Stunning 3 bed/3 bath end-of-row townhome, dip pool, balcony, Disney 9 miles!
Welcome to The Retreat, a beautiful and quiet community with resort amenities including a clubhouse pool, gym and games room, plus only 9 miles to Disney! This beautiful end-of-row townhome has a stylish, luxurious décor with a private splash pool with a fantastic conservation view, a large balcony, 3 bedrooms all with en suite bathrooms and a spacious, open-plan layout.
The open-plan living area has a sofa, armchairs a large flat screen TV and sliding doors out to the pool terrace with conservation views.
The kitchen has granite counter tops, stainless steel appliances and a breakfast area with bar stools. It is fully equipped with a dishwasher, oven/hob, microwave, coffee maker, kettle, toaster, crockery etc.
The dining area seats 6 and is conveniently located next to the kitchen.
Also on the ground level, is an attractive queen bedroom with a flat screen TV and direct access to a bathroom with a shower, sink and WC.
On the upper level you will find the master suite with a king bed, walk-in wardrobe, TV and a private balcony with views over the attractive conservation area. The en suite bathroom is spacious with twin sinks, a shower and WC.
The third bedroom has twin beds, TV and a walk-in wardrobe. The en suite bathroom has a tub/shower, sink and WC.
After a long day at the attractions, you will love heading home to enjoy your own private splash pool! The screened-in pool deck has lovely conservation views. It has a table and chairs set for outdoor dining plus two sun loungers.
The pool has a seating bench and can be heated (optional extra). A pool security fence is also provided for families with small children.
This property has air conditioning throughout, Wifi and free local calls, a high chair and travel cot (pack and play). There is also a laundry closet with a washer, dryer plus ironing equipment. There is a parking space in front of the property. This beautiful home really does have everything you need for an incredible Orlando vacation!
The Retreat is in a great location on the US Hwy 27 and next to US Hwy 192. Conveniently located 9 miles from Disney, there is also golf, shopping and restaurants close by. There is also a 24-hour Wal Mart just a few minutes away. Orlando International Airport is an easy 30-minute drive.
IMPORTANT BOOKING TERMS:
1. The max. occupancy of the home is 6 guests plus 1 baby (under 2 years). This limit MUST NOT be exceeded at ANY TIME and is strictly enforced due to the home insurance and fire regulations. Breaking this limit cancels the reservation, all guests must leave immediately, no refund of any remaining nights given.
2. Only Guests included on the reservation are authorized to be in the home. No external visits from friends or family are permitted, even if this is below the maximum occupancy, unless confirmed in advance with us.
3. Strictly no parties, events or gatherings. The Sheriff has powers to evict all guests from the home for breaking this rule, there will be no refund of any remaining nights.
4. The homeowner does not accept young adult/student groups under the average age of 25.
5. No smoking, vaping or cannabis on the property including the pool deck.
6. No EV charging from the home supply.
7. Resort and community facilities associated with the home are owned and operated by the HOA, any limits or closures are beyond our control.
8. This is a quiet residential community. Please always keep noise at a considerate level, the HOA enforces quiet hours from 10pm - 7am.
9. We do not accept reservations that check-in on December 25th.
CANCELLATION POLICY:
The VRBO cancellation policy applies to all reservations with no exceptions. We strongly recommend that you take out trip insurance. We do not offer refunds for illness, weather, travel issues, bereavement etc, so please take out your own trip coverage.
SUPPLIES PROVIDED:
The home is self-catering. We provide an initial starter pack free of charge to help you on your first night that includes 2 rolls of toilet paper and 1 small soap per bathroom, 1 kitchen paper roll, 3 dishwasher tabs, 1 kitchen sponge, 3 kitchen trash bags and 1 laundry detergent tab. All provisions beyond this are the guest’s responsibility to bring with you/purchase locally. We do not supply additional/unlimited toilet paper, toiletries or cleaning products.
POOL HEAT:
The pool can be heated and is an additional $35 plus tax per day for the minimum of 3 consecutive nights, please book pool heat in advance. If you book after your arrival, the pool takes around 24 hours to get to temperature and there is a $25 call out to come and switch it on for you.
Pool heat is set to 87 degrees (this is not warm to the touch, it is set to keep the chill off the water and raise it from its natural temperature in the 60s). Temperatures cannot be set higher due to sanitary regulations.
We cannot be held responsible for failure of the pool heating equipment or issues caused by weather conditions. During the winter months when temperatures are in the 50s and below, this will affect the ability of the pool heaters to keep the pool to temperature.
Guests will still be charged for the pool heat, as the pool heater will be running, so it is down to the guest to decide if they then wish to cancel their remaining days of pool heat – we must be notified if they wish for us to switch it off. Refunds will be given on any unused days of pool heat. By booking pool heat the guests agree that no compensation will be given due to faulty pool heaters or bad/cold weather.
We suggest guests check the weather forecast for temperatures before their upcoming stay and then cancel pool heat accordingly if they feel it will be too cold.
GRILL HIRE
Due to insurance limitations, the home is not listed as having a grill. If you need a grill, please ask us for the details of a local company where you can book a grill online with them. If you do bring/hire a grill, we ask that it is used at the side of the home on the grass and not on the pool deck as the pool screens are a fire hazard.
