Beautiful townhouse nestled among towering live oaks. 2 bedrooms, each with a queen size bed, 2 baths, and a double-bed size sleeper sofa in living room. Sleeps six comfortably. Small deck off living room with table & chairs. Awesome roof-top deck with views of the Capitol. Eat-in kitchen with range, refrigerator, dishwasher, coffee maker, blender, toaster, and all dishes, glassware and utensils. May be combined, pending availability, with Eleven Oaks Suite to provide accomodations for eight people. Both Your hosts, Janelle and Ted, are on call to meet any need. Eleven Oaks Townhouse is a strictly non-smoking property. Smoking is prohibited anywhere on the premises, indoors and out. Eleven Oaks Townhouse is not an STR party house. Occupancy is limited to six. Gatherings of people in addition to the renters is prohibited without the express permision of the hosts.

Cute place!

This property was wonderful for access to anything around downtown Austin. The 4 stars because for older adults with any mobility issues the bedrooms are all upstairs and the roof deck has steep stairs. Fair amount of early morning noise by a business facility across from the place.

Would give it six stars if I could!

The property was absolutely perfect for us. It’s on a quiet neighborhood near all the fun stuff to do. Very clean. Lovely patio. Owners provide all the little things that are helpful, like spices, oil, coffee. Home was very clean and we were grateful they let us check in early!

Capitol neighborhood treehouse

Great location!! We walked to the university, the capitol, moody amphitheater, congress & 6th street, even across the river. Great coffee shop blocks away too. You don’t need a car if you stay here but the parking is right next to the front door so that’s easy too. The roof deck is such a treat. It feels like a treehouse, you even climb a ladder to get there. There’s shade & a breeze, perfect for relaxing after exploring. There’s another shady deck on the first floor and an adorable book nook under the stairs.

Great place close to campus!

We stayed here while going to Austin for a UT Campus tour. This was the perfect place. It was very private with plenty of room for the 3 of us. Lots of restaurants and other attractions in walking distance.

Perfect Wedding Day prep

The bride and her bridesmaids used this property for getting ready for the Wedding at the near by Caswell House. It was the perfect size for relaxing, and have our hair and make up done. The location is great and private but safe. The owners were delightful to work with. Their communication was prompt and answered all of our questions.

UT - Mom- Daughter Weekend

We loved our visit to Austin! This was, by far, the best place I have stayed in Austin. It is in a GREAT location, spacious and clean. The first floor has cool fabulous big red smooth tile. The hosts were thoughtful and excellent at communicating. It was smooth sailing from the moment we received our confirmation note from Ted and Janelle. It was perfect!

The townhouse has everything you would want for a stay. The house is walkable to all key sites and restaurants. The house is fully equipped with everything you need! I would definitely recommend this to everyone. The hosts are so nice and easy to communicate with. We had a great time!!

Great Stay

So comfortable, easy and conveniently located. Highly recommend. The only thing to note: the roof deck is accessed by a fairly steep ladder which makes it a bit awkward to use. Climbing up with coffee in the morning was tricky, for example. Just a heads up. Otherwise, fantastic.

The townhouse was in a great location for accessing downtown, the university area, and south Austin (via rideshares or longer walks). The place was quiet (located in the alley behind the main house), and very clean. Cool spot!

Enjoyed this nice property in Austin with my adult daughter. Lovely third floor balcony to sit out on, relax and read a book. Great location. Very clean. Easy communication with the hosts. Only stayed two nights wish it was longer. We'll be back.

Quick Austin get away

The property was just as described and in a great location. It was spotlessly clean, the kitchen had everything you might need as well as a well stocked library book and game selection. Check-in and check-out was super easy. We would definitely recommend it!

They thought of Everything!

We picked this location because it was close to the Allen House where we were attending a wedding. It is a very lovely townhouse in a neighborhood of many historic houses. It was very well equipped and everything Was labeled. They provided a lot of things that other hosts do not and it really made the stay seamless. If I had any advice to give, it would be that the only TV is in the living room so if you need to use that space to sleep, plan accordingly. I would imagine that not much TV watching goes on with so much to do, but in the morning or on a rainy day it might come in handy. Honestly though, this was the most thoughtfully equipped place we have ever stayed at. They even had umbrellas!

Centrally located townhouse

Great location and easily walkable to the Capitol as well as many coffee and restaurant spots. It was nice to have a designated parking spot and the check in process was very easy. We were never more than a few minutes walk or drive to other places we wanted to visit.

Loved this property. We came for UT graduation and it was a perfect location for the stadium/Moody and downtown area restaurants. The property is as described, check in was easy and the hosts were available when we had a question. Highly recommend for your next stay in Austin.

Why they chose this property

We both chose Austin to go to U.T. But we each chose Austin again to live, work and raise our family. We have grown up as Austin has. Austin is sophisticated but never snooty. You can find world class restaurants and bars, and you can wear your jeans and boots to visit them if you like. Just about any cuisine you prefer is available somewhere in the city, from Tex-Mex to Ethiopian. You can enjoy popular music at the hundreds of clubs around Austin as well as at the top-of-the-line Austin City Limits studio, not to mention the Austin Symphony and Austin Lyric Opera. Oh, and all those festivals: ACL, SXSW, Fun Fun Fun Fest, Moontower Comedy Festival, F-1 racing, and more. If you’re up for a drive, you’re just over an hour away from the Texas Hill Country, with its wineries, beautiful scenery, and German heritage. (Or go an hour east and check out central Texas’ old Czech communities. Have a kolache! Visit the Spoetzel Brewery in Shiner which, during Prohibition, stayed in business by producing near beer plus just a little of the regular kind for “medicinal purposes.”) Diverse? You bet. Friendly? Very.

Because of its proximity to all this plus the Capitol, the Austin Convention Center and the Rio Grande campus of Austin Community College, the neighborhood is bustling during the day but quiet at night.
