We weren't thrilled with the bedding and linens and ants. Was told there was a wagon for Beach stuff and a drying rack. Well the wagon didn't roll and the drying rack could hold one towel, so not the most helpful for a family of four at the beach. There was also mold on the wall in the bedroom with the bunk beds, where my son was sleeping all week.
Kathy’s house is in an amazing location within a charming and quiet neighborhood, with a very easy walk to the beach. The house was extremely clean, possibly the cleanest rental house I have stayed in. Check in was very easy. Good size house for our small family. Only one thing to note is that there is no AC, so if it is going to be very hot when you’re there you may want to bring a few additional fans (some fans are provided).
Very cozy and affordable cottage with very easy access to quiet beach down the street. We stayed a week for a family beach vacation. Close to town and local attractions. Outdoor shower helped keep the sand at bay after a long day of beach activity. Some board games and things to do, but if you have very small kids, bring toys for them. Pack n play fit comfortably in the master bedroom if thats a concern for you. They have a smart TV so we were able to log in to all of our favorite steaming services (Amazon, netflix and Disney+) so make sure to bring your passwords with you. Thank you again Kathy, for a wonderful week.
We had a fabulous stay at this lovely Niantic beach house. It was the perfect tranquil little getaway. The town was perfect. It had several great restaurants to choose from. The nearby beaches were glorious and easily accessible. We had an amazing time on our family vacation.
Just a few houses down from the private beach (which we had to ourselves all week). Nice short walk, perfect when you have little ones. The beach was also perfect for our 2 year old, or if you just want a quiet place to relax and swim to cool off. (Water shoes came in handy for the rocks). The Property was clean and well maintained, exactly as described and pictured. The Owner was very accommodating, friendly and easily accessible at all times. We would definitely stay here again. The only thing we could have used was and Air Conditioner for sleeping as we got caught in a heat wave; But there were plenty of fans provided!
It’s a nice, safe, quiet location. Kathy, the owner, always picked up the phone if we had questions. Even with a hurricane and no power for a couple of days, it was a great getaway.
Beautiful, quiet beach community with a small but private, non-crowded beach. Pleasant neighbors, safe environment. Took the kayak out into the bay and up the river. Kids had a ball on the beach. Cottage is plenty big for a family of 4. Plumbing was great, good WiFi, both propane and charcoal grills available. Back yard could use some attention but nice to have some outdoor space.
This very sweet cottage was a great respite for this family of New Yorkers. Easy access to the small beaches---and hurray, a raft--it was also convenient to downtown Niantic and its boardwalk. Very comfortable accomodations with solid mattresses was especially appreciated.
We truly enjoyed our family time together. The small beach at the end of the street is well maintained, quiet and the swim area is great! Much better than being packed in at the state park! Bring your kayak to explore the surrounding bay. Good restaurants nearby as well and the quirky Book Barn is a must to visit!
What a delightful beach cottage! Everything we needed for a restful visit of walks on the beach, late night movies, and family time. The early morning visits from the rabbits, robins, and chipmunks scattered around the lawn were a bonus to the natural setting at the shore. This home was our perfect getaway in a great neighborhood. We will visit again.

Everything here is perfect!
Perfect location for our visit to the shore! Wonderful cottage that is just the right size, immaculate with many amenities to make travel easy. Kathy is a wonderful host and is quick to respond to requests and questions. The girls were able to relax and enjoy the shore as they prepared for my daughter's wedding this weekend! Many thanks!

Charming, relaxing cottage
Our family of 4 had a wonderful stay at this cottage. Very close to a private beach and surrounded by peaceful streets perfect for walking. The outdoor shower proved the perfect solution for cleaning up the kids before entering the home after the beach. Very clean and comfortable inside. Thanks again Kathy!

lovely cottage located in a private beach association
Our family of five had a blast at this cottage. Three kids aged 4 and under loved the 3 minute walk to the private beach. They loved being pulled in the wagon that the owner has provided. It is one street away from Rocky Neck State park and 4 miles from a wonderful children's museum. Mystic aquarium is only a 20 minute drive without traffic. If you are looking for a quiet neighborhood this is the perfect location. We definitely want to rent again and the owner Kathy is very kind and easy to reach if you need anything.

Transcendent sea-side cottage
We four Californians enjoyed our Long Island Sound stay so much, we wept when it came time to leave. This fully-equipped, cozy retreat (with wifi, easy kitchen, two kayaks, beach umbrellas, outdoor grill, picnic table set in the grassy back yard, and sweet sun porch) is steps to three private beaches on the Sound. The cottage is nestled in fanciful surroundings with walk-worthy, quiet roads, lush vining greenery and abundant wild flowers. There is a nearby pond with blooming lily pads, darting dragonflies, ducks, and geese—over which crosses a little bridge and a hidden, overgrown footpath leading into the tendrilled flora. The sounds of seagulls and the occasional old-fashioned, bell-ringing ice cream truck cap the nostalgic flavor of summertime at Giant's Neck Beach on the Connecticut shore.

The location was exactly what we wanted and the cottage was perfect.
We always love our time in Niantic and this stay was made even better by being in this location. The cottage is nestled right in the heart of the private association and was the cozy, beach feel we were really looking for. Steps away from the more private beaches, and decorated comfortably, we very much enjoyed what I'm dubbing our little Norman Rockwell vacation home. My older daughter loved sprawling on the comfy couch and oversized chair while my little one spent most of her down time nestled under the covers in the top bunk. I reveled in the pretty choices of room colors which looked freshly painted. The bath was scrubbed clean and shiny, which is always a treat and a bit of a pet peeve for me. We will definitely be looking forward to renting here again.
