Lake View Villa is a newly renovated 7-bedroom, 6-bathroom villa with a panoramic pond view, magnificent south-facing pool with spa, and 4-en suite bedrooms. It is located in the high-end gated community Formosa Gardens, just 2 miles to Disney World, a few minutes from the theme parks, award-winning golf courses, shopping, entertainment, and dining as a well-kept community. Enjoy uninterrupted lake views from the vast pool & spa deck area, complete with BBQ, the perfect spot to relax and unwind!

Location is everything, and Lake View Villa has it all. Situated on the back road to Animal Kingdom, you can reach the park in just 5 minutes, even in heavy traffic. Formosa Gardens Estates is a prestigious gated community, ideally located to experience the best of Central Florida/Kissimmee/Orlando with family, friends, corporate retreats, and reunions. You'll be able to enjoy all the area's attractions without worrying about travel time.

1) A suite with a king is on the left-hand side, near the swimming pool.
2) A suite with a king is on the left-hand side of the front door.

4) A queen bedroom is on the right-hand side, between the swimming pool and the cinema. Its bathroom is next to the bedroom, which can be shared with the public.

Great stay

The house was clean and spacious- the pool and hot tub were heated and very comfortable…the pool area is private and the overall location is within close proximity to the parks. Our hostess Jenny was gracious and very responsive - the kitchen is stocked with all the amenities of home. Would definitely recommend this home for a nice FL vacation!

Overall our stay was great! Cannot fault the communication with the property manager etc and the villa was very clean on arrivalWe just felt it needs it needs some updating / TLc, upstairs master shower doors were broken, along with various light switches etc and the grill outside was dirty and unusable.

Thanks for staying in my villa. Sorry for the inconvenience. The management firm got a security alarm signal for this villa. So they went to check. When they knocked the door, it happened you were in shower and did not response. So they went in for further checking. It turned out it was a false alarm. We had asked the security firm to double check the system. This should not happen again.

Florida vacation

We had a good time, but we’re disappointed in the quality and cleanliness of the amenities. The pool was fantastic. Would recommend refurbishment of household utensils and bedding.

Great location and neighborhood. House furnishings require an update. Couches are not comfortable. Beds are uncomfortable and squeaky. Shower glass is unsafe. Pool white coat is deficient. Main drain cover is broken. TVs are difficult to work.

Graduation celebration

Three of our grandchildren graduated last month, one from high school, one from middle school and one from elementary school. We had a great time and there were enough bedrooms for each of our 4 grandchildren to have their own rooms. Loved the pool and used the grill. We all had a great time.

It was OK

We liked the overall layout of the house. We had plenty of room for our group of 13. The pool and hot tub were warm. The kitchen had everything we needed for our meal preparations. There were plenty of towels and we got good use out of the washer and dryer. This house is in need of some TLC, we left a list of things that needed to be fixed with the owner.

Florida Family Holiday

Fabulous 7 bed villa overlooking the lake within the gated community of Formosa Gardens. Access through the gate and to the villa no problems. Spacious rooms and a well used villa with plenty of items for a 20 day stay. Pool and jacuzzi was great after hot days in the parks or shopping. One of the closest areas for access to WDW - 5 mins to Animal Kingdom parking and a 20-30 min drive to Universal and the outlet shopping areas when the I4 is not busy. 25 mins back to MCO airport. From our last visit we noticed an increase in holiday traffic due to further resorts being built in the area. Plenty of restaurants close by as is a Walmart & Publix. Owner and management were first class sorting out a problem the first evening. An electrical storm had either hit us or nearby and the AC and TV knocked out, all back to normal within the hour. Yes we will stay here again.

Despite a few oddities, I would surely stay here again.

Great value and overall wonderful property. I was a little confused about the garage, which has a well appointed theatre. Internet speed is a little slow for pretty basic internet searches/mail checking. Hot tub not very hot... more of a warm tub. Finally, communication regarding "Fairway," which I think is a management company was a little confusing. I went through VRBO and was confused regarding what I was supposed to do. Jenny was super responsive. Overall, super well appointed home and a few things could be tweaked to make this home perfect. Loved the kids pool alarm. I really would give it a 4.5 Stars, but the few issues above weren't enough for us not to give it a 4.

Unhappy with how clean the house was.

When we arrived and during our stay we have a lot of issues with bugs. The owner sent out an exterminator but we still had issues. The bed sheets didnt have a clean feeling. The pool was dirty and the bug protection fence around the pool broke 2 different times during our stay. Which allowed bugs to fly in. Master bedroom bed had clearly been broken prior and made noises every time we moved on it. Owner did provide a small cleaning fee refund, but for the number of issues and the amount of money paid we where very unhappy. Would not recommend.

How we wish there was a way to completely get rid of the bugs, but since they are part of nature, all we can do is minimize their presence. Second, we assure you that our bed sheets were thoroughly cleaned prior your arrival. We are so sorry if you felt otherwise. Lastly, our pool is also cleaned regularly. If the pool was dirty when you arrived, it must have rained before that which caused the dirt. Please know that your experience was an exception. As you can see on the other reviews, we are known for quality service and caring deeply for our customers. We can't fix the past, but we assure you that we will strive to do better. Until then, thank you for staying with us and please accept our sincerest apologies.

AMAZING VILLA

Our group of 11, encompassing 3 generations, spent time at this villa for a family reunion and time at Disney. The villa was more than spacious enough to handle our group with everyone having plenty of space to call their own. The villa was clean, well-equipped and more than met our needs. The best part of our experience was the time spent around the pool. The pool and hot tub were wonderful and the view is spectacular. You definitely feel like you're in your own special retreat as you have no neighbors in sight. The second favorite place to gather was the theater room which was enjoyed by all especially the children and young adults. We appreciated having a code to enter the community and the house - no need to keep track of keys. Loved the alarm system for the pool so that we didn't have to maneuver around a pool fence. We were happy that we decided to spend 2 days just at the villa before heading out to visit the parks. All the parks are conveniently located and the area surrounding the villa has everything you might want and/or need. I have dealt with the owner, Jenny, for four years and find her to be one of the easiest and most responsive owners I've ever dealt with. The only suggestion we would have is to supplement the management company information binder with an addendum dealing specifically with this villa. The main issue we ran into was dealing with the different TVs - especially in the theater room. I know this has been mentioned before so I'm hoping it will be addressed in the very near future. It would also be helpful to have switches marked to know how to turn on the pool lights, etc. If you're considering a trip to this area, this would definitely be the place to stay.

Overall great, a few easy fixes would make it perfect

Good: -huge home w/ more than enough room for our 2 families to comfortably spread out -bedrooms: comfortable size, nicely appointed, comfy pillows -bathrooms: comfortable size; 2 bathrooms had tubs, super positive for those w/ little kids (vs shower only properties which seem to be more the norm in home rentals; this is really a huge positive from our perspective!) -pool is gorgeous! The 2 large entry areas were perfect for little ones to play on. -plenty of towels, blankets, pillows, etc (another huge positive!) -the kitchen had everything we needed but wasn't over crowded w/ items in the cabinets, we had plenty of space for the items we brought (another huge positive!) Fixable: -instructions need to be posted in the tv/entertainment room. It took way too long for 3 relatively competent adults to figure out how to get the tv/cable/satellite/dvd player/etc to work. -**very** squeaky 2-way door between kitchen & dining room; the sounds it emitted are equivalent to nails on a chalkboard -all king & queen beds would squeak with just sitting on them, and if you are laying on the bed & another person gets into bed - ugh! The bed starts moving & shaking just w/ that. Those beds were just annoying. -seriously, another squeak... ceiling fan in upstairs king bedroom. If you "need" the ceiling fan on at night, that one is unbearably loud. One person had to move to a different room as the fan caused a sleepless night. -fridge door was strangely difficult. After putting items in we closed the door but it didn't seem to close & "seal." We spent too much time moving items around inside the fridge, closing the door, and looking closely at the door seal to make sure it was really closed. In the end we only felt somewhat certain it really was closed; thought we'd be calling property management the next day about it. -the instruction documents sent prior to arrival, and documents in the property binder in the kitchen, mentioned keys for the house. We could not find keys anywhere. We figured out how to use the code lock on the front door, but it would have saved us a lot of time if there were 1) no notes about keys and 2) instructions to use the code/lock door. All the fixable items made our stay just "annoying" enough not to rate it 5 stars. If these are fixed, though, this is truly a perfect vacation home and (if costs are the same) we wouldn't hesitate to stay here every time we come over from Tampa to use our Disney passes!

Hi Jamie, Thank you very much for the review and letting me know these issues. I found it out that the remote control for the TV in the movie room was not there. I think this may be the main reason for not being able to make it work easily because it is hard to select "Source" or "Input" to TV without the remote control for the TV. I have put a new remote control for TV in the Movie room and have a detailed instruction for using these remote controls for watching TV, DVD, Sound System, and steaming. Many other issues you found are also fixed. Thank you again for your review. This is really helpful for making my villa better and good for future guests. The host responded to messages quickly and requests were dealt with and resolved.The house is in my favourite location and provided a comfortable stay, however it is very dated and desperately in need of upgrades to furnishing, towels, bed linens, curtains, blinds, flooring and bathrooms. There was a completely inadequate supply of glassware although there was plenty of dinner ware.The pool area is an excellent size and well used by ourselves. Again it would benefit from some upgrades to furniture and the pool deck. It was particularly unpleasant to find that the drainage for the now out of use infinity pool was full of stagnant water, dead insects and food debris.We were staying for 20 days and would love to stay at the property again but only if some improvements had been mad. The cost of this property was very high considering its condition.

A Perfect Thanksgiving!

This house is perfect for a large family. Never felt crowded. Loved the theater room. Kitchen very well equipped. The outdoor patio/pool area was amazing and we took some beautiful family photos during the sunset. We would definitely stay here again!

fantastic location

Excellent property in a great location for the parks. It was just as described, and it was perfect for our family of 7. Plenty of space for everyone and we all loved the pool which was lovely and warm- definitely worth the extra for the pool heat. Good communication from the owner when we messaged about a slight issue after hurricane Nicole. I would definitely recommend this villa

Highly Recommended

Perfect property for a large group - in our case a family celebrating my wife and I's golden wedding anniversary (2 years delayed because of Covid!). Very convenient for the parks etc and local facilities such as a supermarket. The property is well presented and maintained with a very helpful host and local agent. Having stayed at the other end of Star Lake in the past this south facing property was much better. Highly recommended!

Spacious & quiet

The house was super spacious and had everything we needed! The neighborhood was quiet, but was pretty far from Orlando attractions like downtown and the parks (30 min to an hour with traffic). Understanding that it was August in Florida, the second floor bedrooms were a bit warm and the pool water was also warm. Although check-out was a dream! Very little expected, which is appreciated.
