Expansive sliding glass doors open to the oceanfront deck, while the open-concept layout flows seamlessly into the dining area with a table for six.
OUTDOOR SPACES: Oceanfront deck with sweeping beach and ocean views, offering seating for six and a propane BBQ grill for effortless outdoor living.
KITCHEN & AMENITIES: The kitchen is fully stocked with dishes, utensils, cookware, and bakeware. Major appliances include a refrigerator, dishwasher, stove, oven, and microwave. Guests are welcome to bring their own food, drinks, spices, condiments, and additional paper goods. Salt, pepper, olive oil, and coffee are provided.

GUEST ACCESS: Guests will have private and exclusive access to the upper 3BR/2BA residence. This includes all interior spaces and the private oceanfront deck. The ground-floor 3BR/2BA residence is not included in this listing, but can be rented simultaneously, when available, to accommodate larger groups. SUPPORT THROUGHOUT YOUR STAY: We are committed to ensuring you have a wonderful and seamless stay. While we respect your privacy, our team is available to answer any questions or address any needs that may arise during your visit. We will not be present at the property during your stay unless assistance is requested.
ADDITIONAL DETAILS: Linens & Starter Supplies: All bed, bath, kitchen, and beach linens for the maximum number of guests are provided. We also include a starter supply of hand soap, dish soap, a sponge, trash bags, 2-4 rolls of toilet paper, and 1 paper towel roll. Guests are responsible for additional supplies and personal toiletries.
Extra Sleeping: To accommodate the maximum occupancy, two twin trifold floor mats (best suited for children) are provided. Twin rollaway beds can be rented instead of the mats by making advance arrangements with our office.
Laundry: A washer and dryer are available for guests. Please note that guests must provide their own laundry supplies.
Parking: One designated space in the shared double-car garage. Mid-size/minivan vehicles recommended; no large SUVs; 77" clearance.
Recreation Gear Rentals: Additional beach gear or recreational equipment is available for rent from Beachview Rentals at very reasonable rates. Large ice chests, wagons, Pack' N Play portable cribs, portable high chairs, twin rollaway beds, and more are available. Contact us for more information.
Rental Agreement: A signed rental agreement is required to complete your booking.
Security: This property may use surveillance cameras and/or recording devices in outdoor spaces and/or property entrances, as well as noise-monitoring equipment such as decibel readers, to protect our guests, the property, and ensure compliance with local ordinances.
City Tax: A 10% Transient Occupancy Tax (TOT) is included in all booking totals (for reservations less than 30 nights) as mandated by the City of Newport Beach.

We loved the house and the location. Located near all of the action - fun zone, restaurants, etc. fall asleep to the sound of the waves! Would definitely come back.

we had a fun time and my kid a wife annoyed it thank you for your hospitality
House was clean and stocked as advertised. Perfect location with amazing views from the balcony. Enjoyed being able to have bicycles delivered beforehand. Had a minor issue with the locks not unlocking on the bikes and they had a runner to the house in 15 mins to get us up and going. Great stay!

Unit is located at ground zero for the beach, dining, shops and just plain having fun. One issue is unit sleeps 8 people but only has seating for 3 people in living room. Need to add some seating/chairs or bring your own...

This rental worked out great for our vacation.
Unfortunately the floors were not very clean when we arrived and the dishwasher was broken. The listing stated that there was only a starter of paper towels and toilet paper, which was true. It would have been nice to have a better supply of those items. All in all we enjoyed our stay.

Nice size for 2 couples and a child. Close to the pier, playground, restaurants and beach. 2 construction projects right out the front of the unit started at 7am each morning. 2 neighboring units also under going construction/remodeling. Unit directly under the departing flights from Orange County Airport starting at 7am.

Great place to stay with a great view and easy access to most everything.
Stayed at this property with family of 7. This place is great. Checking in is on the way to the property and the young ladies at the office are great. They have you in and out in about 2 minutes. Property is impressive. Spacious, clean, and great location. 3 large rooms toward rear of home, one with its own bathroom. Great kitchen (with fully stocked utensils) and dining room table with 6 chairs. Very large living room with TV and seating for 8 at least. On demand cable and movies on TV. Balcony has view of a great park where people like to hangout, bbq, and play games and sports. Right across the park is the beautiful beach with crashing waves. The beach has a sandy playground for kids and there is usually a lifeguard at the beach during the day. There are also first come first serve firepits on the beach for people to use. You can see the fires blazing from the balcony at night. The balcony is spacious with 4 comfy chairs and provided is also a bbq grill with 2 propane tanks. We bbqed on 3 occasions during our trip and you can see how jealous the people in the park are. Everyone that walks by is impressed by the great location and balcony this home has. Just across the park is the balboa pier where you can watch a impressive sunset every night while having a shake at the restaurant that is right at the end of the pier. One half block away is a great breakfast place called balboa lily's that has great food and service. Half block away is also 2 restaurant/bars with margaritas, cocktails and beer. 2 blocks away is the balboa fun zone and amusement park rides. The home also had free washer dryer in the garage. The only downside we had is that we were unable to park the rental car in the garage. The rental was a suburban and these garages are not meant for large vehicles. We were able to park in the parking lot at the park for a rate of 1 dollar per hour from 8am to 6pm, free after 6pm to 8. The location of this place is awesome and finding better views in such a sought after area is going to be hard. I hope this review helps someone. I Highly recommend this place.

We’ve stayed at this beach house before. The location is great. The unit has been updated recently. We had a few friends over in the afternoon. Everyone loved it. We will definitely come back. Just be careful of the stairs. It’s an upstairs unit. The stairs are really steep. Otherwise it’s a great place to stay.

Location plus and minus
This location is both good and bad. It’s close to everything including the Balboa pier and ferry with great beach access. But it’s so close to Cruisers Bar that the loud music played until 1 am and the noise stated mid morning with the sports games. Also the extremely loud trash trucks came daily to service the nearby businesses. The early morning noise from the alley was horrible and woke us up everyday. Let’s also talk about Beachview … very disappointing. You have to stop at their office to check in so if there any problems you have to wait for someone to come to you. The unit which sleeps 6 had 2 very low quality beach chairs and no umbrellas. If you want anything else like seating for all guests, a cooler or wagon etc for your beach visit you have to call them and pay additional fees for items most units provide. They’re also very unaccommodating of late check out requests despite their rental agreement and check in paperwork stating otherwise although they acknowledged they had no guest arriving after us. I would advise against renting from Beachview. We’ve rented in Newport Beach many times and there’s much better service available. We will avoid Beachview in the future.

Lynn, we're sorry to have lost your business due to our service and policies. We do have these practices in place for specific reasons, so will take the time to explain for any future guests looking to book. Our office is located exactly 3 miles from this rental home, so wait times for any in-person maintenance is prompt and much faster than other management companies. Our maintenance team is also on call and on the ground 7 days a week. We do require guests to check-in at our physical office (which is right off the road that leads to the rental). We do this to confirm the identity of the person renting the home, as we have seen an increase in underage renters through these third party platforms. It is therefore for the security of the neighborhood and the home itself. We hope you understand. The entire check-in process will add 5-10 minutes to your commute. Late check-outs must be requested in advance, so we can properly coordinate and schedule with our cleaning crews. All of these policies are in place to ensure that all guests receive clean, fully-functioning units. And sometimes that requires us to be rigid in our policies. This is a great property for location to amenities. The beds were not great and there was only a couch that could fit 4 people snuggly otherwise no other furniture in the living room. We had an issue with the TV no working but it was handled immediately! It really helped that the downstairs neighbor was great because the parking required a team effort. To say it is tight doesn't really cover it. Overall it was a great time. Really can't say enough about the management team!
