Location & Access:

~6 min to Water Wheel Falls, ~25 min to downtown Payson

1 mile of county-maintained dirt/gravel road; AWD/4WD recommended in snow/heavy rain, all other times any vehicle is appropriate.

Connectivity: Starlink internet (up to ~70 Mbps — weather dependent)

Guest access: Digital front door lock code provided.

- Guest count strictly enforced, VRBO will charge $12/nights/guest above 7 guests, please ensure guest count is accurate when booking
- Exterior video surveillance for safety
- No parties, events, or unregistered visitors

Pets

- Up to 2 medium-sized dogs with pet deposit
- No pets on furniture; $75 additional hair removal fee may apply
- Large kennel provided
- $45 pet fee applies to all reservations with pets.
Fire & Roads

- Firewood not supplied; bring your own
- Harvesting wood on property is not allowed
- Outside fires not permitted during local fire bans
- Road is dirt/gravel — AWD/4WD recommended in extreme weather

Nature Notes

- Forest wildlife (deer, elk, turkey, javelina) & insects (of all kinds) can be part of the experience

Important Septic system notice: Only wastewater and provided toilet paper may be flushed. No wipes, feminine products, Kleenex, etc. Violations causing clogs will result in a $300 fee.
