About this property

A Mountain Escape with Endless Views

~20 minutes to Albuquerque’s downtown. Located in Cedar Crest, NM. Cedar Crest is a small town with a grocery store, a BBQ restaurant, a butcher, a bakery, a Burger Boy, and plenty of trails to the Sandia Ski Peak. Rules:
NOTE: Booking of the home binds the booker and their guests to adhere to the instructions and rules set forth.
1.​Recognize the home’s faults prior to booking: My house is not perfect. It has issues and I want to bring them to your attention before booking:
Complaints I have received/Issues: Many long showers from many guests are not good for septic may provide odor back in house; master bathroom has bathtub only (no shower); Home has trouble cooling in summers (Swamp cooler only and 2 mobile air conditioning ); Bathroom first floor has small water tank and has low water pressure; Not enough dishes or utensils; and no baking stuff. I am trying to get funding and smarts to fix all these issues.
2. Respect the home: So much of my personal energy goes into the preparation for a four bedroom home/ 8 person stay. Therefore, please help keep good energy and shun negative energy. If you have any questions or requests prior to your stay, I will do my best to accommodate them. I want you to have a wonderful experience. Therefore my first rule is to have good morals, ethics, integrity and energy while staying at my home. A good example of this character is if you/guest break, damage, excessively expend or give something of mine away, please replenish in equal or greater value.

3.​Communicate: Do not hesitate to ask questions, inform or request to prevent damage. I want to make sure I can accommodate all aspects of your stay to the best of my capacity. An example of this is if you need more towels than the amount allotted or new linen please communicate. I will instruct or provide as needed. I want to make sure there is linen for the guests that may be scheduled after your stay.
4.​**Super Important: Please refrain children or young adults from climbing rock walls, evading trails chopping trees or breaking branches. The house is older with fragile rock walls surrounding the exterior. Please help me to keep the integrity & beauty of the rock work and trees for future guests.
5.​Please clean up after yourself. Rule of thumb is to leave the home the way you found it and follow the pertaining cleaning instructions. A lot of work goes into making sure the home is disinfected and cleaned for you. Assure to not litter outside. Dispose of all dog’s poop properly and within a receptacle. Please carry your trash out if you exceed a normal stay (ex. excessive alcohol/beer cans/beer boxes trash). I gauge a normal stay is one trash bag per day. If your stay exceeds the average amount please carry the remainder out. If another guest is scheduled immediately back to your stay it is not fair to overbear the trash. There is a cleaning fee but this does not nearly cover the amount to clean after each stay (entire cleaning cost is ~$260-750 per stay during Covid-19 while my cleaning fee is $100). Therefore, please try to understand. Also be aware of bears. Bears/racoons will go through your trash.
6.​No more than the requested amount of people at-a-time at the home. If the “Ring” camera, identifies to exceed the requested amount, Vrbo will be notified for removal. No parties or large gatherings. Please be kind and respectfully adhere to this rule. The septic tank and well cannot endure more than this amount of people. Unfortunately, I do not accept local reservations or reservations booked within the state.
7.​Absolutely no smoking within the home or its surroundings area! This is smoke free residence. Any evidence of smoking on property will be charged to account to pay for a firm to help remove this smell.
8.​Must receive permission Outdoor Fire Place: to use outdoor fireplace, request via text (I want to make sure it’s safe). There is an outdoor fireplace, please only use wood near the fireplace. All other wood in the yard is prohibited. Please keep fires to a small to mid-size. There is a fire extinguisher near the BBQ grill. Please do not leave kids alone with the fire.
9.​Pets are allowed only with approval. I will consider one small pet. Please pick up your pet’s poop. No one likes to do this but it is a pet owner’s responsibility. There are shovels near the garage and trash bags in the cupboard. I allow one small trained pet, but I am considering to change this rule due to this particular circumstance. Coyotes will come to the yard when a dog’s poop is not picked up.
10. Please leave shoes at the doors. Keep the carpets and floors free from allergens and dirt. This is also to be beneficial for all guests and to assure the carpets stay presentable for future guests.
11. Do not flush paper towels, baby wipes, or toilet wipes (flushable) down the drain. Again, the house is on a septic and these items can lead to significant damage and will ultimately affect your stay.
12. Be cognizant of running water or long showers. Again you are on a septic and overfilling the septic will lead several water/sewage issues that will affect your stay.
13. Refrain from touching decorative art pieces. Pieces are one-of-a-kind that cannot be replaced if broken or damaged.
14. Do not nick or damage cupboards, doors, wood laid throughout the home, or dining table. Damages will be assessed and charged to your account.
15. Do not leave heaters or heat sources while out. Please shut off all lights and heat/cooling sources before leaving house.
16. Do not harm wildlife. Cedar Crest is a beautiful area that has plenty of wildlife. Harming particular wildlife is against federal law and will be reported if evidence is forthcoming.
17. It may get hot during certain periods of the year. If you have certain health or comfort concerns this may not be the residence for you. Home has a swamp cooler and fans. If this is a concern, please consider renting another location.
18. Mandatory: Report all damages made during the stay. This includes interior and exterior areas of the home, such as dishes, carpet, toilet, yard, windows...Moreover, Report all or fundamental issues with appliances, furniture, windows, dishes, doors prior to leaving facility. Booking of this home binds you as responsible to reimburse in entirety for all sustained damages made by you or your party.
19. Must Receive Permission: Hot tub is allowed if requested and I provide permission. Permission must be received via text or via App (I want you to understand how to use it). Be careful of the TV taking off the hot tub cover. After every use, the hot tub must be immediately covered to mitigate dirt/debris/reheat and prevent bugs to get in. Hot tub must need to be properly covered to reheat. Use screen to remove floaties after every use. Don’t let kids break the TV or hot tub. Please have an adult with them.
20. Again, I do not allow locals to the home to prevent stolen property, damage, or throwing of events.


Cleaning Rules:
Overall leave the home as you found it. The cleaning rules are as follows:
a. Please do not tear off linen from bed to avoid damaging/losing of linen. Damaged linen will be requested from damage deposit, including towels.
b. Throw soiled towels in metal bin located in the laundry room.
c. Pick up your dog’s poop and wipe where they peed if in house. Please be responsible for their damage.
d. Ensure fridge and microwave are emptied and wiped clean as you found it. Do not leave food in Tupperware and do not take my Tupperware.
e. Sweep kitchen and tiled living areas.
f. Wipe and disinfect kitchen counters.
g. Wash dishes, wash in sink first to remove any excess food or hard grime. An abrasive scrubber is provided for stubborn pans. Dish Pods are under the sink for washing machine. Wipe Stove, oven and microwave if used.
h. Throw all trash outside in bin, see above notes of alcohol trash. Excessive trash must be carried out and not left on premises. Three trash bags are allowed or one trash bag per day. Please throw excess trash at public facility or contact east mountain disposal at (505) 286-4798, 711 NM-333, Tijeras, NM 87059.
i. Vacuum any pet hair significant carpet soiling. Do not allow pets on bed. Damage deposit will be assessed towards linen and carpets if hair is found subsequent to stay. Pick up all dog poop to avoid outdoor animals from coming to home. Wipe up area where the pet has peed if inside.
j. Pick up any cigarette buds or trash in yard. I do not allow smoking on any of the property. If found, damage deposit will be assessed to have contractor pick up.
k. Clean/wipe windows from markings left by children, pets and unmanageable adults.
l. Clean up around hot tub and outdoors. Assure no trash is thrown in the yard.
