Villa in 2 Acres: Large Heated Private Pool; 360 deg. Stunning Views; Free WIFI
From Casa del Falcetto, the views are nothing short of extraordinary. In every direction, uninterrupted 360‑degree panoramas of the National Park unfold—vast, dramatic, and endlessly captivating. The sense of space and tranquillity is profound, creating an immediate feeling of escape.
Despite its elevated position, the villa offers easy access and generous private parking, with none of the steep drops or precarious edges often associated with hillside properties. Arrival is effortless and reassuring.
Whether you are relaxing in the lounge, enjoying the serenity of the poolside, or stepping out onto one of the Juliet balconies that grace the two principal bedrooms, the views are ever‑changing and deeply atmospheric. Below lie a small local farm and a charming country church, while further afield, perched high on the surrounding hills like an eagle’s eyrie, are the historic fortress villages of Castiglioncello and Pugliano.
At lunchtime, the local bar in Pugliano serves some of the finest pasta in the area—an authentic and much‑loved local secret. Just three miles away, in Reusa, you will find the acclaimed restaurant Spino Fioretti, where a superb weekday lunch—Pranzo del Lavoro—is available Monday to Friday for around €12, including water and wine, offering outstanding value without compromising on quality.
Situated within a protected National Park, the surrounding countryside remains completely unspoilt. It is often said that staying here feels like stepping back in time. A leisurely twenty‑minute drive brings you to Fivizzano, the principal town of the commune, where you can enjoy a coffee and stroll the streets, sometimes encountering only one or two passing cars. The area is rich in rustic yet charming restaurants, and the warmth of the local people is a constant—always ready with a friendly buona sera or buon appetito.
Despite the feeling of seclusion, Casa del Falcetto is by no means isolated. Everyday amenities—including bank, post office, and supermarket—are located in Casola, just a five‑minute drive away. The same easy drive brings you to Pieve San Lorenzo, where free parking allows you to catch the train directly to the exquisite walled Renaissance city of Lucca (approximately one hour, and reasonably priced). From here, travel extends effortlessly to destinations throughout Italy, from Rome to Milan.
The coast is equally accessible. Within one hour by car, you can reach the beautiful beaches of Lerici and Portovenere, as well as the heart of the UNESCO World Heritage Site of the Cinque Terre, with its colourful villages, secluded coves, and dramatic cliffs plunging into the sea. A little further afield lie Santa Margherita, Portofino, Rapallo, and vibrant Viareggio, while inland journeys lead to Parma, famed for its Parmesan cheese and Parma ham—or onward to the incomparable city of Florence. The possibilities are truly endless.

So pleased you all enjoyed yourselves, and agree a visit to Lucca or the coast, particularly the Cinque Terre is a must. Each season we may upgrade the property wherever we see the need, but one thing we cannot improve on is the location and views.
Beautiful villa with absolute privacy! Loved every minute. Amazing view, comfy rooms, great pool and just the lovely sounds of Nature. You feel isolated in the best possible Way - and great eateries and shopping not to far away. A car is essential and you Will need to plan shopping as the roads are for the confident driver and it takes approx 20-30 min. To the nearest supermarked. But if you LOVE relaxing, sunbathing, swimming in the beauty that is Tuscany you Will not be dissapointed! And the hosts are absolutely lovely too. Definitely recommendable!!!

We recently enjoyed 2 weeks at the property and it was exactly as we had hoped - quiet, relaxing and a great getaway from our hectic lives. The road in was not as precarious as others had mentioned and once at the home it’s fantastic. The views are wonderful and all the conveniences one would expect are at your fingertips. We would definitely recommend this property.

Hi Allison,
Thanks for that, and trust you both, and your furry friends, had as enjoyable time as ever, and look forward to seeing you again at some time in the future.
Tony & Linda
We spend wonderful 2 weeks in this beautiful and relaxing house. Tony and Linda are wonderful hosts and have made some small but nice adjustment to the house during the years. We love the outdoor shower, the well maintaned property and the stunnig view with the pool and the mountains. Communication as always uncomplicated.
If you are looking for a peaceful and close to natur place- this it is.
Linda & Tony are gracious hosts and know their villa's surroundings well so all tips were spot on. The villa is beautifully situated with no immediate neighbors so a relaxing stay is guaranteed for those of us looking for peace and quiet. For off-season stays its best to check carefully the restaurant opening times, but plenty good places around. Car with a higher clearance recommended, especially if venturing to smaller back roads.

This home is just wonderful! The house, the views, all of it. If you want a cozy spot with peace and quiet, one with good restaurants around, or a kitchen to try your own Italian cooking in, this is it. And the pool is an added bonus. Tony answered any questions we had and left us some lovely wine. Such a pleasant place to spend a vacation! Was tough to leave!

This property is magical. From the house to the pool very very private to the most amazing view. Well appointed beautiful and clean. Could not fault it. We had the best time there and highly recommend if you want peace and quiet. We went on lots of easily accessible day trips with our car but the train and bus stations are close by if needed. We had some authentic Italian meals in the many restaurants dotted around the district. Can not recommend this place highly enough.

After spending 3 weeks in Casa del Falcetto in 2020 we were very excited if we would love the place again so much. What should I say? We felt like coming home! The house has everything that we need, the pool is lovely and the view is stunning. Linda and Tony are lovely and welcoming hosts given all the current information you need ahead.
Looking forward to 2024!

This was a beautiful property in a beautiful location. We had an issue on the first night with the outside lights not working but we emailed tony and it was sorted the next day by a local couple who look after the property. Although we like rurality we struggled for things like bread as it doesn't keep overnight and we had to be more organised or go out every day. The holiday was fantastic and we would recommend this property.

Lovely private villa
My partner and I had a lovely week-long stay at Casa Falcetto. We wish we had booked another week! It's very relaxing with breathtaking views over the mountains. The villa is well equipped with everything you need - everything has been thought of from a well stocked kitchen, BBQ, pool to insect repellent (not needed during our stay), replacement light bulbs, beach towels and linens, etc. The recommendations provided by the owner of nearby towns and restaurants to visit were much appreciated! We especially enjoyed Spino Fiorito, where we had a traditional, very reasonably priced dinner twice. We will definitely be recommending the villa to family and friends looking for accommodation in Italy and hope to return one day ourselves.

We try very hard to make our holiday home welcoming for all guests and these comments are very warming indeed. The swimming pool is now heated, at no extra cost, making off season visits that much more complete.
First of all, it was a pleasure to communicate with the owner Mr. and Mrs. Perkins. We even received mail with the exact arrival details before the trip and the current situation on site due to the pandemic.
The house and the surroundings are beautiful and exceed the photos. The view of the mountains is breathtaking. It is a very peaceful and quiet place to relax and recharge the batteries. The pool is stunning and we sprend a lot of time swimming with the kids. Everything is well maintained, for example the pool cleaner comes twice a week.
We had an incredibly impressive and relaxing time and would go back anytime.

Thank you so much for your lovely review and it is enough for us to know that you all thoroughly enjoyed yourselves. Please come back any time. Tony & Linda
It was very lovely staying at the beautiful house of Tony and Linda. Views from the House are stunning and the pool is great. The house is perfect for summertime and perfect for exploring Tuscany. With trips to Lucca, Pisa and Cinque Terre.
We came out of season in end september and unfortunately the weather was not great and therefore the house felt a bit small for 5 persons as we were not much outside. However the heating functioned very well. Many of the restaurants in the neighbourhood were closed most days because of the time of year.
The communication with the hosts was great also during the stay and they were very helpful.
The house was very clean, however unfortunately the previous renters didn’t clean the cutlery and dishes very well.

About the host
Hosted by Mrs Linda Perkins
My name is Linda, and together with my two children, Emma and Mark, we are proud owners of this villa, which we lovingly run as a holiday home for guests from all over the world. It is truly a family endeavour, cared for with attention to detail and a deep appreciation for the extraordinary setting in which it stands. Our home is also shared by the next generation of the family—my granddaughter Liana and grandson Harry—and it brings us great joy to welcome guests to a place that has been filled with so many happy memories over the years. We very much hope that you will enjoy your stay and feel as at home here as we do. This beautiful corner of Tuscany is incredibly special to us, and we take great pride in sharing our Tuscan retreat with you.
Why they chose this property
Our journey began rather unexpectedly. After my husband Tony experienced a health scare, we found ourselves searching for a project—something positive to focus on, without any real expectation that it would lead anywhere in particular. That search brought us to Lunigiana, the ancient name for the northernmost corner of Tuscany. As we drove higher into the foothills of the Apuane Mountains, approaching the edges of the National Park, almost every bend in the road revealed either a charming village scene or a breathtaking panoramic view. Eventually, we arrived at the fortress village of Casola, dramatically set on a rocky outcrop, just as you might imagine from a travel book. The surrounding landscape is completely unspoilt, and when we first set eyes on what would become our home—a delightful old barn tucked among vine terraces and olive groves, high on the hillside—we knew, despite our best efforts to remain sensible, that it was “a done deal.” That was in 2004, the year we lovingly converted the barn into our house. Since then, it has been the setting for countless relaxing holidays and happy weeks, both as a couple and with children. Over the years, many of our guests have told us what a truly special place this is—a sentiment we never tire of hearing. More recently, we have continued to enhance the property for guests’ comfort and enjoyment. These improvements include a new kitchen, upgraded outdoor furniture, and a new patio designed for al‑fresco dining, allowing you to fully appreciate the extraordinary views. We have also installed an air‑source heat pump to heat the swimming pool, extending the swimming season, and added an outdoor shower, perfect for both our human guests and their four‑legged companions.
What makes this property unique
Enjoy total peace, quiet and complete privacy—it’s quite something here. Spotting a car on the road across the valley is a rare event, adding to the sense of seclusion and calm. You’ll have exclusive use of a large 10m x 5m heated swimming pool, heated at no extra cost to guests between April and September, and perfectly positioned to offer beautiful views in every direction. The surrounding area is ideal for those who love the outdoors, with lovely countryside tracks right on your doorstep, perfect for peaceful walks and making your own discoveries. If you fancy a change of scene, there is a wonderful choice of places to explore. The coast offers everything from lively resorts such as Viareggio and Rapallo to the elegance and charm of Portovenere and the Cinque Terre, with their stunning coastal scenery. For culture lovers, the great Renaissance cities of Pisa, Florence, and the beautiful, historic Lucca are all within easy reach. A train station just 10 minutes away in Pieve San Lorenzo offers direct services to Lucca, or connections via Aulla for Pisa and Florence. Journey times are typically around one to one and a half hours, making day trips easy and convenient.
