The cottage next door to Topaz will be undergoing work to exterior of building from June until around early August. Scaffolding will be in place so parking will be restricted to alongside the cottage and not opposite as it normally is. Any noise associated with the work should be finished by end of June. Topaz cottage is a Grade II listed late 18th century character cottage in a designated area of outstanding natural beauty situated in a picture postcard setting in the prettiest location in the heart of the village of Sidbury, a 10 minute drive to Sidmouth sea front. In a location down a quiet lane over a Saxon Stoney bridge, with the shallow river Sid running past the row of 3 cottages it makes for a perfect setting to relax and enjoy. With cosy sofas, inglenook fireplace, oak beams, a modern kitchen/dining room, modern bathroom and 2 good size bedrooms with comfortable quality beds the cottage is a perfect getaway for all ages. Unwind in the south facing sun trap garden with a glass of your favourite tipple with your meal. The area surrounding the cottage is spectacular with access to walks woods and fields, the kids will love the river and pond for a spot of paddling or fishing, (wellies required). Enjoy the short and pleasant walk along the river to Sidbury mill or watch the local cricket team just 200 metres across the field from the cottage. The welcoming local pub serving food most days and shop are just a 2 minute walk away. The East Devon way passes the cottage if you are up for some walking. Parking is on the very quiet lane in front of the cottage. Now in our 8th year with HomeAway/VRBO and with over 50 top reviews on VRBO and other well known sites.. The cottage sleeps 4 + cot. Please note that we do provide hand towels but not bath towels, although travellers from abroad can request them at a reasonable additional cost.
The cottage has a carpeted living room with 2 cosy sofas, a Smart freeview TV/DVD and inglenook fireplace with gas burner. The kitchen diner has all modern requirements with modern hob and oven, fridge freezer, microwave, air fryer, slate flooring and dining table to seat 4. Tea coffee biscuits and milk on arrival are provided as well as many more of the kitchen basics. 2 double bedrooms with plenty of storage. Bedroom 1 has Kingsize bed and TV with DVD. Bedroom 2 has 2 single beds and TV with DVD. Leave the bedroom window ajar at night and nod off to the sound of the river Sid trickling by. The cottage has a new modern boiler that will keep you as warm as toast during the colder spells whatever the outside temperature is and a gas wood type burner in the inglenook fireplace. The modern bathroom with shower and bath is situated on the ground floor with all the things a bathroom requires including soaps creams toilet rolls etc. Please note that the living room area and bottom of stairs both have a low beam and may not suit persons over 6ft 2ins if you are a little forgetful, although one strike and you soon adjust. The stairway is shallow with handrails both sides making it easy for young and not so young to negotiate. There are lots of old fashioned games to play, a novelty for the young ones. The cottage has a south facing rear garden mainly to patio area with table and 4 chairs, 2 comfy recliners and a bench seat, a delight to sit and relax at any time of the day or evening.
There are buckets and spades and fishing nets for the kids (and mums and dads) to explore the river pond and Sidmouths rock pools. The cottage is surrounded by open space for children to play and if you get lucky you may spot a Kingfisher, or even an Otter on the river on the lookout for fish.
The availability is generally as follows, 3 night break Friday to Monday, 4 night break Monday to Friday, 7 night break Sat to Sat, Fri to Fri or Mon to Mon. We can offer stays other than these out of the main season or on a late booking arrangement in peak season making us very flexible for your holiday needs. Send in your holiday request no matter what dates you are looking for and we may be able to accommodate. We still offer safe booking for previous guests direct with us, as many do return, which enables us to keep costs down, but you can still book through VRBO should you prefer or you are a new guest. Sorry no pets allowed at the cottage.
The historic Saxon village of Sidbury with Saxon bridge and church is a wonderful location for all ages and interests. The village holds many activities throughout the year including Sidbury fair and fete not forgetting the famous Sidmouth folk festival with a week of music in August. The elegant resort of Sidmouth, with sand and shingle beach is just 3 miles away. There are pleasant walks along the River Sid and nearby Salcombe hills many footpaths afford spectacular sea views. Honitons markets and antique shops and the renowned Donkey Sanctuary are within 6 miles. Justly famous as one of Englands finest destinations, Devon has everything you need for the perfect cottage holiday. The fabulous coastline, stretching from Sidmouth to Plymouth is the main draw here. There are glorious beaches, mysterious estuaries, rugged cliffs and sandy coves to explore, as well as the famous English Riviera. Lyme Regis, Beer, Budleigh Salterton, and Exmouth are all within a short drive.Also taking in the resorts of Torquay, Paignton and Brixham, it offers all the facilities you need for a great seaside cottage holiday. Or if you prefer somewhere quieter , there are the Georgian charms of Sidmouth, or Salcombe. Inland, you can get away from it all in the rugged splendours of Dartmoor National Park or just enjoy the rolling hills and rural delights of the Devon countryside. Make time for a visit to Exeter, the bustling capital of the region, with its cathedral, cobbled streets and wide selection of shops, or step back in time to the Elizabethan age in Totnes with its charming Tudor houses.

Stayed for a total of 10 days, this was my second visit. The cottage is warm and cosy, well equipped, a great base for exploring the whole area and a pleasure to return to at the end of the day.

The host communicated really well. The cottage was comfortable with no lack of equipment and even some basic food stuffs. Perfect for two people. We loved sitting out in the garden too.The only slight criticism was that the cottage smelt a bit damp. Not surprising due to its proximity to a nearby river.
We had a wonderful stay in Topaz-cottage, with a warm welcome of our hosts. You hear the river flowing around the cottage. Everything is cosy in the cottage. Sidbury picturesque and nearby Sidmouth at the coast is wonderful
Well equipped cottage in pretty village, with walks, pub/shop etc in village; very quiet lane & you go to sleep listening to the river flowing by. Everything indoors worked well and hosts generously left condiments, sauces, oils, tea etc for use. Bathroom clean and duvets/ pillows etc of good quality. Really liked East Devon & all in all, had a lovely week here.
Lovely cottage, good location. Really well equipped and comfortable. Couple of lovely winter nights in, playing games and watching movies. We went to Sidmouth, walk on the beach at Dawlish. Bowling in Exmouth on a rainy day, arcade at Paignton and a lovely day in Lyme Regis on the beach. Would also recommend ice-rink at West point if you're staying in December/ early Jan, kids loved it (15 and 11 yo). Would definitely recommend. Friendly emails and communication from the hosts. The booking in process was very straightforward and we were able to access the property as instructed. I had contact with Steve, the proprietor, before our visit and he was very helpful. The cottage was exactly as shown on the photographs so met our expectations. The only concern was the parking opposite cottage as the lane was not very wide. Parking in the village was at a premium with the only alternative parking in a free car park just off the main road opposite the school. The cottage was very homely and comfortable. It had all the facilities we needed to make our stay enjoyable. There was plenty of tourist information available so we were able to make the most of our stay. Also the WiFi reception was good.
I particularly liked the double bed and had really comfortable sleeps during my stay. I can thoroughly recommend this cottage.

Thank you for your great review Kathleen. Yes the lane is fairly narrow and parking is against the grassy bank opposite. It is wide enough though to park and still allow the bin lorries and tractors to pass on the odd occasion.
Our stay at Topaz Cottage was comfortable and relaxing. Beautiful village setting with thatched cottages, local shop and friendly pub. All just a 5 minute drive from the beaches of Sidmouth which were perfect for swimming, canoeing and snorkelling. Turns out thick cottage walls and a river valley location make for a cool, comfortable nights sleep in the midst of an August heatwave! Steve was friendly and helpful and our whole experience was perfect. Thank you!

We have owned the cottage since 2009 and use the cottage whenever we get the chance. Our 5 grandchildren aged from 5 to 15 love visiting the cottage and are always asking when they can visit, they enjoy hanging around the cottage and playing in the river and pond. Why they chose this property
We chose Sidbury mainly because our grandparents and one parent lived in the area, so we passed through Sidbury on our way to Sidmouth on one of our regular trips visiting over many years. We always used to comment on what a lovely village it was, for 37 years in fact, before we were fortunate enough to be able buy Topaz cottage. The cottage and location provide a character of bygone days with all the comfort of modern living. just a 5 minute drive to Sidmouth, or jump on the bus if you prefer. Couples young and not so young will enjoy the peaceful setting, families will love the freedom the area provides and the entertainment the pond and river offers. Perfectly located for exploring East Devon and beyond. The friendly local pub, serving good food and well stocked shop make it a wonderful village to enjoy.
What makes this property unique
A 300 year old cottage with character and charm that you will not want to leave. We have guests that come back year after year and over 80% of guests say that they will return to the cottage at some time, and many do. The garden is south facing and a perfect space to relax and have your meal with a drink or 2 any time of the day. The cottage is cleaned to very high standards and provides lots of extras that you will not find anywhere else.
