About this property

Simply charming cottage

The Knoll Cottage is surrounded by acres of tranquil farmland, with woods and streams. East and west-facing porches overlook uninterrupted pastoral views=. Downstairs includes living room, dining room, kitchen, bathroom and bedroom with queen size bed. Upstairs there are two delightful bedrooms under the eaves. One room has twin beds, the other a double.

The cottage is situated on 170 acres of farmland which includes pastures, woodlands, and two ponds. With this additional land, we have added a glamping tent and a replica of a gypsy caravan. All three are secluded from each other.

Growing up, I was privileged to spend time at my families gypsy caravan back in the UK. It was situated in the countryside outside of London, where we lived. The experience of leaving the city to the freedom of the countryside and the enjoyment of nature inspired me to make our land a place of retreat.

We welcome guests and encourage them to explore and walk the trails. To sit at spots along the way and absorb the surroundings. There will be no sounds of traffic, just those of nature. (Water in the brooks, birdsongs, cattle, and sheep). Nighttime brings pitch-black darkness, no ambient light to distract from the wonder of stargazing.

Our wish is that people in need of a break discover our place (the Lee Farm). Many have found us and returned time after time. The cottage, glamping tent, gypsy caravan are listed individually. Booked together, they provide a desirable destination for family gatherings. This is an ideal situation where parents can relax and children are safe to explore.

Dugspur Country Farmstead

Wonderful early November stay in beautiful Blue Ridge Mountains in Carroll County, Va. Great quiet getaway in true countryside. We loved it. Authentic and relaxing. I love this stay. The Palmer’s are great hosts too. Thanks!

Can we just stay???

Well the reviews are all correct..this is a SPECIAL place...the cottage was just perfect and the special touches included fresh cut flowers in the rooms and fresh cake ( yum!) and all the special decorations in each room..beautiful!..Our hosts were super and very welcoming! just a real pleasure to chat with ! The property was amazing with the adorable gates and archway leading from the woods into the field with the gypsy wagon and pond. The kids really enjoyed fishing and exploring the woods and fields and didnt want to leave...now that is awesome in itself because they normally like to be online..but not here..they wanted to be outside! Our parents came to visit one afternoon and they loved the place too....we cant wait to come back! because we didnt want to leave...its that special... Thanks Theresa! your and your hubby are top notch people. We wish you all the best..

Country living at its best

Wow!....just WOW... sums it up best. Photos do not do it justice. Cute 100yr+ old basic farmhouse. It is just like grandma's house when visiting while growing up in the 1960's. No traffic noise as it out in the country away from everthing. No cell service but T-mobile. No wifi. No a/c but the breeze through windows on all sides since it is on a hilltop. No phone. No distractions. TV with several DVD's and books available. About a quarter mile long gravel/grassy driveway meanders up through a cow field with 2 cattle gates, old barns and fences to get to the house. Long range country living views surround the little house on all sides. Cattle right outside the fence are relaxing to watch. Deer abound as well as bunnies, groundhogs, birds and many other critters. Well tended flower gardens are fragrant and soothing. This is real old school country living with the nicest of hosts.

So Cozy!

Lovely quiet cottage

If you want some peace and quiet, with no traffic,you need to stay here. Theresa, the owner, is very polite and accommodating. She had cookies, and fresh flowers waiting for us.

We loved our weekend getaway. I will say it was a little colder than we expected and the only heat was plug in radiators. Overall a fantastic trip and Theresa was incredibly kind.

Quaint Cottage

Peaceful, restful stay in the country. This quaint cozy cottage is filled with charm and thoughtful touches throughout. Therese is a wonderful thoughtful host. A great place to unwind and unplug with lots of natural beauty. Comfortable beds, well stocked kitchen, and lovely dining and living room to relac in. We enjoyed sitting on the porch and taking in the horses, cows, and sheep nearby. What a magical cottage!! We loved it and are glad to have an opportunity to enjoy the expansive trails on the property.

Best place to disconnect

This property was absolutely phenomenal if you wish to have a place to be forced to put your cell phone down and just enjoy each other’s company. Cell service was very limited, so it forced enjoyed us to interact and explore nature and each other’s company. I highly recommend it for anybody looking to disconnect from the world. The property is beautiful and amazing. The beds were really comfortable and Teresa was incredible.

Escape to the country

We had a lovely stay in this cottage. The views are soul filling, beds are comfortable, and decor is full of homemade charm. We met dogs, sheep, cows and deer along with friendly hosts and neighbors. We plan to come back.

LOVE IT!!!

This was the best vacation ever. The cottage was secluded, quiet, could see the stars. Fresh cut flowers from her garden. She even brought us fresh tomatoes from her garden also. So polite. We will for sure be staying here again.

I could go on and on!

I could probably write a short book about all the beautiful experiences we had during our stay. Theresa went above and beyond to provide us with all that we needed - plus some… her extra special touches to the place shared so much love! The property was secluded and was something especially unique that is hard to capture just right with human words. If you enjoy an antique, eclectic, quiet retreat with some near by cows for neighbors and a beautiful garden and rolling hills to look out on this is your spot! My husband and I were super thankful to NOT having very good service, wifi, satellite/cable TV or any of our common day extra amenities - it helped us to unwind as we unplugged and enjoyed just being with one another in such a beautiful place! I am looking forward to our next stay and hope it is soon!

Dirty musty smelling cottage. Worn out bed that slumps in the middle. Hair and dust behind the bed. Bedding and furniture smells musty. Needs cleaning desperately. Very surprised by the other excellent reviews.

Retreat and recharge.

Absolutely filled with charm. Its a step back in time. The wildflower fields, the quiet calm and the farm animals made this a successful girls retreat and recharge. Take the time to look at the plate wall and see how many you remember from your childhood. The cool breeze kept us on the porch late enough to see the vast sky is all its glory. Skippers visits made our day, and the fresh flowers and the baked bread a treat. A wonderful and interesting host with the best hospitality. We did have cell service while there as well.You will not be disappointed here.

Owners Brian & Theresa Palmer designers from the UK. We moved to the beautiful Blue Ridge mountains 10 years ago. Knoll cottage is situated across the field from our home and studio. We enjoy walking the hundred acres of pasture and woodland, and our guests are welcome to do the same. We often bike the New River Trail and are happy to let the guests have the use of four bicycles as well as canoe and kayak. We are keen gardeners and raise our own organic vegetables. Weekends are spent mainly outside enjoying the peace and beauty of the surrounding area.
