This review is remarkably selective about what actually occurred. The concern was not a “two-hour family dinner.” The concern was repeated violations of clearly disclosed property and community rules, including exceeding permitted occupancy, exceeding the allowed number of vehicles, and allowing dogs to be off leash. These requirements were provided before booking and again during the reservation. They were not surprises, nor were they invented during your stay. “Quiet enjoyment” does not mean a guest is entitled to ignore occupancy limits, parking restrictions, pet rules, or HOA/community requirements without the host addressing it. In fact, my responsibility as the host is to protect the property, our permit, our neighbors, and the community from exactly the kind of nuisance activity that causes residents to oppose vacation rentals in the first place. Your suggestion that the Highlands does not want vacation rentals actually reinforces why these rules matter. Guests who knowingly disregard them make responsible vacation-rental operation more difficult for everyone. Leaving early, taking out the garbage, putting bicycles away, and organizing rooms is appreciated, but it does not erase violations that occurred during the stay. A good host is not someone who looks the other way when guests decide the rules do not apply to them. A good host communicates expectations clearly and enforces them consistently. That is what happened here.

It’s unfortunate to have to leave this review. We hosted Jody for the Hood to Coast Relay, and despite being fully aware of our clear rules regarding the maximum occupancy of 8 guests, she brought her entire 12-person team, significantly exceeding our limits. This not only violated the terms of our permit but also the rules of our private, gated community. Jody’s group disregarded our communication, violated the local noise ordinance, and caused disturbances by overloading the hot tub, resulting in property damage. After we kindly asked them to comply with the rules, they refused to cooperate, and communication was ignored both with us and VRBO. Additionally, they sabotaged the hot tub by putting soap in it, causing further damage. We prioritize the comfort and respect of all our guests and community, and unfortunately, this experience has put both at risk. We cannot recommend hosting this guest.
