Our winter rate is $3900/month on VRBO during our offseason

This property is not directly on the water.
Wake up to the loons early in the morning and go to bed listening to the owls. Watch the turkeys or the fox cross the yard. Go for a walk out back in the woods or make a day trip and go north for a hike. 45 minutes to the ocean, lake region, and hiking. Go swimming in the lake at our shared beach, fishing, and kayaking. Warm up at night by the outdoor fire pit or by the pellet stove in the winter.

We are ABNB superhosts adventuring out on to VRBO! This property is not waterfront, it is less than a five minutes stroll to our shares and owned waterfront at the beach.

No pets allowed ever.
No parties ever.
No more than four people can stay the night. Additional guests (after the 4 you are allowed) $150 each per person for the day.
No spending the night(if this rule is broken and additional guests after 4 spend the night that is additional 75 for each person), ever.
No tents.
You buy your own wood.
No obnoxious behavior on the beach or at the camp.
No drinking on the beach.
No food on the beach.
This is a private neighborhood and private beach.
No parties on the beach.
Quite enjoyment only.
Please clean the grill.
Coals go in fire pit.
Deposits are case by case basis.
No pets, no parties!
Washer/Dryer are in the basement. Feel free to use them!
Bring your own linens if you desire.
Only parking for 3 cars.
No over flow anywhere.
The driveway is behind the house.
No parking at neighbor homes.
Police will be notified if any disruptive behavior happens!
Electric cars are $10/night or day when you plug in.
$25 if we have to pick up your cigarettes, which smoking isn’t allowed.
$350 cleaning fee if you bring pets, animals, or the property smells like cigarettes.
$25 if we have to clean the grill.


WAIVER & RELEASE of LIABILITY: The owners urge all guests to use The Craftsman Cabin /Little Pond, Big Fish by Cobbetts Pond features, facilities and its grounds in the safest manner. Use of all features, including but not limited to the use of ladders, grounds, lofts and appliances are done at the guests sole risk. Guests understand that they are fully responsible for use of all features and owners shall not be liable to guest for any claims related to illnesses, demands, injuries, damages, or actions arising out of or in connection with the misuse of facilities, natural events/disasters or general accidents on facility grounds. Guests choosing to use the fire pit agree to do so safely and in accordance with house rules. Guests understand owners are not to be held responsible for damaged or lost personal property. Guest hereby holds owners harmless from any/all claims brought against them. Guest understands that by booking a reservation they are effectively agreeing to the terms of this Waiver and Release of Liability.
