About this property

Simply charming cottage

The Knoll Cottage is surrounded by acres of tranquil farmland, with woods and streams. East and west-facing porches overlook uninterrupted pastoral views=. Downstairs includes living room, dining room, kitchen, bathroom and bedroom with queen size bed. Upstairs there are two delightful bedrooms under the eaves. One room has twin beds, the other a double.

The cottage is situated on 170 acres of farmland which includes pastures, woodlands, and two ponds. With this additional land, we have added a glamping tent and a replica of a gypsy caravan. All three are secluded from each other.

Growing up, I was privileged to spend time at my families gypsy caravan back in the UK. It was situated in the countryside outside of London, where we lived. The experience of leaving the city to the freedom of the countryside and the enjoyment of nature inspired me to make our land a place of retreat.

We welcome guests and encourage them to explore and walk the trails. To sit at spots along the way and absorb the surroundings. There will be no sounds of traffic, just those of nature. (Water in the brooks, birdsongs, cattle, and sheep). Nighttime brings pitch-black darkness, no ambient light to distract from the wonder of stargazing.

Our wish is that people in need of a break discover our place (the Lee Farm). Many have found us and returned time after time. The cottage, glamping tent, gypsy caravan are listed individually. Booked together, they provide a desirable destination for family gatherings. This is an ideal situation where parents can relax and children are safe to explore.

Adorable, clean, cozy, country cottage. My Mom and I were so impressed with the cleanliness and decor of this cottage. The hostess is wonderful. I don’t even have words to explain how beautiful this place is.. it’s honestly like time just stopped.. when I first booked this house I was worried about not having wifi but honestly it is just what we needed..the pictures don’t even do this place justice. When we walked in we had cake and fresh flowers on the table it was such a lovely touch. Everything was clean and well stocked… The owner of the property came and introduced herself and was very nice and helpful. We loved playing with the dogs, watching the cows, and driving around the property…the stars are beautiful there at night that was my favorite part…I can’t wait to book our next stay there again.

The host, Theresa, was very welcome and willing to share the beauty of her property. The cabin's location is amazing and the overall property is extremely serene and cozy. The kitchen has everything you'd need and the living room was very comfortable, especially with the gas fireplace. Our daughter loved having the whole upstairs to herself. I understand why this is a 10/10 property with repeat visitors.

The cottage is absolutely wonderful! The views from the front and back porch are beautiful. Being able to walk around the property allowed us time to decompress from the busy city life. The ponds, gardens and landscaping are truly beautiful and serene. The host, Theresa is such a wonderful person, always wanting to make sure we were happy and taken care of. We would absolutely recommend this place to anyone looking for a beautiful place to stay with much peace and quiet.

Owners Brian & Theresa Palmer designers from the UK. We moved to the beautiful Blue Ridge mountains 10 years ago. Knoll cottage is situated across the field from our home and studio. We enjoy walking the hundred acres of pasture and woodland, and our guests are welcome to do the same. We often bike the New River Trail and are happy to let the guests have the use of four bicycles as well as canoe and kayak. We are keen gardeners and raise our own organic vegetables. Weekends are spent mainly outside enjoying the peace and beauty of the surrounding area.
