It is an upscale 4,100 sq. ft. 3-story townhouse has lots of space for privacy of guests...3 separate living areas and 3 different outdoor areas. The property is situated directly on the beach and features a wealth of amenities. Walk off the large patio with a private swimming pool and onto the beach.

The first floor of the townhouse is open-concept including: bedroom #1 (queen canopy bed and a daybed with twin trundle bed-2 twin beds or can be converted into king bed) and adjoining bath. Fully-equipped kitchen with peninsula counter seating 3 persons , living and dining room (table seats 12) with full entertainment system and 1/2 bath. The living room leads onto the patio.

On the 2nd floor of Casa Familiar there is: master bedroom (bdrm #2) with a king bed & twin bed inside ottoman at foot of king bed, full ensuite bath, dressing room, 55 in flat screen, kitchenette (counter w/sink, microwave drawer, and U-line frig. & freezer w/ ice machine & balcony; bedroom # 3 bedroom with queen bed & daybed w/ trundle (2 twin beds), & ensuite full bath; #4 bedroom with queen bed, full-sized crib, & full ensuite bath; Also located on 2nd floor are: washer & dryer, game room with lg. flat screen & large outdoor living area overlooking the beach.

Third floor: #5 bdrm. 2nd master w/ king bed and ensuite bathroom w/shower; #6 bdrm. 2 twin beds w/ pull-out trundle (3 twin beds) and bathroom with shower located next to bdrm.; kitchenette (sink, microwave, under-counter U-line frig w/ counter for seating; living room with fireplace & lg flatscreen TV; and, sunning area/observatory off of living area.
All bedrooms have adjoining full baths. All 3 level living areas and both (2) master suites have large flat screen TVs.
Property is private and gated on beach side. Bring your laptop; high speed internet is provided.
Because of high demand in the peak season, we only rent weekly from Saturday to Saturday.
If renting January or February, to keep the the pricing at its lowest for Winter Texans, we are only renting the first 2 floors (the 3rd floor will locked off unless you would like to add the 3rd floor at $150/nt extra.

At each booking, all trash cans are provided with 2 liners, 2 paper towels are provided in 1st floor and 3rd floor kitchens, each bathroom is provided with hand soap and the 6 bathrooms with shower and baths have liquid soap dispensers with shampoo, conditioner, and body wash. There is a Little Tyke house with beach pool toys on patio and 4 adirondack chairs are provided for the beach.
There is a 5 day minimum for the following holidays: Easter, Thanksgiving, and Christmas.
3 day minimum for Memorial day and Labor day.

I’m sorry but as of 4-1-2019 VRBO decided to charge only the 6% state portion of the 17% hotel tax and is omitting charge of the other 11%.
I WILL HAVE TO AMEND PAYMENT AND ADD THE REMAINING 11% HOTEL TAX. You will see it as “maintenance fee” bc tax is not an option under rigid template.
Rental of 2-stories has max. 13 persons & 3 stories has max. 18 persons. NO SPRING BREAKERS...only families during spring break.

Presently, I'm a LCSW & a psychiatric APRN but when we purchased Casa Familiar, I was a stay-at-home mom of 9 children, 2 with special needs and foster children. Managing a rental business was a great way to stay at home and work. Technology has made working from anyplace possible.

Why they chose this property

During Thanksgiving week, 1999, my husband & I loaded up our Suburban with our kids and drove for the first time to a beach directly straight south of Kansas City...arriving in South Padre Island 17 hrs. later. After vacationing in Marco Island, FL, the previous year, we found that SPI was much more family friendly. We all fell in love with it. We were able to find a rundown townhouse, which sat directly on the beach and had been on the market for over a yr. so got a great price, renovated it, & named it Casa Familiar. Since then, we've been renting to some wonderful families for as many as 20 years and others who have stayed several times.
Now that our children are getting married and having children, we've expanded by adding a 3rd floor

What makes this property unique

There's nothing like real beachfront living...unfortunately, many property owners claim beachfront but are located across the street or even blocks away. The end of the patio is the seawall & the boardwalk takes you to the beach. You can prepare lunch in the kitchen while watching the kids play on the beach and be within shouting distance when they need to come in.
