You are offered a beautiful spacious, two-story, four-bedroom “upside-down” house in Montauk’s most desirable neighborhood, Hither Hills.
The sunny, modern house has partial ocean views, a large backyard, and two wrap-around decks — upstairs and downstairs.
Upside-down houses have the bedrooms on the ground floor and the living area on the second floor, thus offering spectacular views from the living room, kitchen and dining areas – with sunrise greeting you in the morning and sunsets in the evening, including a partial ocean view all times of the day.
Hither Hills is a quiet, rustic, family neighborhood with winding hilly roads and it is the only neighborhood in Montauk with deeded beach rights. That means the beach is never packed, like the town beaches can be.
The house is less than a 5-minute walk to the quiet secluded beach, miles from the public beaches and commercialism of town. It is so close to the beach that it is quicker to walk than to drive. The drive into the town itself takes only 5 minutes.
The upstairs living area – fully paneled in aromatic pinewood – is a 900 square-foot open space with Andersen windows and sliding doors on three sides – east, west and south –offering lots of sun and briny ocean breezes.
A brand-new kitchen renovation was installed upstairs in 2022 and two sparkling new bathrooms modernized the house downstairs in 2020.
Downstairs has four bedrooms:
- a huge master bedroom with a queen mattress and private bathroom
- a guest bedroom with queen bed
- two smaller bedrooms equipped with two twin beds each.
The house sleeps eight.
Sheets, linens, towels and beach towels are all included.
Beach chairs and umbrellas are also provided for your use, as well as a little wagon to wheel the gear to the beach.
Wrap-around decks both upstairs AND downstairs provide hundreds of square feet of leisure space. Lounge chairs are there for relaxing or sunbathing.
Enjoy grilling on the Weber gas grill. An outdoor teakwood dining-set seats eight comfortably.
A café table and chairs are provided in the front upper porch for you to have a snack or enjoy your favorite beverage.
Modern appliances include a Bosch dishwasher, a GE refrigerator, a GE electric range and a large Samsung TV .
A Samsung split air-conditioner in the upstairs living area offers quiet operation and cool temperatures when the non-stop ocean breezes prove insufficient during the heat of the day. In the winter, it also can be used to heat the house.
Downstairs is cooled/heated with central air-conditioning.
There is also a washer/dryer unit, high-speed wi-fi, and cable TV.
An outdoor shower lets you to wash off the sand after a day at the private deeded beach, which is a mere 1000-feet walk down a pretty winding road.
The beach is never crowded and you can play, surf, swim, fish, and cook your meal over an open fire – far removed from the madding crowds of town. Beach chairs and umbrellas provided.
There is a 600 square-foot lawn in the back. The front and sides of the house are landscaped with flowers and shrubs. A driveway provides ample parking for four vehicles.
The neighborhood is quiet and family friendly. You will love the sound of the lapping ocean waves lulling you to sleep at night.

In college, my pals and I would drive out to Montauk for a weekend. Back then it was very quiet.
My first love worked a summer job at nearby Guerney’s Inn and it was in Montauk where we fell in love.
I took my PADI scuba test - and passed - in Montauk’s Fort Pond Bay.
A few years later, a friend let me use his house in Montauk when he was away for a while and that is when I realized what a really great place Montauk is.
So I bought the house in 1993 and enjoy it for myself, renting it out when I take the notion. It is my second home and I treat it with the utmost care and attention. If something needs fixing, I take care of it immediately.

The house I own - 22 Bryan Road - was the first house the first real-estate broker showed me, figuring to show the best first. But I demurred and consulted several brokers who showed me some 51 other houses over a period of two months. I wanted the best and spent a lot of time looking for it.
But it was clear after such an exhaustive search that 22 Bryan Road was the place to own. So I bought the house and have no regrets after 29 fabulous years.
