Welcome to The Kozy Cottage
We bought this place in 2020 to escape the madness of DC during COVID. As we fixed it up, it quickly became our personal sanctuary—a quiet retreat where we wanted to be all the time. Located 1.5 to 3 hours from DC, Richmond, and Newport News, it is an easy drive for a weekend getaway or vacation recharge.
The Property
The one-acre property is quiet, peaceful, and offers a clear view of nature in every season. Because the lot faces north, you get unimpeded views of both sunrise and sunset over the water.
The cottage sits right where the freshwater Potomac River meets the saltwater Chesapeake Bay. Looking across the water, you can see Point Lookout State Park in Maryland, as well as Tangier, Bloodsworth, and Smith Islands to the east.
Seeing and hearing wildlife is a regular part of staying here. Guests often spot bald eagles, falcons, herons, egrets, deer, wild turkeys, foxes, beavers, groundhogs, dolphins, cownose rays, and a variety of birds, butterflies, and wildflowers.
Outdoor Amenities & Beach
Private Sand Beach: The beach size ebbs and flows with the tides and seasons. The shoreline is shallow with minimal current and comfortable water temperatures, making it a great spot for kids and adults to play, wade, or kayak. (Please note: like most Bay beaches, tides can occasionally bring in jellyfish. They too are wonders of natures)
Waterfront Fire Pit: Located right near the water, with complimentary firewood provided for s'mores-making, stargazing, or relaxing.
Eco-Friendly Grounds: We do not use fertilizers or pesticides on the property. We support local ecology by allowing a natural meadow to grow around the property edges, using native plant soil erosion controls along the shoreline, planting pollinator-friendly species, and removing invasive plants. The lawn is natural and unrefined rather than golf-course style.
The Cottage
Built in the 1930s as a hunting lodge, The Kozy Cottage was one of the first homes built along this section of the Bay. It's almost 100 years old! While key areas have been renovated, we kept the original knotty pine interior to maintain its historic, rustic feel.
Layout & Features
Screened-In Porch: A wrap-around screened porch offers a comfortable place to sit outside while keeping bugs away in the evening.
Bedrooms: All sleeping areas include blackout curtains and a variety of pillow options.
Bedroom 1: Two Twin XL beds.
Bedroom 2: One King bed.
The Loft: Includes a futon and a convertible couch for overflow sleeping space. The TV is located here to keep screen time out of the main living spaces.
Living Room: Furnished with a comfortable couch, armchairs, and a large (1m x 1m) coffee table from when we lived in Guatemala that works great for board games, cards, or drawing.
Kitchen & Dining: Completely renovated with ample counter space and a dishwasher. The dining table seats up to six with clear views of the water.
Bathrooms: Includes one full indoor bathroom (toilet, sink, and shower) and an outdoor hot-water shower to rinse off sand and saltwater after beach time.
Included Amenities: Central heat and A/C, reliable fiber Wi-Fi, a gas grill, beach chairs, flotation devices, kids' life jackets in various sizes, and a chest of outdoor games and beach toys.
Parking: On-site parking for up to three cars.

Located in Virginia's Northern Neck, the property is quiet and slightly off the beaten path.
Nearby Services: A 15-minute drive to the Heathsville Food Lion for groceries, and 15 to 45 minutes to local restaurants and wineries.
Neighborhood: Neighboring lots are large, and neighbors come and go quietly to enjoy the surroundings.
Surroundings: With little traffic and mostly farmland nearby, the area is well-suited for biking and long countryside walks.

Cottage was absolutely amazing. It provided a wonderful place to relax, swim and enjoy some quiet time as a family. They had everything you needed for the beach and the fire pit provided a wonderful view of the water. We had no issues and would recommend this place. Wow! I can’t say enough about how truly wonderful this spot is! What a beautiful view from EVERYWHERE in the cottage! It was so thoughtfully appointed with everything you could possibly need. The sandy beach was underwater on our first day due to some storms upstream but it revealed it’s awesomeness the very next day with a nice wide sandy area where we swam with our doggos. My only question is: how do I become a neighbor?

So happy you had such a great time! One of the reasons we rent the cottage out is so that we can ‘share’ it with others. It is such a special place. Welcome back—especially in the spring/fall, when the beach is biggest and it cools down enough for roaring outside fires!
An absolutely heavenly space. The cottage was warm, cozy and a true home away from home. The wooden interior takes you back to days gone by. As soon as we opened the door I was overcome with emotions feeling as if I knew this place from my past. One night the power went out, but there were some oil lamps so we could play Scrabble and other games. We spent most of our time on the screened in porch soaking in two parts of nature. The bayside included the beach, gentle lapping waves, & seagulls. Then the woodland side provided us with frogs, cicadas, even two owls hooting at night. We kayaked and fished. I was extremely impressed with the all natural medicinal plants growing along side the property. The dog fennel and the wild yarrow. The cottage was private and surrounded by farm land and a few distant cottages. Very relaxing and we certainly didn't want to leave.

I took my family of four to the Kozy Kottage for the long holiday weekend. It was the best getaway for our family, and our children enjoyed the private beach area. Had a great stay, only thing i can stress from their description is that you may or may not have a beach during your stay, we didn't but it was a lovely relaxing stay, it was also well stocked with everything you could need. If you want ice right away pick up 1 on your way in..but we used the trays we filled on arrival and had plenty:)

The property is a very good blend of old and new. Still has the vintage cabin feel with modern amenities. Very comfortable with amazing views of sunrise and sunset. Kozy Kottage is easily the most charming, tranquil and enjoyable vacation rental I’ve ever booked. Tom and Mette’s cottage is a slice of Heaven on the Northern Neck - a rustic but very liveable, well equipped and comfortable home that reminded me of vacations at the shore with my grandparents decades ago. Our stay was perfect!! It was so quiet and peaceful! The kids had a blast fishing, swimming, and playing with the games that were provided. We brought our own kayaks and took them out everyday! We even saw a large school of dolphins every morning swimming very close to the shore. The house was very clean and stocked with everything you can think of. They even had toiletries and extra toothbrushes. We will definitely be back!!

Our stay was wonderful. Cottage is beautiful and so close to the ocean. The view from the screened porch was breathtaking. I was very impressed how clean and organized the cottage was. Anything we needed was there plus extra touches: s'mores kit, popcorn etc. I can go on and on.
Communication with the manager was great, response to any questions were answered immediately.
All of this together made the most pleasurable stay.
I highly recommend renting this property.

This was our second stay at the Kozy Kottage and once again we had a fantastic time at this charming house on the water. Kara makes the entire check-in/check-out process so smooth and simple and she went out of her way to give us additional recommendations for what to do in the area based on what she knew we were interested in.
The house is clean, kozy, and truly the perfect location for a getaway on the shore. We had a great time lounging on the beach, watching all the incredible wildlife, and gazing up at the stars at night around the fire pit. We’re planning to make a stay at the Kozy Kottage an annual tradition and I would highly recommend the house to others as well!

The house is very comfortable. Kara the property manager was extremely responsive. We were very lucky and had the perfect weather and days on the river. We brought our own kayaks, made s’mores, ate all meals on the screened-in porch, and one night out at the Crazy Crab. We used the gas grill on the other nights. The boys used the outdoor shower and the girls used the inside shower. Made it easier for sharing one bathroom and keeping it clean. The outdoor hammock was also a nice place to relax! We hope to return next summer or even at the end of the summer!

We bought his property because we wanted an escape from the craziness of the COVID pandemic. We used to work internationally, and started renting it out when we moved to the Middle East in 2022. But now, we are back in the US, and have continued to open it up to others, so that they too can enjoy its beauty and serenity. Who can't use more of that in their lives, huh?
