Welcome to your idyllic New Hampshire retreat on Upper Suncook Lake, hosted by HelmsBnB. Built from the ground up in 2022, we created our dream lake house with 3 bedrooms, 2.5 bath, spacious backyard, private lake access, and a dock and are so excited to share it with you. You'll enjoy breathtaking views and ample space for relaxation and outdoor activities!

Only 15 minutes from Alton Bay on Lake Winnipesaukee, you have access to the quintessential New Hampshire lake summer, with the elevated privacy of being on a smaller lake.

Main Floor:

-Open concept kitchen, dining, and living space, with a Lazyboy reclining couch coupled with two oversized comfy chairs. Enjoy expansive lake views with floor to ceiling windows.
-Queen bedroom
-Full bathroom with shower
-Access to the deck with grill, dining table, and seating that offers al fresco dining with breathtaking sunset views.

Second Floor:

-King bedroom in an open loft with half bath and stunning lake views (Please note the stairs to this bedroom are very steep).

Lower Level:

-King bedroom with additional twin bed
-Full bathroom with shower
-Large, open space designed with family and/or kid activities in mind. Enjoy the smart TV, comfy couch and open play space.
-Full bathroom with washer, dryer and utility sink

Outside:

-Private lake front area and dock where you can dock rented boats
-Fire pit with adirondack chairs and a picnic table overlooking the lake for alfresco dining
-Two kayaks, one canoe, cornhole, and space to run around.

Spend your days swimming, boating, and kayaking and simply enjoy time relaxing by the idyllic water.

Guests have access to the full house with the exception of a locked storage closet.

We are always available, but never overbearing.

We are dog friendly and allow, well trained/house broken dogs (2 dogs, max). We must know at the time of booking and prior to your arrival if you will be traveling with your pup. There is a $125 per dog fee, which does not cover any damage or yard clean up. Please note that we do not allow cats due to guest allergies.

While we strive to minimize guest disturbances, we regularly maintain our home and may conduct lawn care during reservations, particularly on weekdays or during longer stays.

Please note that any refunds made in accordance with our cancellation policy will be less any credit card fees.

We have installed exterior only security cameras for the safety of both guest and property. These cameras are actively recording both audio and video on all exterior entrances and side doors. Any tampering with cameras, including, but not limited to covering and otherwise disabling of these cameras are grounds for early termination of reservation with no refunds whatsoever.

No smoking inside or near any open exterior doors or throwing any cigarette butts on the ground.

We are directly on the lake so our septic system is very sensitive. The town water, while potable, does have a strong sulfur smell so we provide a water dispenser for guests.

Please note, we are located in rural New Hampshire. There are bugs during the hot summer months. We provide bug spray for your comfort and have two zevo plug in devices.
Absolutely no smoking inside or near open exterior doors - there is a $250 fee if this is violated.
