Great care has been taken in the design to reflect the colours and textures of the surrounding Pentland Hills Regional Park, throughout the seasons.
In the heart of peaceful countryside yet only half an hour from Edinburgh city centre, the hayloft is in a unique location for your perfect holiday.The hayloft has a double bedroom with en-suite toilet and wash hand basin. There are two bedside tables and a wardrobe and soft Egyptian linen. The twin room has two single beds and a large cupboard for clothes.
The Bathroom has a large bath with centre taps and an over bath shower.
Light streams into the principle living space, which accommodates the Lounge, Kitchen and Dining area. The high ceiling and exposed original timber beams create an impressive and airy space to relax and enjoy views of the Pentland Hills to the South. There is a wood burning stove, which heats the room well in the colder months.
On ground level a separate Laundry Room houses the washing machine, freezer and a molly maid rack for drying clothes and space to store bikes.
There is a small enclosed garden with garden table and chairs for the patio and BBQ for the long summer nights.
You can walk or cycle directly into the Pentlandhills regional park from the Hayloft gate.
Buteland Farm - where the hayloft is located - has the unique advantages of being nestled in the Pentland Hills whilst being only ten miles from Edinburgh city centre.
The surroundings offer peace and tranquility where the local flora and fauna can be enjoyed in abundance.
Our local village of Balerno was established as a centre for paper and flax production, until recent times, using water power from the Water of Leith and many streams running off the Pentland Hills.
The village hosts a farmers market, once a month, where delicious, high quality Scottish produce can be purchased.
There are several pubs and restaurants in the vicinity where you can get a great selection of beers and food. Take away meals are also available.
The village also has a post office and two small supermarkets.
From the doorstep there are many walks and cycles into the Pentland Hills where you can also take a swim in warmer weather.
Getting around
The hayloft is 2.5 miles from the nearest bus stops in Balerno and 3 miles from the rail link at Kirknewton where you can catch a train to Edinburgh, Glasgow and beyond.
Edinburgh airport is a mere 20 minute drive away.
The magnificent Forth Road and Rail bridges are 30 minutes to the North at South Queensferry.
Other things to note
Locally there are sports centres,swimming pool,cinema and Ratho International climbing arena.
We are 1 mile from Kirknewton Stables where many beautiful weddings are hosted.
Jupiter Art land is 2 miles away and host a private and visiting collection of sculpture as well as having stunning grounds.

We bought the derelict Mill house in 1998 and Chris, who has his own architectural practise, sensitively designed and converted the building into a spectacular family home.
The Hayloft was originally used in the early 1900s for ceilidh dances and during the conversion we found an old dancing shoe in the wall head that we took down.
Our children used the hayloft for parties and band practise and now that they have left we decided to convert the space into a 2 bedroomed flat and share this magical area.
We have done most of the renovation ourselves over the last year, providing stylish comfort that we ourselves expect when we go on holiday.
When not building we enjoy socialising with friends, gardening, walking, cycling and water sports. Our garden also takes up a lot of time with growing vegetables and tending to our chickens.

We love the peace in this area, we can walk out of the door and into the hills and escape from the madding crowd, or we can travel into Edinburgh which is 10 miles away.
From the hayloft on a clear day we can see Ben Lomond in the west and often have a view of snow capped hills in the winter.In the summer we get the most fantastic sunsets to the East and clear dark skies at night.

What makes this property unique
We fell in love with this building 20 years ago when it was derelict.
We have left the original beams exposed in the hayloft to give a feeling of space and light and used colour and fabric that reflects the wonderful landscape outside.
