Located on the top floor (accessed via a flight of exterior stairs), this home features seamless single-level living once inside—perfectly positioned just minutes above Kona’s most famous beaches and surf spots in a peaceful, safe neighborhood.

Step into your fully private backyard sanctuary framed by lush, mature tropical flora. The centerpiece is a custom resort-style, saltwater beach-entry pool—ideal for easy wading with kids or lounging under the sun. Positioned on the elevated Kona hillside, the home is designed to capture refreshing Hawaiian trade winds. Please note that the home does not have air conditioning. Instead, there are ceiling fans and rotating fans in every room, open-air sliding doors, and cool tropical breezes that keep the space comfortable day and night.

Our home is nestled in a quiet residential community where local neighbors take pride in the peaceful environment. To keep the neighborhood serene for everyone, no parties or large gatherings are permitted, and quiet hours are strictly observed in the evenings. We want your Big Island stay to be seamless. Our friendly on-site property manager, Pauly, resides in a completely separate downstairs apartment. He is available to assist with immediate needs or local recommendations while giving you total privacy to enjoy the home and backyard pool. As your host, I am always a quick message away with insider tips to help you experience the best beaches, dining, and hidden gems Kona has to offer!

The house was amazing, exceeded our expectations, it was extremely clean and tidy. We spent most of our time outside in the pool area, I’d say about 80% of the time because it’s such a nice area for family and friends!

Our Hostess & on-site host were very kind & friendly. Nice people always make the experience great. The house was very comfortable with all you need to relax, cook, just live. The location was perfect: central location for Kailua-Kona coastline, as well as for going North & South for site seeing. Love love loved this place. If we’d never left the house, we were in paradise. Beds were comfortable & pool and deck were fabulous.

We absolutely loved our stay at Annie's Hale! The backyard and pool was a great way to relax and unwind after a day of exploring and hiking. We love to cook and this house has a lot of great cooking equipment and a wonderful grill. The beds were comfortable and the house provided such a relaxing environment for our trip. We will come back!

We had a wonderful stay at Annie's place! It was well equipped with everything we needed, including all cooking utensils needed for meal and a beautiful pool/outdoor area to hang out in! There were six of us in our group and there was plenty of space! Being Canadians it was quite hot with no AC, but there were plenty of fans to help keep the place cool! The location was great, close to the beach and must see sights. Highly recommend to anyone staying in Kona! Thank you Annie!

Wonderful stay

A lovely home in a lovely and convenient location. No AC was a little tricky but fans are well placed and very helpful. Easy stay to get around the BI and would highly recommend. Home is well stocked for outings and the pool was such a treat!

Comfortable and Spacious

This house has a beautiful outdoor area with pool, eating and sitting areas, and Weber grill, surrounded by lush tropical plants and trees. The house is roomy with comfy beds, however it could use a bit of updating and maintenance.

Our parents, Mick and Annie, bought this house in 1991. My sister and I grew up in this home and we are incredibly grateful to be able to maintain it as a place that our family can always return to, and a place that visitors can enjoy as well. Our mom, Annie, always said that if we weren’t able to be there enjoying the house, she liked to know that other families could be. She loved to hear the sound of people laughing, BBQing in the backyard, and splashing in the pool. It has always been more than a house- we’ve called it home for over 35 years.

Mom kept the home as her primary residence for many years after my sister and I moved away and our dad passed. Years ago, she converted the garage into a downstairs apartment where she lived happily with her dog, Georgie, and her cat, Blanche. She rented the upstairs as a VRBO for many years, until her recent passing.

Our mom took great joy in being a part of the Kona experience for her guests. She enjoyed sharing her love for Kona and her aloha spirit-whether you were first-time guests or lifelong friends, she treated you the same. Today, my sister Aimee and I oversee operations together as your primary points of contact, and we hope to fill her shoes the best we can. We are here to help make your stay wonderful, make everyone feel like a welcomed guest in our beloved home, and cultivate the love of Kona that our mom did for all those years. That is our mom’s legacy. We hope you love Annie’s Hale as much as we do! ❤️
