Bedroom 4 – 2 queen bunk beds (each with a queen on top and a queen on bottom)

Rockin' Rio is the perfect venue for a relaxed family/friendly gathering. Its four bedrooms/four bathrooms can accommodate up to 18 people and the pool, modern kitchen, large garage that opens to the front and back, and covered porch with an outdoor kitchen foster opportunity for guests to spend great quality time with one another. River access is available via a park just across the street from the home and it's also conveniently located near restaurants, music venues and a golf course.

Management provides: pillows, comforters, mattress pads, and all other bed linens (see below), starter kit of 2 trash bags, one roll of paper towels in the kitchen, 1 roll of toilet paper for each bathroom, 3 pods for dishwasher, liquid dish soap, and shrink-wrapped hand soap for each bathroom

***Effective 1/1/24, Frio Premier/Frio Select Rental Homes will not be providing towels to guests, including bath towels, wash cloths, hand towels for the kitchen and restroom, and bath mats. Guests will be responsible for bringing these items. FPRH/FSRH is proud to be able to continue to provide bed sheets, including flat sheets, fitted sheets, and pillowcases for all beds. Linen fees have been adjusted accordingly to only reflect sheet rental and prices have been set based on house size and number of beds in the home.

***A booking deposit and a refundable security deposit (damage deposit) are charged upon creating a reservation. If you reserve via phone or the Frio Premier Rental Homes website, please note that your credit card will automatically be charged the first night's rent for the booking deposit and $350 for the refundable security deposit at 12:00 p.m. central time on the day of booking (if booking after 12:00 p.m. central time it will be charged the day after). If you reserve via VRBO/HomeAway or another channel partner, your credit card will automatically be charged a 10% service fee that is paid to that channel partner, 33% of the total rental fee plus tax as your booking deposit paid to Frio Premier Rental Homes, and the $350 refundable security deposit. You will receive a receipt via email for your booking deposit and security deposit as well as a confirmation number. EFFECTIVE 8-27-2020, THE REMAINING RESERVATION BALANCE IS DUE 30 DAYS PRIOR TO CHECK-IN (MEANING, IF YOU RESERVE ONLINE FOR CHECK-IN DATES INSIDE OF 30 DAYS YOUR CREDIT CARD WILL BE CHARGED THE COMPLETE BALANCE!) THERE WILL ALSO BE A 3% CONVENIENCE FEE APPLIED FOR CREDIT CARD PROCESSING.

Unfortunately, there were days without water as they were on water restrictions from the city but other than that, great place to stay and will stay there again.

I know there was a water issue but the pool was not checked the four days we were there and the last day it turned a greenish color.

I have several rentals in other locations and wish this rental was a little more decorated to give it a homey inviting feel. But on the flip side we had several toddlers with us and didn't have to worry about them breaking things. Items needed are a large trash can by pool & outdoor kitchen area. Kitchen needs a roasting pan and maybe rubbermaid to keep leftovers in. Overall a fantastic house.

House is clean, all the rooms have a good size and comfortable bed, but may need to change their pillows or add more pillows. We like that all the rooms have their own bathroom. Enjoyed swimming in the pool, it's clean and well maintained. We really like how close it was to the river park entrance. Only downside thing we noticed is the poor connection of the wifi, there was only a limit of how many can connect to the wifi at the same time. Slow internet connection, we can't stream movies to watch. But overall it was a good weekend spent at the Rockin' Rio and maybe will be back again.

Overall, I recommend this vacation rental. Reviewer Comments: The home looked just like the pictures and was very spacious. Its in a great location and sits on a big spacious lot. Circle drive is large for all guest vehicles. The garage is set up with an extra hangout space with plenty of air flow going through since it has doors on both sides. The pool was not as clean as we would've liked. Pretty sure we left some pretty expensive goggles at the bottom of the pool because you could not see past 18 inches into the water. The pool also has no reason to be so deep without any structures to jump or dive into the pool. Overall it was a relaxing stay and we were very pleased with our stay.

There were two can openers neither of which worked well. The tub stopper in one of the bathrooms had to be pried out each time it was used. There was also no broom for sweeping the patio. We felt like the pool signs should be moved to the other end of the pool as they blocked the view when sitting on the patio.

The weather was extremely hot but the garage that opened on two sides provided a great place to pleasantly sit any time of day. There is a view of the side of the small mountain as well as the occasional deer and cows. The bedrooms were well placed and having the options of linens being provided made this trip so much easier. The house was clean and the beds were comfortable. The access to the river was so easy with a golf cart and even if we chose to walk it wasn't a difficult walk. We would definitely consider staying here again.

We went during the Winter so we hung around the fire pit outside most of the time. The one thing that was a little weird was the lack of 1 toilet paper and 2 trash bags rule. They mentioned it to me, and I see more places do this now, so make sure to bring extra since this is a rental for many friends and fam!

Our family is spread out in Texas from Dallas down to the Valley so this location was perfect, centralized and away from the big cities. Rockin' Rio had all the amenities that we were looking for; enough space for everyone, grill and firepit, incredible views, and access to the Rio Frio. The place was clean, everything worked so we did not need to contact management at all. Check in was a breeze and we had a very nice and carefree stay at Rockin' Rio.

We tent camped for 45 years but now find the convenience and comfort of a house very rewarding for our children and grands. We love the Rockin Rio location, roominess, pool, outdoor area, amenities, viewing wildlife, shade of the oaks. Highly recommend this property!

Family Vacation

The house was amazing! Large rooms, comfortable beds, clean! The outside patio was perfect, plenty of seating area and the pool was great. The garage was more like a second living area with TV and furniture. River access was walking distance. Everything about this property made our trip wonderful! Will be back
