House is in a good location in a nice community. neighbors weren't too close. House is spacious. We had 6 adults and 7 kids and had plenty of room. Would stay here again.
Location was good, rooms and house was like described. Although the house was neatly organized, I can’t say same for cleanliness. The mops there were so dirty, that if I had not taken extra cleaning supplies as the overpacked that I am the house floors would have been so dirty through out the stay. The money you have to pay for house you would think that it would include at least basic daily maintenance products but NOPE, you not only have to take your own toilet paper, your own restroom mats so you won’t slip out of shower, your own trash bags, you would also Have to take your own cleaning supplies for daily cleaning for restroom and floors! Maybe even your own mop because the ones there smelled and were dirty that when you cleaned the streaks stayed. The blender didn’t work either and stove was very slow to heat. Maybe needs to get looked at. I did Not bother calling because we had the restroom outside by pool get locked out and they told me that they would be there next morning to open because no one was available Saturday so why bother calling about other things if they can’t even have someone available during their most busy time of year. To me that was the most frustrating that they said they would and didn’t. It is so unprofessional, just like I know that we (who rent) have to do certain things before we leave they should also comply with their part. It was such an inconvenience because everyone had to come inside wet.Everything else in house was good.
We had 14 adults and there was plenty of space for everyone. The beds were comfortable and everyone seemed to have slept well.
Had people staying a couple of places down and on the street behind us who partied until all hours of the night but you didn't seem to hear it as bad inside the house. The only suggestion I would make is to be sure and bring bathroom mats for when you get out of the shower. Thankfully, we had extra towels to use but a mat was something i didnt consider when packing for the trip.
Overall, I would definitely recommend d this place.

Great place
Great place to stay IF you’re floating the river.. The house was a great size to sleep everyone the kitchen had what we needed and the pool was great. Then only negative part I can say is that after paying thousands of dollars I’d expect this place to provide sheets, towels, soap, and toilet paper. They didn’t produce any of those which I have never experienced renting especially if traveling from out of town..
Besides that one complaint overall great place!

The house was very nice.
Upon arrival 2 of our rooms smelled like urine so we decided to wash the blankets.
We had issues with the throughout the weekend with the stove and dryer.
There was a leak in the kitchen sink.
The pool did not seem to be filtering.
Unfortunately we will not be rebooking.
Our family has taken Frio trips for 30 years and love these adventures. The house is beautiful with a layout that is perfect for a large group. Each bedrrom with a full bathroom and outdoor half bath are a necessity with large groups. There isn't as much privacy outdoors as what the pictures show and we could hear folks from adjacent houses late at night. One of our guests slept in a mattress infested with bed bugs and woke up with itchy bites. Notified the property manager as soon as I found out and was told no one had ever complained about that before. The following morning 2 gentlemen showed up inquiring if our guest had been rolling in the grass and wanted to know where the insect bites were! They didn't believe the bed bug infestation until they examined the mattress and confirmed they were there. We were advised to not sleep on that mattress or the one above it to satisfactorily resolve the issue from management perspective.
Lovely property, very clean and short drive to the river.

We met in college in 1995 and have been together ever since. Frio River Resorts was started by Brannon's parents nearly 20 years ago and it has been continuously Hightower-family-owned and operated the entire time, with us buying the business in 2018.
We're local and we live in Concan full-time and enjoy serving as stewards of our community with participation in local boards and volunteer organizations. You've likely seen us on River Road as you leave on Sunday supporting the Concan Volunteer Fire Department in our “Fill The Boot” fundraising campaigns, or out to eat at Neal's or House Pasture.
