We provide Clean, Comfortable and Relaxing Waterfront Vacation home for respectful Guests with gorgeous views of the Blackwater River.

This property is located on a quiet basin. 3/2 Open Floor plan with great views from kitchen & living room, lots of natural light and large covered balcony.

Convenient to Beach (Navarre & Pensacola), shopping & dining. Home offers Free WIFI, smart Tv's, dining inside & out.

Outdoor space includes a grill, dock, boat slip, privative boat ramp, fire pit and kayak rack. Big Discounts for Weekly & Monthly Stays.

No Pets Allowed at this Property. No Smoking at this property.

There is a tenant that lives in the downstairs apartment of the property. The home has a separate entrance and balcony upstairs. Upstairs is for guest use only.

Yard, Fire Pit Boat Ramp and Riverfront dock are shared spaces. We provide 2 kayaks for adult guests. Lifejackets must be worn at all times.

Waterfront Properties are inherantly dangerous due to natural wildlife and water safety. You are responsible for your safety and those you allow on the property.

We care about the properties we manage. Additional Fees will be charged for extra cleaning, smells and damages. We will charge for Unauthorized Pets, Smoking, Unauthorized Guests, Parties, Events or If all House Rules (Including Quiet Hours) and Check-out instructions are not followed.

Load and start the dishwasher
Gather used towels
Remove personal items, remove leftover food and drinks and take out the rubbish
Turn off the lights and lock the doors
Clean out the fridge and all trash and food items. Take all trash to the burgundy can by the road.
Wash all used dishes or put them in the dishwasher and start. Pods are under the sink.
Collect all used towels and put them in the shower.
Failure to complete these may result in a negative review from the host.
No Pets - NO SMOKING - Guests must abide by ALL House Rules, Check-In and Check-Out - penalties will apply for extra cleaning or damage, smells, etc.
No Events, No Gatherings, No Photography - Additional Fees will Apply for Unauthorized Animals, Unauthorized Guests, Noise or Additional Cleaning
Quiet Hours are 11pm-7 am: Smoking ONLY allowed out at the Fire Pit and dispose of butts in the Exterior Trash Cans. No smoking in or under porches.

We were looking for a place well located where we had some privacy away from the big crowds. The property is located only 35 minutes from Navarre Beach. The best feature is the location in the Black River shore with very relaxing breeze and beautiful view. The owners are very helpful and courteous. Thanks.

My second home

From the second I pulled in the driveway, I was drawn towards the dock. I didn't even go upstairs. I spent a lot of time on that dock staring at the water and just enjoying every bit of my surroundings. I didn't want to leave. When I finally went upstairs, everything was perfect. I was able to contact Kim when I had questions. I enjoyed playing ball with Sampson. I will be returning for sure. Thank you very much for being so awesome. As I said, definitely my second home.

A Sweetheart of a Rental

This riverside property is charming and quiet, with really lovely views of Cooper Basin. We sat out on the covered porch and enjoyed listening to the birds and frogs while seeing the occasional fish jump. We didn't do much cooking while there because we were hanging out with friends who live in the area, but the kitchen was well stocked and Kim was thoughtful enough to leave some water and snacks. The furniture was comfy, and there were several beds to choose from. The decor is coastal and comforting without looking cookie-cutter like so many rentals do nowadays. While it is in a quiet area, this is still close to town for dining or shopping, and there was a little bit of everything store-wise, so it's very conveniently located. The owner Kim was very responsive and sent an email checking to make sure we had everything we needed. We couldn't have asked for a more peaceful and relaxing place to stay - 10 out of 10!

Very nice host! Kim and James have been amazing hosts! They have been so helpful and quick to communicate. The house is so beautiful and sits right on the black water river. The porch wraps around the back of the house and faces the water. It’s truly stunning. There is a grill on the back porch, a table and very comfortable chairs, and tons of room. Their are three very nice bedrooms and each had a tv and very comfortable bed. Great place to stay!

We have lived on this Basin for 15 years and loved every minute of it. We are excited to share the river and gorgeous views with Guests. We live a few doors down and give our guests privacy, however we are nearby and happy to help you make the most of your stay.

This Peaceful and Relaxing Rental is for the entire upstairs of a Private River Home, 3 bedroom, 2 bath home located directly on Cooper Basin of the Blackwater River. It offers a Boat Ramp and Boat Dock, where you can fish, relax and enjoy the amazing views. Our basin the the Summer Hideaway for over 500 Gulf Sturgeon that jump and play like dolphins. It is a wonderful place for short or long term stay and offers quick access to the main river.
