About this property

Classic Winnipesaukee Lake House

Proctor's Lakehouse Cottages was a family run resort on Lake Winnipesaukee since 1947. This main house was the owner's private residence where they could live and oversee the property. The large porch offers a commanding view of the lake and grounds, and the house itself is a classic New Englander.

There are many places to sit, dine, sleep and relax. From the main living room with a beautiful decorative field stone fireplace, to the expansive sun room with a wrap around couch and tons of windows looking out to the lake. There are four standard bedrooms and an additional bonus room with a sleep sofa and balcony that looks out down the bay.

Outside of the house you have access to 350 feet of sandy beach with large roped off swimming area, swim platform, and sundeck with tables and chairs.

We are part of a small association of vacation homes. This is a place for kids to play on the beach and families to reunite, it is NOT a party house.
Summer rentals are Sat - Sat. Quiet Hours are 10pm - 8am. All visitors must be approved beforehand, the max # of guests may never exceed nine.
There may be a dock available, please ask if interested.

Amazing location and house

Had a great week long vacation at this house with 5 adults and 4 children. Rented a boat across from the house for two days which was amazing. Patrick was awesome before we arrived and when we arrived. Neighbors were all welcoming and helpful.

Great location for families !

We had a great time visiting this location! Patrick was an amazing host, very responsive for whatever we needed. The house was clean and space was big enough for our 3 families to stay (kids ages infant-7). Plenty of clean linens and towels. Perfect location right on the beach, 5minute walk to a convenient store, 15min walk to the pier! We will be back !!

Family Vacay

We loved the beach house!! The bedrooms were perfect. Everything was clean and ready to use. We really appreciated different public rooms including a living room, large sun room, outdoor porch and small den. Plenty of space to gather together or enjoy quiet time. The house is just a staircase away from a lovely, private beach. It was everything we hoped for and more.

Family Time

My husband and I couldn't have imagined a better place to enjoy a week with our grown children and their children. Proctor Cottages Main House is beautiful, spacious, terrifically located, has a private beach just steps from the house...It is beautifully decorated, the rooms are big and the beds are comfy--we had to bring a crib for the littlest and it was easy to get into a room and set up. Amenities were excellent...I have nothing but good things to say!!! Staying here was the start of a tradition for my family. Hope we can get here again next year!

My family owned and operated Proctor's Lakehouse Cottages on Lake Winnipesaukee in Weirs Beach, New Hampshire from 1999-2019. My wife Gladys & I took over the business from my parents in 2014 and converted it from a hospitality business into vacation home association in 2019. We still own and rent out a few units, and we have 17 great new neighbors that share in the ownership of the property. We love the Lakes Region of New Hampshire, and are so happy to be raising our family here.

What makes this property unique

We have a dock on the property that you are welcome to rent with advance notice. Please let me know when booking if you plan on bringing a boat or renting one while you stay, the rate for the dock is $50 per day or $300 for a week.
