About this property

The Pattern House Ballarat Lakeside Creative Haven

Discover this elegant design-led retreat nestled beside peaceful Lake Esmond and furnished by the owner, Designer Nicola Cerini. The home offers a calm setting with a piano, a full kitchen and a dedicated workspace, complemented by leafy outlooks throughout. Year-round comfort, a private patio, lakeside access and on-site parking ensure a relaxed stay. Nearby highlights—including Ballarat Wildlife Park, the Aquatic Centre and the city’s café culture and dining scene—are all within easy reach.
A sense of serenity unfolds the moment you enter, where design-driven interiors and carefully curated artwork meet the tranquil Lake Esmond setting. Inside, the living area blends botanical wallpaper, layered rugs and considered furnishings into an inviting space for quiet relaxation beside the treetop outlook, while a beautifully presented piano enhances the ambience with gentle melody.

The open-plan dining and kitchen zone continues the home’s styled aesthetic. A modern, fully equipped kitchen supports effortless meal preparation, and the dining table for six offers a comfortable setting for shared meals. Step onto the patio where outdoor dining, a timber swing and lush plantings create a peaceful corner for afternoon tea or relaxed conversation. A concealed rear gate connects directly to the Lake Esmond walking path, where visiting birdlife and the soft call of bronzewing pigeons enrich the natural surrounds.

Upstairs, each bedroom reflects the owner’s artistic soul, blending distinctive patterns, curated artwork and soft natural outlooks to create calm, design-led retreats. The main bedroom features a queen bed, a walk-in robe and a private ensuite, with an adjacent study offering a quiet space for work or reading. The second bedroom provides another queen bed framed by a leafy vista, while the third includes a king single with a trundle, surrounded by botanical touches and treetop views. A central bathroom with a bath and separate toilet supports easy routines for families and groups.

Comfort is assured year-round with central heating controlled from the panel beside the laundry door, a split-system air conditioner upstairs and pedestal fans to circulate cool air in the bedrooms. Electric blankets on both queen beds and the king single provide added warmth in cooler months.

Three on-site parking spaces are available—one inside the garage, one directly in front of the garage, and one on the high side of the driveway opposite the house. Additional vehicles should use Clayton Street, as neighbouring driveways are privately owned. Please avoid parking in front of neighbours’ garages. The home also has internal stairs, which may affect guests with mobility concerns.

This home has been lovingly styled by designer Nicola Cerini, whose creative vision is expressed through the artwork, textiles and thoughtful details found throughout.
During your stay, you and your group will have the entire townhouse to yourselves. Please make yourselves at home!

Direct rear-gate access to Lake Esmond creates an effortless connection to peaceful walking paths and quiet moments by the water. Nearby, Sovereign Hill and attractions, including Gold Rush Mini Golf, Ballarat Wildlife Park and Ballarat Vintage & Collectables, offer different ways to spend the day. The Ballarat Aquatic Centre in Lake Gardens provides excellent facilities for families, and Eureka Pool on Eureka Street offers a refreshing outdoor option during the summer months, just a short drive away.

Ballarat’s café culture is a highlight, led by L’espresso on Sturt Street—a long-standing local classic. Nearby spots such as Drive, Johnny Alloo, The Clothesline, Websters and Eclectic Tastes serve quality coffee and relaxed meals. For dining, Carboni’s on Eureka Street delivers standout Italian, The Forge on Armstrong Street is known for its woodfired pizza, and Curry Star on Dana Street offers flavourful Indian takeaway. Everyday essentials are easily covered with Woolworths and Coles, only three minutes away on Eastwood Street.

Due to local regulations, we can happily host you for up to 90 nights. Any bookings that exceed this duration will be cancelled by Vrbo.

Please note a $100 charge applies for guests bringing pets.
