comfortable and kitchen was spacious and well stocked. We would stay here on our next visit to Franklin.
we love the location, it’s great to be able to walk to town. The house is furnished very tastefully and lots of thoughtful additions. This was our second stay with Susan.
We stayed 10 days in Rose Cottage while our home in Franklin is having work done. We are coming back soon for another week. The home is charming and fully equipped. I’m glad we found this place!
This is a lovely historic cottage that reminds us our our grandparents homes when growing up. Two large bedrooms, vaulted ceilings and extra sitting areas made it a nice place to regroup and plan the next adventure. Being so close to downtown it was easy to walk and see it all. Great parking tucked in behind as well. Susan was a delight to work with on the reservation and was a very nice host.
We came to town for the Pilgrimage music festival and LOVED our stay. Susan is a fantastic host and her property has so much character. It’s perfect distance into town!
Great location; one block over from Downtown. Very clean, comfortable beds, roomy. Very pleasant owner. Stayed there twice. May have left pop in the fridge - sorry!All around excellent!!!

The photo is with one of my granddaughters on a trolley ride to The Factory to get ice cream. I have lived in Franklin for almost 35 years and all three of our daughters have grown up here. I personally manage Rose Cottage and The Franklin Guest House. My desire is to make your visit to Franklin as lovely and comfortable as possible. Why they chose this property
My mother bought Rose Cottage when she was older so that she could be close to family. There is a guest house at the end of the driveway. The Franklin Guest House (VRBO 584286) was our original short term rental.
What makes this property unique
There are other lovely short term rental listings in Franklin, but Rose Cottage is one of the very few properties that is in the original five block square area of Historic Franklin as it was surveyed by Abram Maury (uncle of Matthew Fontaine Maury). The accessibility to the downtown area is incredible. By being at the center part of Franklin, you have a wider range to many of Franklin's amenities that circle the town. Plus, the other benefit of Rose Cottage is that while it is downtown, yet it is private and you are able to retreat back to your own space.
