We’re so glad to hear you loved the country location! It's always a pleasure to host families, especially larger ones. Thank you for staying with us, and we’d be happy to welcome you back anytime!
Wonderful property with a great location. The quiet nights and beautiful views really make this a special property.
Plenty of room inside to sleep, eat and play.
5 stars
Everything was perfect for us. Beds were very comfortable. My daughter has a disability and it was a challenge for her to get up the steps with no hand rail. There was a work around so all was well. Would definitely reserve again if we are in the area.

Thank you for your kind review—we truly appreciate it!
We had a very nice stay. Nice home, very spacious. Chargers for phones at bedside was a nice touch. We went for a morning walk up one of the canal roads and got chased off by a surly land owner.
Very nice place, comfortable and super close to 18 Road for biking. Beautiful area and views. Needed a wine bottle opener, coffee pot was super slow and shut off half way through. TP could have been a little better. Overall super nice and will
Come back.

Thank you for the detailed review! We appreciate the notes and will use them constructively! We hope you choose Visit Fruita for your next Vacation!!
Great venue if you ride or hike with quick access to the hills. Large spacious kitchen and open dining area. Great outside deck to enjoy dinner and congregate. Great media room to watch all your days adventures. USB charging throughout the home. Good WiFi. Use of garage appreciated for bike maintenance. Well maintained and great communication on front end, after check in and after check out. Highly recommend this venue.
We were at this rental for a Jeep Wheeling trip with friends
The home had enough space for us all to have a bedroom. We enjoyed cooking on the grill and eating on the deck in this quiet neighborhood. The farm animals across the street making noise was not disturbing, more gave us a chuckle and was nice to hear over the city noises of the Denver area we all came from.
There was a nice gift basket left for us, along with clean towels and nice touches to give the rental a home away from home feel. We would and may enjoy this home again our next trip to the western slop for Jeeping fun.
Thank you!

Thank you for taking the time to leave a detailed review. We appreciate the positive feedback and we're happy to hear you enjoyed your time at Farm House. We hope to host your next trip!! Your team at Visit Fruita Property Management!
Our family has met for Thanksgiving in Mesa County for several years, and we stay at a VRBO. We have stayed at other properties, but this one is my favorite. I loved the views, the quiet area and the downstairs game/tv room.

Hope you Love Flies!
We walked in thru the laundry room to find a note saying to leave the doors closed because of a fly problem. Yes, fly problem indeed! There must have been a hundred flies already in the house! Next surprise was there was NO internet & NO TV. Informed the owner and got a text saying to reboot the server. Did that and still nothing. Informed the owner and NEVER heard back for our entire stay! Only thing the Bar-B-Q pit was good for was putting your muddy shoes from hiking in so they didn’t get wet from the rain! So if you like flies, don’t want to cook on a grill, and don’t care about internet or watching TV, this is the place for you.

Jerry, Thank you for staying with us. Unfortunately, you did not communicate any of these issues when we could have solved some of your concerns. In this beautiful country setting home there are naturally outside pests. We have a note to our guests that keeping the door closed is a good idea... And if the lavender fields next door are in bloom it can increase. During this time we add extra traps and other pest control procedures but the couple of flies you let us know about may happen and we apologize. When we were at the home, we did not see your hundreds as you suggested in your review. If you would have let us know, we could have taken care of the issue right away
The outdoor grill is a built in and is a wonderful addition to the home. Although not new, it is kept clean and works great!
It is very important that each house has internet service and we have notes and messages sent out during your stay of how to contact us if a problem occurs with the internet tower. We HAVE back up service to install when needed and if we are notified.
We sincerely apologize that your experience and would suggest that your next stay be an in-town setting.
This property had everything we needed for a much overdue family staycation with our adult children. Upon check in we were warmly welcomed with a gift basket full of goodies and a binder with all of the important details.
The property was clean, well lit and spacious and it had all of the amenities you could think of to make the stay comfortable. An issue arose with internet access due to a weather outage and when we weren’t able to figure it out, property management arrived immediately to get us back up and running.
We would absolutely stay here again.

We loved the house! It was represented accurately and had plenty of room for our needs!
We loved this property! It was spacious, had plenty of bedrooms and bathrooms and a beautiful kitchen! There are 3 bedrooms with queen or king beds, one has an attached bathroom. There are 2 bedrooms with 2 twin beds each and 2 separate bathrooms. There was a bonus beautiful basement with a pool table, gigantic TV and comfortable couches. The whole space was pristine!
A grocery store and some places to eat are about 3 miles away. Sitting on the deck, we were able to see both the Bookcliff mountain range and the Colorado National Monument, which were gorgeous with afternoon shadows and sunset.
This is an ideal setting if you want to hike, bike, drive though the monument, go to Palisade for wine tasting or if you just want to sit on the porch or patio.
I would highly recommend staying here and I hope it is available when we come back next year!

Seclusion and big house! Nice yard space for the kids to run around safely. Cars only drove by about every 15-20 minutes, very quiet.
The beds were comfortable and the rooms were large.
The garage was perfect to store all of the mountain bikes securely.
Plenty of eating space with dining room, kitchen table, and counter seating.
The deck was probably our favorite space. Located on the east side, protected from the wind and afternoon sun. Great spot to grill and watch the kids play in the yard.

This house was very comfortable for our group of 10. No complaints! The hosts thoughtfully left a basket of goodies. The house was very clean and well stocked. We would stay again!
The home was surprisingly updated, clean, and very family or group-friendly in terms of layout. From the kitchen and dining area to the bedrooms as well as the entertainment area in the basement, the home worked well for a multi-family and friends stay.
The only issue I can assume, is the location is know for, and this is according to stickers on the exterior doors, "prolific flies in the Summer months". We went in December/January and had no issue, but we also were not trying to spend time outside on the deck, BBQ'ing, etc. I would recommend looking into this issue prior to staying there in the summer. Other than that, great place to stay for access to MTB'ing, hiking, and the Colorado River.

I assume that you are trying to be helpful when pointing something out that you were not affected by? The location is not "know for" as you stated... it is just a wonderful home in the county. The entire message on the doors states that "During summer months, please make sure to keep the doors closed to keep flies out" Not anything else... it is just a helpful message, not a warning.
Again, I am perplexed at your review and not sure how to respond to your "recommendation" as you have no personal experience.
When our guest see the sign it is simply a reminder to keep the doors closed.
Anyone reading this can understand that all guests should feel free to comment on issues of the homes they stay at - but please, if you are just guessing, then it is not a factual review.
As a frequent user of rental properties, I could not have been more impressed! Wonderful place! So clean, so spacious, beautiful views. Comfy beds, huge televisions, amazing kitchen and patio. This one is a slam dunk!
This beautiful home was such a welcome getaway for two city dwellers and their pups! We all enjoyed hearing the neighboring rooster, goats, and cows in the morning, looking up to a sky full of stars at night, and really just slowing down to enjoy a different kind of living for a few days. The house is clean, nicely decorated, and a real gem in a lovely community!!
