About this property

Simply charming cottage

The Knoll Cottage is surrounded by acres of tranquil farmland, with woods and streams. East and west-facing porches overlook uninterrupted pastoral views=. Downstairs includes living room, dining room, kitchen, bathroom and bedroom with queen size bed. Upstairs there are two delightful bedrooms under the eaves. One room has twin beds, the other a double.

The cottage is situated on 170 acres of farmland which includes pastures, woodlands, and two ponds. With this additional land, we have added a glamping tent and a replica of a gypsy caravan. All three are secluded from each other.

Growing up, I was privileged to spend time at my families gypsy caravan back in the UK. It was situated in the countryside outside of London, where we lived. The experience of leaving the city to the freedom of the countryside and the enjoyment of nature inspired me to make our land a place of retreat.

We welcome guests and encourage them to explore and walk the trails. To sit at spots along the way and absorb the surroundings. There will be no sounds of traffic, just those of nature. (Water in the brooks, birdsongs, cattle, and sheep). Nighttime brings pitch-black darkness, no ambient light to distract from the wonder of stargazing.

Our wish is that people in need of a break discover our place (the Lee Farm). Many have found us and returned time after time. The cottage, glamping tent, gypsy caravan are listed individually. Booked together, they provide a desirable destination for family gatherings. This is an ideal situation where parents can relax and children are safe to explore.

Weekend Getaway

We had a very relaxing and wonderful time here. We especially enjoyed spotting butterflies, firefly’s, and lots of cows. There is plenty of hiking spots and beautiful scenery & sunsets/sunrises to enjoy.

The three of us stayed here to celebrate a friend's birthday weekend. We all had a wonderful time. The pond you can swim in is amazing. The hostess is super friendly and sweet. We had a memorable week here, just relaxing and enjoying the weather and the scenic views. The cottage was incredibly comfortable and homey. The host decorated the dining room and bedroom with fresh flowers from the garden, and she made us homemade zucchini bread, with zucchini from the farm's vegetable garden. The kitchen was well appointed, and when I cooked, I found all the tools I needed. It was quiet and peaceful in the house at night, and the bed was super comfortable for a good night's sleep, The weather was perfect when we were there and we were outside all day, every day. The farm has a lovely hiking trail that takes you through a wooded areas, by ponds and over charming bridges with handrails woven together from tree branches like out of a fairytale. Our dogs loved the fenced yard and fresh air. In the mornings, they would go to the fence to see the cows, and the cows usually wanted to see them too! This is a great place to unplug and just let your mind and body rest. I recommend leaving the porch light off at night and doing some stargazing - it’s magical. The host was very gracious and kind, and responded quickly when we had questions. You won’t go wrong choosing this place for a peaceful getaway.

It was fabulous. So nice and relaxing to have coffee on the porch and enjoy the cool mornings. To see the many deer walking around the property and coming up the road. Hearing the cows in the fields. The owner has a wonderful personality and is so talented, from cooking, to the fresh cut flowers in the home upon arrival. Seeing her garden and all the beautiful flowers she had planted. It was just a great weekend and we enjoyed it so much. We really wanted to stay. I’ll definitely be going back and spending more time.. the property alone is worth walking through. It’s definitely a paradise.

Beautiful Cottage.

If you're looking for peace and quiet this is the place you need to go, absolutely beautiful. Theresa is such a kind soul, she makes you feel so welcome, fresh flowers in the cottage and she's a wonderful cook the carrot cake was fantastic! My dogs were worn out from the long walks on the property and then relaxing on the porch or yard. Can't wait to go back 💕

Great Farmhouse for Family Time

The farmhouse was exactly what we were looking for to enjoy some relaxing family time. No frills pushed the whole family outside. Theresa was a wonderful host and showed us around the property. My kids loved the freedom of running the property, playing with Theresa’s dogs, canoeing in the pond, and catching fireflies. If you are looking for time away, this is a great spot!

A Breath of Fresh Air

Peaceful and quiet! Soothing to the Soul. We were in town for the flea market/girls trip with childhood friends! We enjoyed our stay! Such a lovely quiet cottage in a tranquil country garden. Just what we needed

We are planning to retire to Carroll County in a couple of years and wanted to spend time getting to know the county. We landed in the perfect spot. Escape the hustle and bustle

This is where to go to take a break from city life; we love it so much we keep going back (3rd year in a row). We go with very few expectations. Our main goals are to disconnect, recharge, explore the outdoors, enjoy Theresa’s fresh baked bread or cake, head into nearby towns of Floyd or Hillsville, ride a bike along the New River, read a book in the hammock, play board games or do a puzzle, hike and hike some more (on or off the property), or simply be. This place is a little slice of heaven on earth.

Relaxing

Oh my goodness, where should I begin? This place is in a gorgeous, serene setting...there was a wonderful, light breeze for our entire stay, no need for A/C, even in this summer weather. Theresa was a very kind and interactive host! My friend and I were looking for some time away from our families to just relax and decompress and this place definitely fit the bill. Such a beautiful setting, nice hiking trails, only an occasional vehicle went down the road. We were entertained by Theresa's dog's during the day (which are very obedient and pleasant), the slight bellowing of the cows in the pasture and an ever so faint orchestra by crickets in the evenings! We were treated to fresh produce from her lovely garden and zucchini bread. She also had placed fresh flowers from her beautiful flower gardens in a vase on the dining room table. There was plenty of room for the two of us, a nice selection of bedrooms and beds for a cottage. Her style of decor is interesting, relaxing and makes you feel like you are home. If I could give Theresa and her cottage home a ten I certainly would!!

Peaceful Place

My husband and I make it a point to get away together on a somewhat regular basis so we have experienced many rentals in our 43 years of marriage and for the most part they have been good...but there are those that are exceptional and this was one of them. Our stay was at the end of May. So let me say this: - If you DON'T like peace and quiet, beautiful fields of green, bird song of every variety, beautiful flowers, star lit skies, and if you DON'T enjoy cool breezes, lovely white clouds that drift across the sky, a quaint cottage with every amenity you truly need (no internet but that, for us, this was a positive) and a porch to sit on to view God's creation, then this place isn't for you:) Theresa and Brian were wonderful hosts, probably the best ever. The pictures posted are accurate...well, maybe not because you just can't convey the beauty unless you experience it. It's like stepping into another place and a simpler time where the daily pace slows so you can enjoy just being alive. Can you tell we liked this place? This property would be great for couples, small family groups or friends who are looking to reconnect with one another and enjoy time away from the rat race. Thank you Theresa and Brian. It was certainly a pleasure to meet you and thank you for sharing this slice of heaven with others. Lord willing, we hope to return one day.

The cottage is absolutely wonderful! The views from the front and back porch are beautiful. Being able to walk around the property allowed us time to decompress from the busy city life. The ponds, gardens and landscaping are truly beautiful and serene. The host, Theresa is such a wonderful person, always wanting to make sure we were happy and taken care of. Owners Brian & Theresa Palmer designers from the UK. We moved to the beautiful Blue Ridge mountains 10 years ago. Knoll cottage is situated across the field from our home and studio. We enjoy walking the hundred acres of pasture and woodland, and our guests are welcome to do the same. We often bike the New River Trail and are happy to let the guests have the use of four bicycles as well as canoe and kayak. We are keen gardeners and raise our own organic vegetables. Weekends are spent mainly outside enjoying the peace and beauty of the surrounding area.
