There is swimming & fishing right from the property, or it's a short walk to both Easton's & 2nd Beaches. Downtown Newport, a 5 minute drive, can be close enough or feel far away. A large Studio room with its own kitchen and bath can accommodate kids, teens & cousins. Even the outdoor shower has a killer view.

House is in great location just outside of Newport away from traffic and tourists, but a very close ride to downtown. Views and property are incredible. Host was flexible and easy to communicate with.
Our group of young kids and adults had a wonderful stay. In terms of space and location, the "Little House" has it all. Our group enjoyed the nearby beach, cove, expansive front lawn, and all the charm of the house. It was a treat to stay in a home well-cared for by a family over generations, versus a soul-less income rental. We hope to return!
We were in town working the Newport Boat Show and our team stayed at this amazing house. It was an incredible place to relax following long days on the docks. We are looking forward to booking again next year!
We spent a celebratory fall weekend at The Little House, mesmorized by the view and enveloped in comfort. The house is wonderfully appointed--everything you might need, right where you want it to be. It's a short, pleasant walk down to beautiful beaches and a quick drive into Newport, but at The Little House, all is peace and quiet and relation. A great spot--
A stunningly beautiful property and a house that is beyond charming. A big plus: separate bedroom annexes, offering just a little privacy for everyone. A view to die for. Convenient to Newport but away from congestion, in a quiet neighborhood.
Our family of 5 loved this 3 night getaway. The setting is unmatched. Kudos to the Toland family for preserving this family compound and welcoming others to share traditional family pastimes there — swimming in the cove, board games, beautiful walks … a non fussy homey feel with a great big dash of whimsey and fun.
Fantastic getaway - with tons of indoor and outdoors space for all guests to enjoy. We had a great time having a lobster boil, swim in the cove, lawn games etc. We never wanted to leave - it was everything we wanted for a summer stay!
We had a great time on our family vacation! It was many of our first times to Rhode Island. We spent most of the time at the house admiring the view. The yard is huge and great for children to run around. The kids loved fishing and playing games in the lawn, and the adults enjoyed having cocktails by the water. It was a great trip!
Amazing views and privacy! The house is relaxed, a true coastal getaway. But who cares about the house (which was very well stocked) when one has that green lawn sweeping down to the rocky shore below. Relax and enjoy. It is just a short hop to beachy food places and markets and no more than 10 minutes drive to all the Newport attractions. Highly recommend for a low-key, very relaxing, not fancy time along the shore. Communications easy and all information accurate.
Beautiful home with all the supplies you need to make it home comfortable. Everything was great! There is so air conditioning however the breeze with the doors open really made the difference and there was an adequate supply of fans for each room. Would love to visit again
The “Little House” in Middletown is a truly special property in a marvelous location, with a backyard overlooking the water. It is incredibly picturesque and the photos on the website don’t even do it justice.
The house itself is very well-kept, and has flexible living and sleeping space to accommodate many people. There are many nice things to do in the area with kids, including hiking, biking, berry picking, fishing, boating, etc. The yard is great for kids and the swimming hole on the property is a very unique feature to cool off at during a hot day. Second Beach is a nice walk from the house and we spent a lot of time there.
The owner is a true professional. Ahead of and during our stay, he provided detailed instructions about the house, as well as extensive lists of area attractions and restaurants. The house itself was very well-equipped, including with beach towels, kitchen supplies, paper goods, and other equipment. The owner was extremely responsive to our needs and questions both before and during our stay, and was very flexible.
We had a great and memorable stay and hope to return again in the future.

A Slice of Heaven
Little House is the most special place! Our extended family has vacationed in RI every year since 2000 - and Little House wins as our big slice of vacation heaven! Waking every day to the inviting blue green water and strolling along the cliffs to the swimming lagoon, it’s an island oasis. The beautiful breezes blowing through the house are just dreamy. Everyone slept most comfortably. We loved playing games on the lawn and cooking outside and laughing. Our family cannot wait to return.

Great Christmas time on the shore
I was invited to stay with couple friends who rented this house for Christmas. We had a great time. The house has original old charm yet feel very comfortable and cozy. The main house has nice proportion of living/dining room, functional compact kitchen with a lot of gadgets perfect for cooking. The location was spectacular even in winter time, good amount of beach front and large field to play. I hope to go back in summer time where we could swim in the cove which feel like a swimming pool.

Great place for a family gathering
My extended family and I have rented this place the week of Thanksgiving for the past 2 years and have had a thoroughly pleasant experience here.
We enjoy taking walks along the rocks by the ocean and playing catch with the football on the expansive lawn in front of the house (makes me feel like a Kennedy). On rainy days we watch the waves splash upon the rocks through the large bay window while we remain cozy inside by the fireplace playing UNO. Even in November we enjoy the Cliff Walk and all the shops and restaurants that Newport/Middletown have to offer. We have also participated in the 5 mile Newport Pie Run the past two years.
The owner is very responsive and easy to work with which is a plus. We like it so much we plan on coming back next Thanksgiving.

Spectacular setting. Best view in Newport
We stayed for three days in the Little House and couldn't have had a better experience. The house is secluded and set back from the road. The view from the spacious backyard can't be beat. The house is quaint yet spacious, but you won't be spending much time inside. The backyard is enormous and right on the best swimming area in Newport. I can't say enough good things about the house, area or experience of renting.

Our Grandparents bought the big white house with 8 acres on the water right before World War II and our family has been coming here to 'Whetstone' every summer ever since. Our cousins own the other 3 neighboring houses; ours is 'The Little House' in the center of this photo on the Family compound. There's no better place to spend time with family & friends!
