'The Hillside House' is within arms reach of Knoxville's very best: 1 mile from downtown, Neyland Stadium, Thompson Boling Arena, and Sevier Ave. Sitting perched on the Fort Dickerson Hill along the south side of the river, it is also steps from the 50+ trail miles available to you in the Urban Wilderness of South Knoxville. A unique Knoxville experience, where proximity to all that downtown has to offer is yours while maintaining privacy on 2+ acres. Thoughtfully curated, peaceful and warm.
The space
Our Home-
Built in the late 1800’s and restored in 2020, this home is steeped with natural elements that give nod to the land it sits on. From the rock fireplace to the river pebble floor in the shower, gentle reminders of the rugged splendor of South Knoxville and beyond to East Tennessee are littered throughout. Modern refreshes complement the inherent charm of the property in a way that will leave you feeling like you found respite while enjoying the conveniences of our thriving downtown.
The Kitchen-
We invite you to enjoy our fully-stocked kitchen with black stainless steel appliances (convection range, refrigerator, microwave, and dishwasher) and the necessities for crafting a nourishing meal. The large island allows for the option to eat-in the kitchen or utilize the abundant counter top space to prepare even the most involved meal. In the mornings, choose from French press, pour over, or the drip coffee maker.
Living-
The living room includes a sofa that comfortably seats four, two sitting chairs, two ottomans, and a mounted TV. The decorative wood stove remains from the original home.
Grand accordion doors separate or give way, depending on your needs, to the next living space. The sunroom offers another sofa and hanging rattan chair, perfectly situated to enjoy your morning coffee with the sunrise and Neyland Stadium in your sights. The cedar-planked ceiling creates a warm and cabin-like aura, reminding you that the Smoky Mountains are near.
Dining-
Situated on the south end of the sunroom, the reclaimed wood table marks the dramatic dining space, easily creating a space for your group to gather. It seats 6 comfortably with table extensions available at your request. In the evening, the glisten of the city lights can be enjoyed from the dining table.
Sleeping-
The bedroom on the main level is outfitted with a pillow-top queen bed, dresser, and closet. The pack n play is stowed in this closet.
Bedroom 2 is on the second floor and includes two queen beds and a wardrobe.
Bedroom 3 includes a queen bed, dresser, and closet.
Bedroom 2 and 3 are located upstairs. The lofty positioning of the second story allows you to feel like you’re sleeping among the trees while overlooking Knoxville. Views of the Sunsphere, House Mountain, and UT’s campus are a Tennessean delight.
Bath-
A full bathroom is accessible on the main floor. The stone sink, tiled rainfall shower, river pebble floor, and glass door create an organic spa-like setting.
The second full bath is located upstairs, with equal access for both bedrooms from the hallway. This quirky bathroom is tucked into the pitch of the roof. Though small, it includes a stocked tiled shower. Please note, the toilet cove is low-clearance (while there is ample room for sitting, full standing is limited).
Laundry-
Washer and dryer are included with your stay and can be found right off the kitchen.
Exterior-
Multiple outdoor areas extend your options for gathering. The newly hard-scaped back patio is reminiscent of a romantic alley. String lights, dining table, and charcoal grill set the stage for al fresco dining. The fire pit area and generous wood stack are also available to you.
Guest access
There are 6 parking spots at the top of the driveway. We’ve included a photo at an aerial view with parking spots marked.
Other things to note
*There are several steps separating the parking area from the home. These are well-lit for your ease of use.
*The transition from the first floor to the second is low-clearance. There is a side porch that allows for direct access to the stairwell. This door may be easier for unloading or offloading your luggage to the upper bedrooms.
