About this property

Downtown Oak Bluffs, short walk to beach & town

Location, location, location. This cozy 3 bedroom house is located steps from downtown on a family neighborhood side street. Stroll among the Gingerbread houses, or into town for groceries, dining and fun...or pack a tote and stroll to the end of our street to Inkwell beach. Everything is within an easy walking distance, including the ferry, a great playground, fishing pier, lots of diverse restaurants and night spots, Flying Horses carousel, churches and shuttle buses that can take you around the island.

Transferable ferry reservations may be available to guests (at same price we paid + a $25 handling fee) for certain weeks of the summer. However, everything is so handy, you might not need a car. If you do want your vehicle on the island, there is off-street parking for two cars in front of the house.

This quaint home features a living room with flat-screen TV, comfy sectional sofa, downstairs hardwood flooring, downstairs bathroom with shower, and 3 bedrooms and a small half bath upstairs. Queen bed in the master, double bed in the middle room, and 3 twins in the "kids' room". The kids' room also has a TV in case you need to find a space for them to go and entertain themselves while the adults unwind after a day on the beach. There's also a TV in the master bedroom. There's a private hot/cold outdoor shower off the back porch too. The back patio features a canopy in case it showers during your stay - it's a pleasant place to have meals, play games or do a little bit of work in case it rains. BBQ on the private back patio or relax on the front porch and say Hi to the neighbors as they stroll by.

Window air conditioners and fans, but for those cooler spring/fall evenings, there is electric heat upstairs and down.

Perfect for a family or a romantic getaway. This is a weekly Saturday-Saturday rental property however 4 night minimum stays may be considered during during parts of the fall.

We loved the location, ease of the rental (it has everything). It's a little worn, you're typical well-used beach rental. The rooms are small and the outdoor areas are a little musty but overall we had an amazing week. The Barvenik's are very kind and generous owners. Highly recommend as a rental for your visit to MV.

Tiny but great location!

This gingerbread house is small but the kit hen was well equipped and the furniture comfortable. The bed in the master bedroom was also very comfortable. We didn’t use the other bedrooms. Our only problems were that my husband, who is tall, had to bend to get upstairs and through the doors upstairs. The other issue was where the laundry room was. Access is from the outside, down some concrete stairs and into a cobwebbed basement. Overall, though, we were happy there. The outside porch and patio were lovely and the grill was great. I would recommend to anyone under 5’10”.

What a gem!

We had a really incredible week at Franks Gingerbread cottage in Oak Bluffs, MV. The location of his home is just perfect and the nice neighbors and location made the stay even more memorable. I should state that we have stayed up on MV each summer for the past 17 years and rented from a family friend in Vineyard Haven. We could not match our dates this year and decided to stay in Oak Bluffs for the experience and convenience. It did not disappoint. We were so grateful for the wonderful location. Near the main shopping and restaurant area.. so close enough to hit back door donuts and Jimmy Seas..but off the main run enough that we felt it was quiet and relaxing. Frank was super helpful in planning ahead of time helping us rent sheets and towels - as we have never had to do that part of staying in a home before. The company along with his cleaning service were awesome. The beds were all made before we arrived! It was also nice to see boogie boards and beach chairs if we had needed them. Frank also left typed instructions for directions /useful suggestions on the kitchen table which we always appreciate.

We had a great time. Frank & his family were very communicative. We had plenty of room in the house. The patio in the back and the washer/dryer were huge pluses for us. My kids love the little balcony off their room.

Convenient Location

The gingerbread cottage was close to shopping and restaurants yet fairly quiet. Having the beach at the end of the street was convenient. The house had everything we needed. The owners answered all our questions/concerns promptly. It was a pleasure to stay in a quaint cottage with some modern conveniences.

You can't beat the location. This was two steps away from the tranquility of the gingerbread cottages and also our favorite ice cream shops on Circuit Ave. The little front porch was a lovely place to enjoy our morning coffee while the kids played inside. Frank went out of his way to make sure we were happy and comfortable. Much appreciated.

What a great place!

Thanks, Frank and family, for sharing your wonderful Gingerbread home with us, and for your helpful information and attentiveness before and during our stay! We had a wonderful long weekend there over Memorial Day, and had a spectacular time. The location couldn't be better: a quiet street but in easy walking distance from everything in Oak Bluffs, and easy to get on our bikes to get to the bike trail, or walk across the street to enjoy exploring the houses at the Camp Meeting Association. The house had everything we needed, and the weather was nice enough that we could eat outside, enjoy some ice cream on the upstairs porch, and even use the outdoor shower. Thanks for calling to check in; it was perfect! And I always wanted to know what it's like to live in one of the great little houses at the Camp Meeting association, now I know! :)

We had a great week. The Gingerbread House is convenient to the adorable Oak Bluffs. Convenient to getting around the entire island. The home is small but very efficient The owner was very attentive before our trip and got a nice welcome call which was lovely. I would return! Everything was comfortable and pristine!

Very homey and plenty of room

This home was perfect for our vacation. 3 adults and 2 smaller children and there was still an extra bed. The best thing about this cottage was the location. We literally walked everywhere because it was all within a mile. From the shops, the beach, the restaurants, the bowling alley, and the parks and playgrounds we never found ourselves being bored. Coming back after a busy day we always felt welcome and comfortable. We made dinner 4 out of the 7 nights we stayed and found everything we needed (and more!) in order to prepare each meal. I know we would love the opportunity to stay in this cottage in the future, and dealing with Frank made everything easier. He answered any questions we had and always made sure we were enjoying our stay. I have no complaints what so ever, and highly recommend this home to anyone looking to have a great vacation on the Vineyard.

Perfect location, the epitome of a cottage on Martha's Vineyard!

Great little house in a perfect location! When they say walk to town, they mean it, yet it's a bit down the street so it's quiet! This cottage really feels like the Vineyard! The beds are extremely comfortable, the set up of the house is great and we would definitely rent it again!

Perfect Location. Unique Design.

We had a wonderful time at this lovely gingerbread house. Frank, Trina and Amelie were extremely helpful and even checked on us during our stay to make sure we had everything we needed. The location is perfect and although the house is small, it has everything one could possibly need. Six of us stayed there quite comfortably. We brought a car but realized we really did not need one. I have already recommended this property and its friendly owners to a friend!

This sweet little gingerbread house is steps away from Circuit Ave. and a hop away from the beach ~ You can't ask for a better location!!!! We had a great stay at the Gingerbread House. It's cozy, comfortable and well located. Having a parking spot, WiFi/Cable, Washer/Dryer and a Pharmacy steps away from the door are not requirements for an island vacation but they help. We had great neighbors right across the street (you should be so lucky). The owner is a gentleman and his daughter managed the rental in a friendly, responsive and very professional manner. There are things that could use updating and sprucing up but I'd both recommend it and rent it again. Enjoy!

Summer Lovin'...

We had such a great week in Oak Bluffs! The house is exactly like the photos and everything we were looking for - simple, easy, relaxing. Walk to town, walk to the beach. A car is definitely not needed, but we brought one to head out exploring different parts of the island. Highly recommended! We will be back next year, Martha!

Charming cottage

The place was so adorable and the rooms were clean and bright with new comfortable beds and freshly whitewashed walls. Had everything we needed for a sunshine filled week on the Vineyard. No need to bring a car if you stay here, the beach was a short walk away and shops and restaurants just around the corner. Steps away from town, but on a quiet side street safe for the kids with a very nice playground just a block away. Enjoyed relaxing on the porch, balcony or out back on the private patio. The WiFi, new HDTV with cable and DVD player was greatly appreciated on the one rainy day! We will be sure to recommend this property for our friends wanting to experience Martha's Vineyard. Many thanks to Amelie for maintaining such a charming home to share! We will be back!

The "Ginger Bread House" is owned by the Barvenik family. Frank's parents built the home with love and attention to detail in 1968. Trina has been coming to Martha's Vineyard since the 1940's, preceded by two generations of islanders. Frank and Trina own another home in Oak Bluffs. They and other family members are usually on the island during most of the rental season, so in case you need anything you have someone local to call. Their daughter Amelie executed several upgrades when the house was converted to a summer rental and there have been improvements to the house and furnishings every year.

Historic carousel, harborfront boardwalk, Inkwell Beach and the fishing pier within walking distance.
