Great place, kitchen well equipped . The place is well kept. The view of the beach is the best . This place is next to the museum of Cancun, a must see in a break you have from your days at the beach. We are definitely coming back.

Villa 1004 has some perks. Excellent location with a beautiful view. Security is very secure. Daily housekeeping is nice. Water cooler in the kitchen. Adequate plates, cups and flatware. The condo is spacious and the rooms have their own mini split for personal temp control. Excellent parking close to the front door. Overall, the condo needs some updating. Simple things like replacing all the lampshades. Bedding is torn. You do not have access to do your laundry, but the housekeeper will do it for you. Dining room chairs need replacing, along with living room furniture. Comfortable patio furniture would be a nice touch. Water in the shower will eventually drain. A great touch would be to have some toiletries in the bathrooms. If you aren’t looking for luxury, then you will be content in this villa.

Great location

What we loved was the proximity to the ocean - perfect location to see and hear the ocean and sunbathe. The house was clean and comfortable. Overall we enjoyed our stay. The owner was clear that you will be located in an all inclusive resort surrounded by amenities (and people using those amenities) that you can’t use. While we knew that going in, I wasn’t prepared for the awkwardness and inconvenience of trying to find an optimal spot to set up our umbrellas and chairs in the midst of all the other chairs and palapas on the narrow strip of beach and the security guards checking to see if you belong there. The positive aspect of that was they were quick to remove people that didn’t belong and we felt very safe. Additionally, they got to know us and allowed us to use a palapa because it was too windy for umbrellas. Our final day we decided to just stay on the grass in front of our villa and on our balcony and we did enjoy that. Also, the concierge was EXTREMELY courteous and responsive. Plan to either have the place stocked or go shopping at the mall grocery store on the first day. All in all, a good vacation.

Fabulous location overlooking the turquoise waters and perfect beach!

Great space for our family of 5 with three young adults (22, 19, 16 years). Three bedrooms, all with ensuites. Great patio, plus two balconies ensure ocean views at every opportunity. The beds were comfortable and the place spotless. The daily maid service is such a treat in a vacstion home! The resort pools, towels, and private beach were busy as it was Christmas however it was never crowded. Lots of pool chairs and beach chairs always available. The Manager -Fana- was very responsive and a pleasure to deal with. The place is exactly as it looks in the photos. This is not a sleek new condo however the great space, housekeeper and location make it very enjoyable. The one dissappointment was the inability to plug our device into any of the many tvs to stream netflix or watch a family movie. The wifi works well though. Highly recommended for large groups. You could easily sleep 10 in the unit. Lots of convenience stores for stalking up within a 5 minute walk! We hired a chef through the manager for 3 dinners. Highly recommended!!

Villa never disappoints

Cancun February 2020 was our last pre-pandemic vacation and we fell in love with this villa. We finally returned. This oceanfront view of brilliant blue green water never disappoints. The ocean views are amazing and beachfront access is so easy. Pluses: 1) Views 2) spaciousness 3) oceanfront 4) easy communication and good management 5) nearby activities 6) bus system Downside—due to dispute between private villa owners and resort there is not pool access onsite but next door. I would still recommend a stay here just factor in the added cost. We stayed with 13 and 14 yo kids and were so busy we never used the pool next door. Activities in area: Ventura Water Park, ocean parasailing, Cancun Catamarans, Aquaworld flowrider, Cancun cooking class, Isla shopping mall. Bigger frustration than pool is there has been significant beach erosion since 2020. For 5 years we boogie boarded on all trips. This trip we had red flag surf conditions and no possibility to boogie board due to currents and wave patterns. Maybe just bad luck? We still had an amazing stay with all the other activities.

Great beachfront villa

Great beachfront villa. Superb management. Put Whattsapp on your phone and you can easily message manager Fana when you are coming in from airport. If you need anything, message and you will get taken care of. I always like to read other local recommendations on VRBO, so here are ours: Aquaworld has great activities. In 2020, they had 2 for 1 pricing if you booked with online sales 2 days in advance. I recommend this. Word of caution on Aquaworld snorkel Punta Nicuz--the boat ride was packed like sardines and incredibly smelly with engine fumes and so loud I thought we were getting hearing loss. Still it was a favorite activity of the kids. Since we paid 1/2 price I wasn't quite as annoyed. Also bring your own snorkel gear for kids as mine struggled with the mouth pieces on the free gear they use. Parque Maya across the street from Omni villas has a 30 min zip line activity that might be boring for older kids but was perfect for our 10 and 12 year old. Wear shorts and closed toed shoes. You don't get wet. Have cash for tipping at all activities. It is expected and greatly appreciated by all. Cheers!

This Place Is a Jewel

Pictures are accurate. This place is perfect for independent families that aren't interested in all-inclusive vacations. It's three levels with a lovely patio and two balconies that face the beach. We watched the sun-rise every morning, just stunning! This villa was such a relaxing place for our family of five adults and one teenager. The Cancun hotel zone is challenging though. You will not be able to eat in any of the hotel restaurants, the Omni included, even though you will have use of their pools. There are plenty of restaurants on the lagoon side, and bus service from the villa is excellent. DO NOT rent a car. The local police routinely pull over tourists who rent vehicles to shake them down. This is a problem of Cancun though, not the property. I loved this villa. The only problems are minor. The wifi didn't work on the third floor. The shower pressure was abysmal.

Location is perfect!

This was our second time staying at this villa. Fana does a great job answering any questions you might have before and during your stay. Our housekeeper was very friendly and did a great job. If your someone that worries about being safe, you have to pass through security to get on the ground and there’s also security walking around all night. Kitchen has everything you need! There’s a couple convenient stores across the street that came in handy. We love hanging out on the beach during the day and sitting on the patio at night. There’s nothing better then sitting on the patio and having just the ocean in front of you! The only negative I can say is that the comforters on the beds are wearing thin and could use an update. I would definitely stay there again!

Stunning!

As you travel from the airport you pass many nice hotels and can't see the ocean and then pull up to the Omni and thinking you are going to the very nice front entrance but you driver veers to the right over an incline and I start thinking o boy what is this place going to look like. You crest the incline and then bam! the ocean is right in front of you. Then you enter the villa and you are literally on top of the ocean. I knew I made the right choice when my daughter takes a picture of the view and posts it within seconds of arriving. This place is more than advertised. If you book any transportation other than Cancun Valet your crazy. Awesome service! Only advice is because you are in the villa and not the "all inclusive" resort bring your own yeti or copper mug to keep your drinks cold while on the beach or around the pool. The wrist bands save lots of headaches and questions. Letty the housekeeper is also amazing. Only issue we had was first night when we went to bed it was soaked because AC was dripping. Turned off for the night to defrost and then it was fine. Turns out the prior tenants put on lowest setting and it iced over. It was a great spring break for the family and wouldn't hesitate to rent again.

Villa 1004 Omni Resort

The villa is quite lovely and the beach is right there and easy to access. The villa is clean, updated, and very well stocked. Louise who manages the villa for the owner was full of information and extremely timely in answering any inquires. Lettie, the housekeeper was unobtrusive and did a great job. Great space for 4-6 folks.

Birthday Celebration!

I sent my daughter and three of her friends here last year for her birthday! They all loved the villa, hotel, and the beach which was literally steps away from there front door. We google (hangout) daily and the villa was well maintained. Security was present and it made her feel safe and secure but the were not intrusive when they were in the villa. The owner was available by phone and her staff was attentive and ready to handle questions and issues. The only downside was the villa is local on the Omni Hotel Property which is an all-inclusive resort whose guest are required to wear wrist bands. Since my daughter and her friends where technically not guest of the hotel they were frequently stopped and questioned about their business at the resort. This would not have been a big deal if the resort was effectively tell their staff. For the first 5 days of a 7 day stay they were asked and detained by hotel security about the nature of their business everyday. The Villa manager had to get involved more then once to correct the issues. All in all they had a great stay and would do it again.

The absolute best location on the whole resort

We just stayed at Valerie's villa for a week over the New Year with our adult daughters/son-in-laws. I was so pleased that this villa is exactly where/what/how it is described. You can trust Valerie's every word. She arranged for Cancun Valet to and from airport and they were prompt and honest. They even stopped at the Walmart for us to stock up on breakfast, lunch, snacks, drinks, etc on way in. They stay in speady contact with you by email or phone. The villa was perfect! We all had ample rooms/bathrooms with plenty of space. It was clean and the cleaning lady came everyday to freshen. The Omni sits on a perfect spot on the penisula and this villa is on the #1 best spot on the resort. Luckily this one does not have an umbrella town out in front of it overlooking the beach to ocean as many do. We enjoyed sitting out on one of the 3 decks above the beach observing volleyball games and people watching. You are just a few steps away to one of the many pools and jacuzzis or the beach. The resort itself is very safe and well kept, the beach was always clean, not that crowded and no one bothered us wanting to sell something. There were numerous security guards always walking the grounds. We walked over a mile either way and some beaches were so crowded with chairs and umbrellas and kind of trashy. We did not buy any coupons from the Omni for drinks or food (the only way you can use their services). You can make your own drink and take it to the pools. If we didn't make dinner, we walked to a restaurant. All the food was good, enjoyed a delicious late lunch of appetizers/margaritas at Hacienda Sisal toward the malls about one mile. There's a convenient mart directly across the street. If traveling from another country do your due-diligence on fruit/vegie/water bacteria removal. Only my husband got the crud, but it was severe for 48 hours. This is in no way a relection on the villa, who knows where he picked it up. If we ever return, we would stay here again. Perfect for couples or families. We had a wonderful time. Also was a great value. - Thanks Valerie!

Beatiful Villa - We will come back

The Villa is fully equipment, with best location of all other villas. Location is superb. Everything is clean and we didn´t have any problem with bugs or mosquitos. The villa is well kept and very clean You can use all amenities of the Omni Cancun Hotel, some of them with the payment of a little fee. The maid was so kind. Location is excelent, in front of the hotel yo have ATM, a store liquor and Oxxo little supermarket. Main room is really big, and outstanding view of the sea. Two room is in front of the sea and the other is parking view. All rooms has their own bathrom. Kitchen is fully equiped (microwave, Grill, Oven, Coffe machine) i cannot remember something bad, everything is perfect and you can trust totally in Valerie. We will return as soon as we can. Villa is incredible view. Five of five stars Villa. Dont look for another place in Cancun. Dont waste your time. This villa is for you!!

30 feet from the most beautiful ocean in the world

We have just returned from an idyllic vacation at this wonderful villa.The villa is well kept and very clean. There is nothing between you and the ocean,(a small wall so safe for young kids) ,apart from warm white coral sand . The ocean is warm and the most gorgeous color of blue.At night you can leave the balcony doors open (no bugs, mosquitoes, etc) and fall asleep to the sound of the waves. This is truly a small slice of paradise.Our family have been coming to Cancun since our four boys were small ( the oldest is now 15) and we have never tired of it. The variety of restaurants, ruins, snorkeling, diving, shops, movies...it is all here. This villa allows you to have the amenities of a five star hotel but the flexibility to eat at home if you wish. The owner is very kind and helpful and had some great restaurant suggestions. We will definitely be returning as despite staying at many other villas in this complex, none have been this close to the ocean.

FANTASTIC FAMILY HOLIDAY

Having just returned from a 14-day holiday, wish to express views on our fantastic holiday. We chose this villa after viewing information and finding the owner extremely swift & helpful with any enquiry & finalising the booking. Airport transfers all arranged for us, the holiday was better than we could have hoped for. The villa is fantastic, well equipped with a stuuning location yards from the beach / caribbean sea!! The daily maid service took care of any laundry, minor maint issues remedied within couple of hrs (excellent). The villa is quietly located within a superb all-inclusive resort, with self-catering or extra services available if needed? Cancun is a resort with easy public transport, loads of attractions to visit, 100% safe & friendly and would recommend to all! Be aware, the sea is not ideal for weak swimmers, but brilliant fun with great waves and highly efficient lifeguards ensuring your safety. If you are considering a holiday to Cancun, would highly recommend this villa to all.

Paradise, spottless, well priced PERFECT!

We stayed here for our honeymoon and it was absolutely perfect! The villa itself was very reasonably priced beautifully remodeled and impeccably spotless. By the way, you couldn't as for better views of the turquise sea and white sand. When we entered the villa, the owner was extremely accommodating, gave us great advice on the perfect dining places and had thoughfully left us a giftbasket of champagne and other packaged goodies. I am coming back later next year and will have our annual family reunion here. Thanks!

Location... was great! I would stay again..

The ocean views from the villa are beautiful! Myself and 5 girl friends felt very safe staying at this villa. Sercurity was around but never intrusive. The Villa was comfortable and some what private. When we first arrived the refrigerator was not working and Victor and his crew were VERY good about taking care of it by bringing us a smaller one till ours was repaired. He also was great about answering any question we had. Has far as clean I would say it was satisfactory. My only real complaint would be that the inside of microwave had not been cleaned, nothing we couldn't handle. Captains Cove across the street was a great place! We did a lot of drinking and dancing to a great band. They also had very good food. You have everything you need across the street, Captains Cove, a market for food and liquor, a bank, subway and Mc Donalds. If you want to go downtown shopping it is only 10 mins. away by bus. The bus picks you up in front of the villa for 60 cents or 6.5 pesos and you can get dropped off where ever you want. Everybody treated us like the queens we are! I would definitly stay in this villa again!

will rent again

my family rented for two weeks in May; I found it to be clean, no bugs at all, daily maid did good job; is super location, and hotel amenities are first class (and we are well traveled) I write this in defense of the previous review. I and my family would rent again, would love to own it, and we have and will reccomend to friends. The only draw back is it is not as luxurious as it could and should be. Steps are steep and slick and we had small children, but we were careful; owner is very nice and if previous review was accurate, it has been corrected. It is after all a rental unit, and non-resident owner must know problems to fix them. We have talked to her since our visit, and had NO negative issues to tell her about. RENT THIS If you want great location, nice and clean unit, and resonable price.

Bug Infested Cancun Villa

I paid $2,500.00 to rent this Villa on November 4th-11th. Upon arrival it was infested with bugs, the master bedroom had a bloody pillow on the bed. I complained to the owner and she called me a liar. I met with the cleaning crew 2 days later and it was still infested. It cost me $425.00 a night for another hotel. I refused to stay in this villa. Also bitten by the bugs on my arms and showed it to the manager of the resort as well as (3) hotel employees. The owner is the most unprofessional person I have ever dealt with.

We bought this property in 1996. We are one of the few privately owned beachfront villas located next to the Wyndham Grand Cancun Resort. We are just steps away from the beach. Every morning is like waking up in paradise overlooking the crystal clear turquoise ocean. The white sand never gets hot to your feet and there is always a nice breeze. The ground floor has a beachfront patio and lawn which is great to gather around for breakfast and morning coffee. Each floor has a bedroom with balcony overlooking the gorgeous ocean for some quiet reading and or daydreaming.

We can arrange private transportation to and from the airport as well as stocked groceries for your arrival. Private chefs are also available upon request for an extra charge. We offer free wifi throughout the residence and daily housekeeping except Sundays. The area is very safe with 24/7security guards.
