THE PROPERTY:
This lovingly restored estate, built in the traditional Istrian style, is located in the municipality of Svetvincenat in Central Istria. The estate’s location is ideal for day trips. You’re close to all the major tourist hotspots yet far from the hustle and bustle of the high season. Thanks to its central location, three different coastal and beach areas are easily accessible.

Many charming little towns are in the immediate vicinity. There you’ll find numerous cafés, restaurants, supermarkets, small picturesque harbours with promenades perfect for strolling, as well as plenty of leisure and excursion options: Vodnjan (8 km), Svetvinčenat (8 km), Fazana (14 km), Pula (20 km), Rovinj (27 km), Premantura Nature Reserve (30 km), Rabac (35 km), Motovun (47 km)

STELLA D'ISTRIA:
The “Stella d’Istria” villa stands on a 9,000-square-meter private property with an olive grove. Both long sides of the property are bordered by equally large, undeveloped plots of land, ensuring wonderful tranquility and absolute privacy.

The villa has approximately 160 square metres of living space spread over two floors and is ideal for 4 adults and 3–4 children or 6 adults.

The house is perfect for 4 adults and 2–4 children (depending on age). The price is for 6 people (each additional person costs €70 per week for bed linens and towels). An extra bed and a cot are available free of charge.

The house features a very large and bright living and dining area with a fireplace on the ground floor. The living area opens onto the garden and pool and also features a covered outdoor terrace with a large dining table and an outdoor kitchen/grill. A fully equipped kitchen also opens onto the dining area, allowing for cosy togetherness while cooking.

There are two bedrooms on the ground floor. One of the two bedrooms is ideal as a children’s room, as it features a bunk bed for 3 people. (Bottom: 160x200; top: 90x200). The room also has a PlayStation. An extra bed or a cot can be added upon request.
The second bedroom has a double bed (160x200). Between the two bedrooms is a large bathroom with a spacious, walk-in shower and a toilet. There is also a guest bathroom on the ground floor.

A beautiful staircase leads to the upper floor, where a large rooftop terrace invites you to relax with a book or enjoy the sunset.
The large bedroom, overlooking the olive grove, features a large double bed (180x200). The bright bathroom, featuring a walk-in shower, bathtub, and toilet, opens directly into the bedroom and offers a great view of the backyard.

Additionally, there is an utility room with storage space, a washing machine, and cleaning supplies.

THE OUTDOOR AREA:
The house is surrounded by a beautifully landscaped and fenced-in garden.
The outdoor area offers everything you need for a relaxing holiday: a swimming pool with a covered lounge area for reading and relaxing, and a pool house with a sauna, bathroom, and outdoor shower.
The property has countless and varied spots where you can relax and retreat. Children can be children here, and parents can unwind.

THE OLIVE GROVE:
Nestled in the middle of the olive grove is the private yoga pavilion. Whether at sunrise, sunset, or even after dark with spotlights, the yoga pavilion offers the perfect setting for yoga practice or other physical activities.

FOR THE KIDS:
In the garden, there’s a swing, a play kitchen, a high-quality ping-pong table, a swing chair, and a volleyball net for the kids.
In the olive grove, there is a giant trampoline for the children and a hanging chair in an old oak tree—in case the children are still too young to play unsupervised.

The rental includes bed linens, towels, and final cleaning.
